This is a very rustic property in a mountain town. You wouldn’t expect a super modern property here , so it is ok. Overall it was clean, safe, and functional.

This property did not meet our expectations. It was chilly when we arrived. The furnace was not working and the space heater provided did not work. It was difficult to contact the staff. Staff provided a working space heater, but it took nearly 24 hours to make the cabin comfortable. There was no lighter for the gas stove. The frying pan was deeply scratched and too small for our needs. We ended up eating out our first night. There was no adequate pot with lid to make hot cereal for three people. The light over the stove did not work. All the outlets were very high, making it difficult to charge devices. The beds were comfortable and there was enough bedding. We made do. It wasn't terrible.

a group of 6 college students were doing the colorado trail and this was the a check in point. They upgraded the cabin for free and allowed us to check early as the kids got in earlier than expected. I would definitely recommend the Texan.

The property location is amazing. The cabin we stayed in was very rustic, poorly lit. , and not all appliances worked. The larger cabins were updated with modern appliances and were very spacious and nice. Visitors are expected to clean and empty the trash when leaving.

We were greeted as soon as we pulled on to the property by a woman, presumably the owner. She quickly dispatched maintenance to repair the broken step to our cabin. The bathroom toilet was filthy and would.not flush, the plunger was broken too! But again, the owner quickly dispatched housekeeping to rectify. It was an old cabin, but other than the toilet, the cleanliness was acceptable. We both felt it was priced above where it should be.

Cons: A rat ate the bread I had left on the table. The refrigerator froze my fresh food. The door didn’t lock from the inside. Cobwebs in the corners of the rooms. The water tasted awful so buy from the store and bring in.
Pros: Quiet community. Close to the river. All 4 of us had really warm showers which made us very happy.

The site was wrong! Stated they had cable tv when we got there found out they no longer had cable tv. That was the only reason we booked the cabin was to watch the Stanley cup but that was just the start! The heater was out of propane, refrigerator didn't work, stove and oven didn't work, no hot water and fire alarm was not hooked up.
It was not in any shape to rent and the price was way to high for the accommodations we received. Beware do not rent!!!

It was cold when we got to the cabin. Juanita was great at getting us extra blankets and a space heater to warm the cabin up. It was super cozy. We wish we could have stay a week. Awesome little place to stay will be going back and staying a little longer. Absolutely love this place.

Do not stay at this property. Although there might be some newer, nicer cabins, there are some terrible ones. The bad ones are in serious need of upgrading/remodeling. Much of the complex looks like a run down trailer park. The cabin we were given had to be 100 years old with no updates. There was a an old mobile home sitting right next to it. It was dirty, dark, and dank. Everything inside was old and run down. This place was below our minimum requirements, so we abandoned the place and went and found a much nicer place elsewhere. Do yourself a favor and look somewhere else.

This property reminds me of a ratty trailer park. The particular cabin we rented was dark and dank. The bathroom looks like it came out of the 1950s. I rarely abandon a property, but I did this one because it was under my minimum requirements for a nice place to stay. Old bedspread, floor felt dirty, spiderwebs. there might be some nice cabins in this complex, but number 1 sure wasn’t one of them. The pictures on the property look nothing like the cabin we got. A total misrepresentation.

When we arrived at 3pm, the office was closed; a video screen on the office door told us to go to the reserved cabin and find the key inside. Indeed the door was unlocked, but another guest’s belongings were inside. After some time, we found an employee who advised us we had been moved to another cabin. We found that cabin to be in less-than-promised condition. The floors had not been swept and there were no towels or toiletries. The cabins are “rustic” and not well maintained.
To add to the insult, we received a phone call and text from the owner at about midnight letting us know about the room change - as if he expected we were waiting 9 hours for this information. Altogether a disappointing experience.

Such a great place! My mom and I stayed to hike Wetterhorn peak. Beautiful property right next to the river and very close to the town. The decor is so cute and we love that each cabin is themed differently. We love the Texan!

A rain and hail storm arrived at the same time we did. Cody helped us find our cabin and unloaded our luggage in the middle of the storm. Then brought a bag of ice and helped us figure out the TV, which did not want to work. We were very happy with the cabin, although some coffee and Kleenex would have been nice.

The cabin I stayed in was in serious need of updating and cleaning. It could be worse but I was not comfortable because of the condition. Absolutely not worth the price I paid.

Location was nice. Had a place for trailers to be parked. Had 3 spiders inside the cabin and mouse poop. Beds were poor. Could overlook some dirt but need better beds.

This was a jeep club trip, I received email advising me of my cabin. I arrived to find the cabin was occupied. Walked in on a guy cooking in what I thought was my cabin. Nobody was available in the office, called the number, rcvd a text, eventually was told I’m in a different cabin.
Found this cabin the door lock was broken. Couldn’t lock the door. This same miscommunication seemed rampant as others in my group had similar experiences on this trip. Even had other guest walk into our cabin at 11:30pm, folks who were late arrivals not in our group complete strangers. they had also received incorrect emails just like we did.
There are much nicer places for much less money available in the same town. This place needs a lot of work for the price they charge and they certainly need better management.
I will never return to this establishment.

It was very dirty &bedroom door was falling off. Only one hinge attached…one not attached had rusty screws dangerous as could scratch your legs etc. tetanus shot? no cupboard doors on bottom cupboards & I wouldn’t use anything as it was all filthy. Microwave dirty…everything dusty. Cobwebs & dead bugs! Flattest pillows ever experienced.

Arrived at the property to find no one at the office for check in and a list of names assigned to cabins for you to just go occupy. The cabin I reserved was not the one I was assigned. Upon entering the property there were OHVs speeding around and making a lot of noise. When finding our cabin it was a shack with a heavy cigarette smell inside. No curtains on the door window where the neighbor was sitting on the porch playing loud music looking right into the cabin. The walls were paper thin and we could hear everything outside not even an air conditioner to make noise to cover it up. The bathroom wall had a hole in it and the table in the kitchen seemed like it was about to collapse. I walk back to the office to contact someone to find a truck and worker there who said that some one spent the winter in the cabin and was a smoker. We wanted to find other accomodations but the one that handles that was not there. It was getting late so we had to find other arrangements to stay somewhere else.

Nice location on the river. Don't expect a quite place or you will be very disappointed. A lot of people who stay in Texan bring their ATVs and they will wake you up at 6am

Overall, our stay was good. We had a little hiccup after checking in but Matt and Arlen handled it immediately. The cabins are rustic, which we are happy with. The downside is that the pillows and mattresses are rustic too, meaning they are in desperate need of replacement. The most important part of paying for a nights stay, in my opinion, is the bed comfort. This place did not have that.
Overall cleanliness was lacking especially around the property. We were told to take our own trash out, which is fine except that if I were the owner of the property, I would never let a guest see the trash situation. A simple chain link cage littered completely with trash and “recycling” that clearly hadn’t been emptied in some time, and doesn’t keep rodents out. Mostly, this struck me as a disservice to the local wildlife and outdoor experience I expected in lake city. It is probably even a violation that The game warden would like to handle.
Also, don’t count on the advertised WiFi as it doesn’t work.
Overall, I don’t recommend the Texan Resort for the amount of money they are charging.

The cabins are nice and roomy. It was very problematic to find the office and then not have anyone in the office to check us in. There was a major problem with a cabin mix up even after I was checked in. I really like the place and I try to be understanding but when I check in I feel that is where we should be and not changed. Also knowing it is fall I was somewhat accepting of the additional visitor of a mouse but some might not understand as well as I and My roommate.
