Gather together with friends or family in this spacious Victorian villa which can sleep up to 12 people. Take time to enjoy the outstanding panoramic views across the coastline and over the world-famous golf course of North Berwick. As a pet-friendly property, you can also bring your pet for long walks over the coastal walks of the area.
Set yards off the 18th fairway on the West Links and a minute's walk from the 1st tee the property reveals breathtaking panoramic views that take in the golf course, beach, offshore islands and Fife coast across the water.
In a previous era, it formed the main part of the Pointgarry House Hotel and has hosted golf pros across the decades. The space retains all of its period features, generous room dimensions and quirky charm. This is a cosy yet spacious home that offers the opportunity to relax and mix with your fellow guests in a versatile way that suits your group.
For beach lovers and dog walkers, you can access the beach just a few yards from the back door. Turn left to reveal miles of unspoiled sands towards Fidra Island. Turn right to discover the independent shops, boutiques, bars and restaurants of the High Street, located just a few minutes' walk away. No need for taxis or designated drivers here. Beyond that lies the stunning West Bay Beach and Milsey Bay Beach, Glen Golf Club and many more miles of coastline, waiting for you to explore.
Savour the views from the great vantage point of the sea-facing rooms to watch the golfers tee off at the first hole and take on the tricky eighteenth green.
At the changing of the tides during the exciting weather, waves crash dramatically on the harbour walls. The expansive views from the holiday home provide a warm space to enjoy the show. The accommodation is versatile which makes it ideal for family get-togethers, golfing parties or friendship groups to gather in a beautiful and convenient setting. The main bedroom on the ground floor can be used as a family room and easily takes two single beds along with the super king double.
Hallway
On entering through the front door you catch a glimpse of the Victorian grandeur to come, with high ceilings and calm lighting. A look up the stairs gives a glimpse of the seaweed wallpaper feature wall on the half landing.
The main lounge and two ground floor bedrooms lead off the ground floor hallway. Through another door is the lounge diner which connects to a back door/utility area before you reach a good sized kitchen which has views to the golf course, harbour, town and Bass Rock.
Bedroom 1 ground floor
An impressive and spacious bedroom with ensuite bath and separate shower, relaxing green tones and a super king bed with a view out to the front courtyard garden. A stunning moulded ceiling with Latin inscriptions completes the look. Two additional single beds are available for this space.
Bedroom 2 (or second lounge) ground floor
A striking panelled room painted smoky green with a magnificent feature moulded ceiling. It contains a luxurious double bed, with terrestrial TV, sofa and seating. You can make use of this room as a second lounge or a private space to simply relax on the sofa enjoying the warmth and cosiness provided by the wood-burning stove. Views onto the courtyard garden. W.C. across the hallway and shared use of the shower/W.C. on the first-floor landing.
Bedroom 3
A bright first-floor room with an ensuite bath and shower combination. The bed is a zip and link super-king so can be set up as a large double bed or two full-size twin beds.
Bedroom 4
Prepare to be 'wowed' by the views overlooking the golf course, main beach and west bay. This beautiful and spacious room on the first floor features a double bed and two large linen sofas – perfect for lounging. Wooden shutters with original paint on the inner faces complete the look to give the room a balanced classic and contemporary feel. The shower and W.C. are located just across the first-floor carpeted hallway.

A first-floor twin bedroom is flexible for adults or children to use. This decent size, bright room contains twin beds and has an ensuite shower and W.C. This room has views of the courtyard garden.

A ground floor room with a great view of the west bay. As the dining table is set in the window, you can take in the stunning surroundings as you enjoy your meals. If you are in a larger group and wish to dine together, there is an additional trestle table stored in the utility area which can be set up to seat 12 people with a little rearrangement of the sofas.
There are two large sofas and a wall mounted TV which has an associated NOW TV account. Guests are welcome to use their own firestick or other HDMI devices.
Working shutters also feature in this room with the original paint retained on the inner faces.
Kitchen Diner
The ample kitchen is fully equipped for preparing meals for up to 12 guests and includes a beautiful oversize Bertazzoni oven, 5 gas burner stove, large integrated fridge freezer, dishwasher, washing machine and microwave. There is also an oak dining table that seats up to six people.
Pets
You are welcome to bring one well behaved dog as we understand if your dog is one of the family you will want to bring them! There is a small charge of £30.00 per booking.

We were a group of 8 people. Plenty of room for all of us--very spacious and right on the beach/golf course. Cute town to walk around with plenty of restaurants nearby along with the train station. My only advice would be to have the hot water available all day--the times it was available was a little hard for 8 people needing to shower--we did try to adjust the times but it didn't help with getting hot water for a some of us having to take cold showers.

The town is fantastic and the property is literally at the heart of it. Right on the 18th Fairway. You can't get a better location and the house itself is fantastic for families. Had a very special weekend and would book again for sure.

We were a groupe of 8 golfers and stayed in North Berwick. The house is fantastic from all perspectives, room set-up, clean, well equiped…It is located on the 18th hole of North Berwick golf course with direct access to the golf and beach. A number of restaurants and shops in walking distance. Highly recommandable!
