A quiet romantic retreat with floor to ceiling windows, bringing light in and overlooking this idyllic spot. Sandhole Barn is suitable for one couple or two.. All on the Ground Floor:

Spacious and comfortable, the open plan living space has a glass floor to ceiling wall and is bright and cheerful yet with a refined contemporary elegance. The double and twin bedrooms with light coloured wood, soft pale decor and creamy cappuccino linen create the perfect bedtime retreat. An added bonus to this property is the bathroom subtly equipped for guests with mobility problems. In contrast the cottage garden is typically English, secluded, quiet and a little haven of tranquillity for birds and humans alike.
Set back privately within secluded mature gardens lies this charming and peaceful holiday cottage. An immaculately presented detached barn conversion with open plan living across a single level, complete with a crisp hotel finish to also include family entertainment; a selection of reads, dvds and activities for whatever the weather!
Bird lovers and nature enthusiasts will fall in love, many guests delight in the beautiful cottage gardens with the mature fruit trees and exotic flowers that attract the wildlife and if you can bear to be away from the tranquil surroundings why not walk down the road for a visit of Leybourne lakes and natural park, perhaps you’ll be tempted by the kayaking or scuba diving to name just a few of the activities in the local area.
The barn is perfectly positioned to explore the delights across Kent yet also offers incredible access to main routes be it by rail, bus or by car to London and the ports. With the property gaining a ROSE award from VisitEngland 2019 and retaining its 4 star rating from the Quality in Tourism board in 2020. This high standard continues into 2024 with an overall rating of 4 star, and achieving 5 star rating for cleanliness. Lovely secluded spot with excellent road links all directions

Sandhole barn
We rented Sandhole barn as we was doing major renovations on our home and we all found it very comfortable and cosy and felt at home straight away. Being local ourselves Sandhole barn would be a great location for anyone visiting the area as it is ideally situated near all the major roads and some nice local places if you decided that you didn’t want to travel out.

Very quiet spot considering the proximity to the motorway. The gardens are very rustic and we had visits form a pair of jays as well as squirrels.
Well appointed with extras that some owners don’t supply. As well as tea, coffee and milk there were fruit juices, crisps, cakes and a decent quality bottle of wine.
Bedding and towels were provided and loads of extras not every cottage thinks of.
Not much in the way of negatives. As the frost set in at the start of November the storage heaters struggled at times. Access from the dual carriageway was easy in one direction, but coming from Snodland we needed to go to the motorway and come back due to a width restriction off the roundabout in front of the vets at 6’ 6”. Our car is 6’ 8”.

Good location for exploring Kent. Leybourne Lakes only a couple of minutes away which is nice for walks and has a play park for children.
Overall clean and tidy, although when we moved the bed there was quite a bit of dust underneath it. Had everything we needed in terms of equipment.
A nice cottage for a weekend get away.

Great location for exploring N Kent. Close to major roads for access to Rochester, Chatham, Canterbury etc, but in a quiet area with lots of wildlife.
