We were in room 7. A double and single. Perfect for us. However, the room was very small, very warm and very noisy. Everytime someone flushed a toilet, ran a tap or had a shower it was super loud. There must be a waste water pipe in the room. Would not recommend

Lovely quiet street. Even sleeping at the front there was beautiful peace and quiet. Room was wonderfully cosy on a cool November night and made you feel welcome.

Leith House isn't for us. Room was tiny and not practical. The bed though was extremely comfortable.

Extremely rude and moody check in lady , pressed the bell upon arrival waited for 20 minutea for someone to come and let us in there is no reception at this property.
The bed was extremely uncomfortable and it was making squeaky noises the flooring in the room was also making noise when walking on it there was a bad smell of cigarette smoke and the hot was not consistent asked for a refund it was denied had to involve my bank to get charge back

We did not have a great experience at this guest house. It all started with our check in. What a mess. It said to ring the bell at the next door over and to wait for someone to service us. Nothing stated how long this would take. We rang the bells (mind you there was two bells, didn't know which to ring, so rang both) and waited, and waited. Nobody showed up. We tried calling the emergency numbers, but those didn't work either. After a quite some time we tried talking to neighbors and one finally helped us out. We were eventually let in, but instead of just apologizing the lady just said she didn't hear any bell, we must not have rung the right one. She continued to push the buttons to show us how it works, and then realized that they didn't actually work very well. Then she proceeded to take our info and gave us the key.
The room itself we small, but mostly clean. Uncomfortable bed. Tiny added bathroom in the room, could barely get on the shower. Parking sucked, as you had to park on the street, but there was not a lot of free space, and if you did manage to get a space, it is paid parking during the day. Most parking on the street is permit parking.
Overall, we did not have a good time at this place. Would not stay again.

The staff did not answer the bell for 30 minutes. Another couple went to a neighbors door who finally let us in and then the property manager said we didn’t ring the bell.

As good as the property was, the room I was given was big and spacious, but it started leaking water right on one of the beds when it rained just about the time I was checking out this morning. Apart from this, it's a fantastic please.

The property is walking distance from the station - 20 minutes. The main, near the accommodation has bars and restaurants. The room was functional and clean. I would stay again.

The Staff were very helpful and friendly, gave us a fan as the room was very hot. Decor is tired and bathroom could do with a revamp. But for the price it was fine for a couple of nights.

I have never been so disgusted at any hotel or guest house as this one.
They were advised my wife was disabled and we were put in the basement using a spiral type staircase. No opening window only skylight dark dingy and very hot and stuffy. The overall condition of this property was in dire need of modernisation. The price is disgusting Your pictures on Expedia's website do NOT GIVE AN HONEST reflection.

Just a quick overnight before heading home to Canada. Well situated close to Tram so we didn't have to fight through the Royal Highland Show masses to get to the airport.

The staff would benefit from being a bit more hospitable. We arrived fifteen minutes earlier with heavy bags and they made it seem like they were doing us a massive favour by letting us check in minutes earlier. Hiked up prices for Taylor Swift. Comfortable but not worth the money.

Only stayed 1 night as stopover. No breakfast or parking but room was clean and comfy, perfect for what was needed for us. Two things I'd ask to fix: shelf in bathroom was falling down and curtains didn't quite cover the window so light crept in bit too early. Other than that it was perfectly nice accommodation, easy check-in and check-out

The room was extremely small and the heat was unbearable. We had to open a window that had no screen on the basement level. There was no sign to hang on the door and someone came in and folded the blankets but didn't take the garbage. Felt like an intrusion. Parking wasn't free until after 530, so we ended up with a parking ticket while we were checking in (100 pounds!) because none of the pay to park options would work for us. We even called the number and it wouldn't register our voice choices! The only thing going for it is it's location. It was clean, but very in need of updates.

Perfect stay in Edinburgh! Easy to check in and out and the hosts are very helpful and accommodating. Great if you need an easily accessible place to stay while touring Edinburgh. Very close to the tram/bus stops and in a quiet neighborhood!

There were a few issues with the property, unfortunately. There was a red stain on the carpet by the bed, the radiator was stuck on high temperature (meaning we had to sleep with the windows open in March), and the room was slightly dirty. Individually would have been ok but all three together made for a disappointing stay. We were told the radiator would be fixed the next day, however it wasn’t. When we spoke to staff they were helpful but were hard to get hold of. Wouldn’t recommend for the price.

A hotel that requires significant updating! No breakfast is served, but there is tea and coffee facilities in the rooms.
Its a little noisy when other guests are coming and going, so be aware.

Everything was great, the service was great. They held my bags for me because we arrived early so we could explore a little. Only thing that was off was the bathroom door didn’t latch or lock. Not a biggie for couples. Also loved the ceiling window in the bathroom! Would stay again!

We were told it was free street parking. There is a charge of £3/hour for a maximum of 4 hours. You then have to move your car from the area for at least one hour before returning. This restricts the time for site seeing!

The location is very easy to reach just walking from the city centre. The street was quite and I feel safe even by myself. Very small but cute room: loved it!
