What an extraordinary disappointment. Lovely staff cannot overcome this tired property that desperately needs a facelift. Rooms are small with filthy carpets and old bathroom fixtures. We booked nine months ago but were shunted into a first-floor room facing a wall. Complaints led us to a 4th-floor room but it was no cleaner. My husband could touch the ceiling. The hotel has a marvelous concierge (Akiko Yabushita), but some members of the front-desk team were fake-nice and unhelpful. We checked out early and instead enjoyed four glorious nights at a boutique hotel that was $100 cheaper per night in a room twice the size. For $490 from the Hyatt chain, I expected much much more than this poor property has to offer.

Property is dated. They dedicate a huge space for the bathroom which is a waste. The area around the property has nothing within walking distance. If you look for an isolated area in Kyoto then you will like it. On site restaurants are dead. No one eats on site. It is always empty. They need to update or renovate their carpets and bathrooms to justify the cost. The staff is friendly and helpful . It is 10 minute drive to the major shopping centers. I would not stay here again unless they renovate the property.

Overall, a very pleasant experience from the incredible hospitality to the facilities. 3 dining options within the hotel most nights. There are a few small restaurants within walking distance of less than a kilometer, many within 2 kilometers. There are 3 temples very close by.

Very disorganized hotel and service, everything was described as being overbooked or oversold when in reality upon the availability of tables and services were mostly empty. Their restaurants were constantly acting like they were overbooked or couldn't seat folks (2-3 hours before closing) when they were in fact empty and concierge had acted like all the services had to be booked weeks in advance when upon arrival to a tea ceremony experience we booked, the establishment told us we were the only reservation that day. Additionally all staff had to wear headpieces, which you could tell was frustrating for them because they could not hear what customers were telling them, so you had to deal with constant back and forth. Service charge is included in everything when no service was provided, i lost count at the amount of times i had to run after their teams to ask questions, get my check etc.There are a lot of other grea hotels in Kyoto, highly reco going elsewhere.

The service at this hotel was amazing! From the moment we arrived, everyone made our family feel VIP. Our room was clean and spacious and we enjoyed the room service after a full day of sightseeing. They even gave us tickets to the temple next door and that turned out to be one of the nicest places we visited this trip. Thank you for the wonderful stay. 5 stars!

We had a wonderful 4-night stay at this hotel. The amenities are terrific and the location is excellent. We were able to walk to many sites from the hotel and train/bus service is very close to the hotel as well allowing for convenient access to explore all areas of the city.

We weren’t sure of the property location, but it was easy to take a taxi to all our destinations. Staff was warm and welcoming and helpful. We stayed twice at this property. The first stay our room was in the main building. The second stay we were in the annex. We definitely prefer the main building.

We absolutely loved this hotel and would stay here again without hesitation. The staff was friendly and helpful, the breakfast was outstanding, the shower was one of the best we have experienced. We also enjoyed the Italian restaurant in the hotel. Easy bus access and a short cab ride to Kyoto station. There is a beautiful garden just on the other side of the hotel that was a hidden gem. We hope to come back some day.

Hotel is located in the middle of most attractions but not next to other dining options. An amazing temple is next door. A helpful concierge was able to arrange a Michelin starred omekase on short notice (1-2weeks) which was nice. Rooms are bit tired with carpeting throughout with stains in some areas, also a bit on the smaller side but ok.

Beautiful hotel. Out of the noisy area around the Kyoto station. Good transportation options and options for food outside the hotel. My only concern was that realized I left some items in my room after checking out. When I arrived at my next location, I contacted the hotel and they could not locate them.

The room was very nice but the bathroom was weird. The step up area created an odd super low sinks, could easily touch the ceiling. Also the slight floor difference between the shower area and the sink area you could easily roll an ankle. Also, there were many spiders on the ceiling of the balcony, which also has a low ceiling which makes it easy for an average height person (I'm 5'10") to get spiders in their hair.
