About this cottage rental
The lounge is lovely and bright has an open fire in a pine surround, two leather settees, colour TV, DVD, video and CD player. There are fabulous views towards the fells from the main bay window and side window. This is a perfect room in which to relax and just look out towards the views.
The dining kitchen is fully fitted and very well equipped with gas hob, electric oven, fridge, freezer, dishwasher microwave, etc, dining table and four chairs and patio doors which lead to the patio area. Off the kitchen there is a utility area with a washing machine and tumble dryer.
There are two very comfortable bedrooms, one double room with a super king size bed, pine furniture, and coordinating fabrics. The front bedroom has an en-suite shower room with shower, WC and wash hand basin. The second bedroom is again well finished and has two single beds and an en-suite bathroom with bath, WC and wash hand basin. Both bedrooms have zip-linked beds which means that either room can be made up as a double or a twin room. If you require a change in configuration of beds. (eg two doubles or two twin rooms) a charge of £15.00 will be made.Towels provided (one bath & one hand towel per person).
This is a lovely, bright bungalow with plenty of space, private parking to the front for up to four cars, a private patio to the side with picnic bench and the most exceptional views towards numerous fells. Rock Lynn is an ideal property where you can escape and relax but within striding distance of the pubs and shop and superb walking from the doorstep. To the back of the bungalow there is a steep grassed area where you can enjoy a panoramic view of the fells.

We had a lovely stay in Rock Lynn. The house was very comfortable had good amenities. It was also in a lovely location with amazing views. We were a bit disappointed with the state of the outside area by the kitchen/utility room. It had a lot of weeds and there were many dead leaves in the lean-to and the barbecue looked quite dirty. The grass was cut weekly which was great but a bit more attention to the patio/stoned area would have been appreciated. It was also a bit disappointing that we had to chase for the linen and towel change - we were expecting it to be done on the middle Saturday but we’re only told when chasing that it would be done on the Sunday. The lack of communication was disappointing.

We had a wonderful and peaceful stay in Rock Lynn. We had everything we needed in a lovely location to many of the Lakes.
The bungalow was lovely and quiet and ideal for travelling to many beautiful areas. The only down side was the garden was steeper then expected for my dogs and elderly parents but this is the only negative.
I wouldn't hesitate to recommend. Thank you.

Fantastic place to stay , views were amazing even on the wet days . Cottage is well equipped and great for a dog , only complaint is the bedroom curtains need to take an eye mask as they let lots of light in.

We thoroughly enjoyed our four night stay at Rock Lynn, a very well presented, comfy and cosy property in a great location with lovely views all around. Comfortable bed and good modern bathrooms and kitchen, well equipped with everything we needed. The outdoor space was also very good and would be great in the warmer weather.

We have stayed in Rock Lynn for many years and it is always a joy to return. Very spacious accommodation with a large double bedroom with ensuite shower, and large twin with access to the main bathroom with shower over bath. The lounge is spacious with 2 large settees and a super smart TV for those quiet nights, with stunning views over the Fells and the Vale of Keswick. Plenty of area for after wet walks, a covered area in the garden for wet dripping clothes, plus a large utility room that also houses the washing machine, dryer and freezer. The kitchen is a good size, with ample space for food preps, with table and chairs offering more stunning views over the Coledale Fells. Ample parking for 2 cars. This is the perfect Lakeland location for a relaxing holiday.

Booked this property very late and price had been reduced to within our budget. Lovely clean, spacious bungalow with superb views. Braithwate is just a short hop to Keswick, great if you use the bus. It's in a quiet location but close to the two pubs and little shop/cafe. Could had done with a TV in the kitchen and a pity the room in the loft was not used. But the place was spotless and had really good bathrooms. We normally try and stay more in the middle of the Lakes but enjoyed our time here and would definitely think about returning.

We have stayed here lots of times over the years and as regular visitors to the Lakes, it's our favourite dog friendly place. It's spacious, full of amenities Inc a great boot room/place to dry the dog and in a perfect location for us! Lovely recently refurbished kitchen and bathrooms too. We've stayed in summer and winter - been lucky enough with good weather to use outside patio and in the winter it is lovely and cosy. Only thing I would mention is that it doesn't have a Smart TV which is unusual these days (hence the loss of one point)Otherwise fantastic place!

We have a wonderful stay at Rock Lynn last week - the property is immaculate and in a great location in a lovely village. There are two great pubs within easy walking distance, a super coffee shop and a well-stocked village shop. The property is lovely inside and out - comfy beds, great kitchen with all appliances and lovely bath/showers - plus fabulous views and an enclosed garden (albeit this is steep!) for the dog. There's also a short walk accessible from the back garden up the steep hill behind too, which had lovely views across the valley. Would definitely recommend this property and we will certainly return!

We have stayed in Rock Lynn many times. It is a lovely property with stunning views. It is clean and comfortable. The village of Braithwaite is peaceful and there are many walks locally. The town of Keswick is a short drive/walk from the house.

The ideal property as a base for walks or just a week's peace and quiet.
Some great walks and strolls from the front door, and we took advantage of its perfect location....and the property was spotlessly clean. All in all, another great week.

