Aashiyana offers two separate dwellings, connected via an indoor entertainment area. With a theatre room, 2x pool/billiard tables, gym area, wine room and bar area, indoor pool and heated spa, you’ll have endless entertainment for everyone.

A private stairwell takes you to the master bedroom, where you will find a parents retreat. Featuring a sprawling room with king bed and sitting area, grand bathroom with salon area, and offers the perfect place to blow off steam - using the private spa overlooking the tennis court. Luscious greenery surrounds the entire property with flowing decks to create seamless indoor/outdoor living. This property features in total 8 bedrooms ( including 3 ensuites) set over the 2 dwellings, 6 full bathrooms, 3 powder rooms and 10+ car parking.

Offering a unique coastal position it's an easy drive just over an hour north of Sydney, Fountaindale is minutes off the Ourimbah M1 exit.

If you're looking for some retail therapy Westfield Tuggerah is only a 17 minute drive away.

Beaches - 20-30 minutes
20-30 minute drive and you will have access to some of the Central Coasts most beautiful beaches such as Shelly Beach, Blue Bay and Toowoon.

Glenworth Valley is the perfect day-trip. It offers horse riding, quad bike riding, Abseiling, Kayaking and more.

NOISE AND BEHAVIOUR
Please note our properties are designed specifically for larger groups, however they are not party houses.

The guests agrees to:

- Have no more than the agreed upon number of occupants at the house.
- Not have any party, event or function
- Please note the 30-year age minimum required on all adult bookings, unless otherwise approved. (We do accept family style bookings, corporate/ retreats and minors are welcome at all our properties)
- The lead guest is responsible for the group conduct – we ask that everyone abides by local laws and rules including conducting themselves in a manner which is not a nuisance to neighbours.
- POOL HOURS: MONDAY - SUNDAY 8AM - 10PM

Noise

- You are welcome to use a speaker ‘UE Boom 3’ size or similar at the property at a reasonable level. We work on a one warning basis, so if there are neighbour complaints, we will ask you to turn this off.
- QUIET HOURS: Between 10pm and 7am, no speaker is permitted between these times.
- DJS are not permitted onsite at any time.
- Security does monitor the property and can be called for an undue noise complaint – please note this is a $250 call out fee each time if they do need to attend.

Please note you will be asked to sign terms and conditions contract at the time of booking. Our noise policy is listed in the property description and if you wish to see the full terms please advise and we can send these through for you.

The property is exactly as described and provided a welcoming stay for our group of 14 adults. It caters for all demographics with loads of options from tennis to chilling in the movie room. All commented on how comfortable the beds / pillows are and would be keen to return. Small observation is that the pool cues do need repair so bring your own like we did to get full use of the billiards table. One of our guests also had an incident which triggered additional cleaning services which was handled well by the property agency. We were extremely happy with our stay and recommend the property highly.

The main house is very opulent and comfortable but the older building, not so good, for example having a kitchen that didn't have much equipment. Visitors should be advised in the description that accessibilty is tricky for people with hip or knee problems, as you can't avoid climbing a lot of stairs. There is no bedroom on the ground floor. Access impossible for wheelchair users and difficult for strollers. There were some problems: the Fisher & Paykel dish drawer was not operational and plate racks were missing from the other one. There was a notice that the blinds near the dining table were not operating, and this makes it uncomfortable to be at the table in the late afternoon when the sun is coming straight into one's eyes. Manually operated blinds would be acceptable in this situation. There were only a couple of teabags of normal tea, more teatowels would be useful (there were none in the other house), and the cues for billiards and pool didn't have tips, so nobody could play. The table tennis net is damaged and the equipment (bats and balls) were poor quality. Kids had a great time with the pool, the theatre and the tennis court. We did have a wonderful time, but the details are important.

Cannot fault the property at all! It looks amazing in the photos but is even better in real life. There is plenty of space for activities, everything was impeccably clean and the location is peaceful and quiet. Beds are super comfortable, we were able to cook for a large group very easily in the kitchen and got to enjoy the pool and spa. I hope I get the chance to stay here again, I have been recommending the property to everyone since leaving. Thanks to the hosts, they were always very responsive and provided us with all the information we needed for our stay.

This place is amazing! We had a large family holiday and this place fit exactly what we were looking for. Space, activities (tennis court, pool etc) and just an amazing atmosphere made it a memorable time away.
