We had high expectations for Kauai but this was a disappointment. I’ll list the pros and cons:
Pros: good central location in Kapa’a, plenty of parking, beach access but it wasn’t swimmable due to strong waves, bbq grill, small pool
Cons: super soft mattress (although the owner was open to us getting a firmer mattress topper but we didn’t find one in Kauai, overall that old mattress should be replaced), very dusty ( not good for allergies), missing shower door, poor water pressure, broken window screen in bedroom, couldn’t turn on ceiling fan in the living room, kitchen utensils were old, no wine opener or scissors. There’s a crazy homeless woman who harassed us outside in the parking area. We encountered a flash flood and the area flooded heavily to the point where the internet and tv was down. There was no response from management so we had to call spectrum ourselves and schedule a technician visit to restore internet. It’s this last point that earned the place two stars. They never responded to any of the internet issues or checked in that everything was ok. Overall would not recommend this apartment unless they make some maintenance updates and provide better customer service.

Overall I give this one an 8 staff is great location okay noise level 5 Short walk to the beach. View is pretty good. A few things didn't work. Or we're missing. But I was told by the property manager. They are working on those. The central coast is great As far as getting around the island. But the road noise and sirens. Might be a bit much for some. Would we stay here again? Maybe

Enjoyed the lanai, wish the ceiling fan worked in the living room, liked the beach chairs and boogie board. Wish the couch had a pullout bed or need two folding beds instead of the one. Overall had a great time, no serious complaints.

Nice place, clean, cool, close to the beach, very convenient location for someone wanting to explore the entire island. One tiny problem, one of the bedstand lamps was missing the little screw on knob for turning it off and on. It's a very easy fix!

Close to the beach and great location to all sides of the island. Property fit our needs and was fine.

This property was perfect for us! Plenty of space & perfectly located! It’s “nothing fancy” but for the price & the location - it was perfect! Would definitely! Thank you!

Read the other reviews and you will see a similar theme. This unit is in terrible shape. The wallpaper is peeling, the drawers have a strong odor, and the unit is not clean. There is a rusty, non-functional trash can in the kitchen. The last thing you want after a long day outdoors is to return to your gross hotel. Furthermore, you have to provide all your own basic essentials. We had to purchase hand soap, trash bags, and paper towels. Communication with the host was abhorrent and they are extremely rude. We wrote to them asking where we could find extra towels and they replied with: “the laundry room and by washing them.”
Lastly, we slept on the ground using camp mats because the bed unusable. If you plan to bring a family here, there wont be nearly enough room. You will not have much privacy since the two main windows in the kitchen do not close and the blinds are damaged.

I have to admit, a couple of the reviews were very oblique in their criticism, but that does not make up for walking into the kitchen and having your feet stick to the floor; or the popcorn under the couch or even the shower that smelled like a locker room. I don't know what they're using the cleaning fee on, but it wasn't at all clean.
Then there's the pictures; those were clearly taken when the unit was new, because it is in serious need of repair, upkeep and refurbishment. I talking about big chunks of wallpaper peeling off in the bathroom; cabinet doors that won't shut; curtains coming off the rails in the bedroom; both smoke detectors missing (fire code violation); a rusted-out broken garbage can in the kitchen; broken switch on bedside lamp and wine glasses with finger prints and lip marks. Although the air conditioner in the bedroom worked, the A/C in the living room was broken. The management company had put a portable unit in the living room, but it blew hot air out the back and could only be run if the slider was open to vent. The slider to the patio even fell off the rails! The final insult was the WiFi didn't work. I reset the modem, but then the password didn't work. By then I was just done.
First tried to call the number listed for Cleaning & Supply needs - no answer and "mailbox not set up". Then I called the Host, Sarah Corbett, although initially conciliatory, she stated she would send out a cleaning crew; but she couldn't get me off the phone fast enough, to the point of being snippy, when I started listing the maintenance problems and politely requested different accommodations. A short time later, I received a message from her that she had spoken to VRBO and I was to contact them with "documentation".
After speaking to the lovely people at VRBO and sending my pictures, they put us up at a hotel for the rest of our trip. I guess I had enough documentation.
We have used VRBO many times and have never come across such an extreme case of property neglect. It is worth noting that the Host made no attempt to recontact us by phone, and only sent one more brief message wanting to know what we told VRBO.

Great communication with the property manager (Sarah). Apartment was exactly as described with good amenities, including the outdoor grill that we used most evenings, that met out expectations for the nightly rate we paid. Location is perfect for North, South and West activities. We really enjoyed our stay here.

Got what we paid for
Great location and affordable. The place was listed as sleeping 4 but that was a huge stretch. We messaged the host before our trip to make sure there were accommodations for 4 but never received a response to the message. When we arrived, although there were 2 cots for our extra sleepers, there were no sheets, pillow cases, or blankets. When we got in touch with the host we were told to buy the sheets we needed and that we would be reimbursed. So far we have not been reimbursed as promised and the host has not responded to messages.
The place was overall poorly equipped. Lack of blankets meant my kids were cold every night. There was peeling wall paper in the bathroom, cabinet doors that were taped closed but stayed open, and a garbage can that didn’t work and was rusted out on the top. While it was affordable, I would spend the extra money to stay somewhere with a responsive host and adequate sleeping space and ammenities.