Saved by our stay at Rock Lynn.
We had a wonderful stay with our son and Tina. Cracking accomadation and for us the absolute perfect spot to stay. Just far enough from the village centre to be quiet.....but 2 minutes walk to the pub. Just far enough from keswick, but minutes in the car, a little longer on the bus and a happy 40ish minute scenic stroll.
Sat above the cottage on the small seat up the hill every morning enjoying the view and tranquillity. Breaks my heart to think someone may read this and find this little hidden gem that stops us getting our next booking.
It ticked all our boxes.....and put some boxes I hadn't even thought of there.
The Christmas we will never forget was spent at Rock Lynn for all the right reasons. Many thanks to Toshy and the keswick cottages team.

We have stayed at Rock Lynn three times now and plan to return again. It’s a cosy, well equipped cottage with fantastic views and has great walking and cycling opportunities right on the doorstep. The utility room is ideal for when you come back dripping wet, with muddy boots and a muddy dog!

I have stayed in Keswick and Braithwaite in the summer and autumn for the last 10 years with my family. We have stayed in some delightful properties but this was by far the most comfortable, clean and well equipped cottage so far. The views are stunning and it was lovely to have such clear views across the hills.
The kitchen was a great size and was pretty well equipped with everything we needed. Maybe another oven tray? :).
The bathrooms were spotless and stylish and the beds were really comfortable with crisp linen. The size of the bed was immense! I always think the towels are too small but that's personal preference but they were soft and clean.
The only thing that may put people off is the steep (but short) climb up the hill from Braithwaite and the steep driveway. You may struggle if you have poor mobility but it was perfect for us.
The dogs had a lovely time but you wouldn't know it was a doggy house as it was immaculate. There were dog bowls and towels too.
I really can't express how much I enjoyed my week.

Another lovely stay with Keswick Cottages. Rock Lynn was clean, tidy, and well equipped with lovely walks direct from the door, and a pub and shop just down the road in Braithwaite. The driveway and garden are steep and could be a problem if you have mobility issues!

We loved this bungalow which was well equipped to a high standard and very comfortable. Views amazing - and location excellent only a few minutes down to village shop, cafe, pubs. Refurbished bathrooms and a big bath to ease those aching limbs. WFI was excellent and beds were very comfortable. Real fire with plenty of logs available. Would highly recommend this property.

We enjoyed our stay at Rock Lynn very much. Excellent views from the house (we did have lovely weather) which was well-equipped, spacious for 4 guests and in a good location. The beds were very comfortable and the bathrooms were excellent in terms of cleanliness and storage.
It would be helpful to have an extra few mugs and plates but otherwise all good. The outside space is useful and it is nice to have your own hill to climb out of the back door!

Great property in a superb location. Very spacious with excellent kitchen and bathrooms. Lovely garden with amazing views especially when you climb up out the back of the bungalow. I think the lounge could do with a little modernisation and a smart TV. Braithwaite is ideal with a super village shop, great pubs, a bus service and fantastic walks from the door. We also booked a tennis court at the tennis club which had amazing views of skiddaw. We have been to Rock Lynn 4 times and will definitely return.

After staying in a rather tired cottage on our last visit (not with this company) we were really pleased with Rock Lynn. The cottage was fabulous and very comfortable with new modern bathrooms.
It’s in a great spot with amazing views all round. The back garden is enclosed so dog friendly. The owners recommended a walk from the back garden on to a heath and the views on the walk were stunning.
An added bonus was that The Royal Oak pub reopened part way through our week!

We really enjoyed our stay here. Lovely cottage, well equipped and very clean. Also very comfortable, either as a place just to relax in for the day or to come back to after a day out.
Enjoyed the views from the cottage, and from the very short hike up the fell at the back.
Great location for enjoying walks and hikes in the local area and just over a couple of miles walk along country lanes from Derwent water.

A little hidden gem
We arrived to find a spotlessly clean well aired cottage.
We were a bit disappointed that The Royal Oak pub had closed down but found the Coledale Inn very welcoming and friendly, with great food and excellent ales on tap .
The location is stunning and a real dream for people like us who enjoy walking with dogs . There is an unlimited choice of walks from the door.
Even though when we booked the holiday we did not realise that it was half term week, we never found it crowded nor did the standard of facilities available drop.
The cottage itself had every conceivable home comfort and was very well maintained throughout. We felt that to make use of everything on offer we would have needed a much longer stay than the week we had booked.
I would recommend this cottage to everybody and won't hesitate to book it again.

A place to go back to
Rock Lynn is a lovely holiday bungalow, spacious, extremely clean, well equipped and well presented. The views are stunning, the heating is generous and the atmosphere quiet and restful. The oven, washer and tv are easy to use - you don’t spend ages working out how to use them. Love the ample utility room for muddy boots and drying. Beds are so comfy. Been to a few - this is the best.

Very good value, comfortable and clean. Good location one or two maintenance glitches e.g. kitchen tap - easily fixable. Access is very steep which may cause some difficulty for people with limited mobility trying to get to and from the premises without the aid of a vehicle.
