Lovely stay at No 11. We were staying here between a train journey and a flight - the hotel is easily walkable from the station and there is a tram stop to the airport nearby. Our room was in the second floor which was a problem as we had a heavy case and there is no lift - the fellow at reception insisted on carrying it up for us though which was above and beyond. The room was small but well appointed. We had a walk nearby and there are lots of nice bars and restaurants on the Leith walk. The tram is also easy to get to and takes you all over the city. Would recommend the hotel and, again, thank you to the guy who lugged our luggage up two flights.

Nice hotel with a bit of a boutique feel. Stayed in a large room that was nicely decorated and newly renovated. Friendly staff and cozy atmosphere. Quiet neighborhood.

The images provided by the hotel appear to be very well presented and are obviously tailored to attract customers but in reality, arriving at the hotel was a real disappointment. The building is run down, the decor is tired and the room r minded me of an old student flat I used to rent that was in dire need of modernisation but had been given a few tweaks like fresh linen to make it look more appealing. Things like peeling and stained paint, old, tired windows, cracks in the walls, stained and marked carpets, the smell of dust when the heating turned on, loose floorboards underneath the carpets and a bathroom that was so small you could have a shower and take a pee in the toilet at the same time made me wish I had booked somewhere else.

Lovely, characterful boutique hotel in a leafy and quiet area. Parking outside was really easy and free on a Sunday.
Some of the decor could do with a little bit of a touch up but the room was spacious, warm and clean.

It's a lovely hotel with a nice and friendly staff. And don't forget their great restaurant in the evening, nice breakfast as well. It was the fifth time I staying here...and I will be back

The hotel was nice but for the price, the treatment of the staff overall was arrogant and sub-par. Hotel room itself was beautiful but the amenities were sparse. It's a nice hotel but I wouldn't pay what I paid again to be treated with condescension as my friend and I were.

Only one night stay whilst attending the Tattoo but hotel is conveniently located away from the busy Princes Street but still walkable. Friendly staff. Breakfast was excellent. Has a restaurant and a bar. Would definitely stay again.

Lovely hotel. Receotion staff sorry i cant remember her name but she was lovely, she took us for a wee toue round and ohoned a taxinfornus when we were heading out. Our room was lovely with a huge window. The bed was extremely comfy! Loved the special touches of a bottle of water and tunocks tea cakes! Great hot shower.
Breakfast was lovely, plenty on the menu! Only criticism was the service at breakfast wasnt 100% as we had to ask for cutlery and top ups of coffee and the toast came after we had finished our breakfast. The food was good quailty. Over all would definitely recommend and would say again!

This hotel was a lovely experience, even just for one night. The space is beautifully decorated, and you could really feel the history in the building. We stayed in a junior suite, and particularly enjoyed the comfortable bed and garden-level windows. The staff was very helpful, and held our bags after checkout for a few hours so we could get some sight-seeing in. I would definitely stay there again!

Hotel 11 was wonderful for our night there. I would love to stay longer if I am ever back in Edinburgh. The staff was just lovely. Hotel is beautiful, spotless, and the scent of the hotel, the room. and the linens, was just wonderful. Rarely do hotel linens have a scent, but these do, and the entire hotel did as well. Please note, there is no AC, so if travelling in the warm summer, keep that in mind. No traffic, so even with the windows open, we didn't hear a thing. 5* for sure. Thank you.

We got to the hotel early and they allowed us to check in early which was great after an over night flight. We had a room in the 3rd floor, it was spacious and clean. Couldn’t have asked for a better room. The restaurant on the first floor was closed for dinner that night but we were able to enjoy a great breakfast the next morning. Will be booking with them next time I visit Edinburgh.

Lovely period features in the property. Swift check in, was able to leave our bags on the last day before our journey home. Comfortable room and good shower.
With it being an older building we did hear noise from outside the room, conversations did travel up the staircase and doors were often closed loudly. Managed to get back to sleep though. Would stay again as great location to explore.

Room was very nice.There was a tray of dirty food dishes outside the door when we arrived which was still there the next morning.Shower temperature was only luke warm even at its hottest setting.Overall it was ok

What a beautiful hotel! Every room is absolutely gorgeous. The food is delicious and the staff is so kind. 3 days was not long enough!

Suite was absolutely fine, not outstanding.
Arrived at 7pm, old reception we’d be eating in the Brasserie after a long day travelling.
Came to the restaurant after checking in, showering and changing at 8.25pm to be told the chef wasn’t taking any more orders after 8.20pm.
What a great advert that is for Edinburgh as an international tourist destination.
After promising to order quickly and only have starters, we were allowed into the Brasserie.
Then to cap everything both the scallops and calamari were overcooked. School boy error.
Would I go back? Mmm.

We were welcomed by a very smiley receptionist which made us feel very welcoming. Stopped in the georgian suite which was really spaceious, bed was amazing. The bathroom was nice and big with free standing bath and walk in shower. Full english breakfast was really nice. Location was in perfect.place. really nice stop would stop again. All the staff were pleasent. Thankyou

Just a one night stay. Was in room 9 which was very spacious. Nicely decorated and very clean. My only suggestion would be to possibly put a fridge in the room,

No 11 is a charming hotel with great service. The staff is small, helpful and very friendly. The dinners I had at the Brasserie Restaurant are possibly the best I have ever had. As someone said, "Michelin quality without the Michelin price".
