Roy's supermarket claims to be the "largest village supermarket in the World". Visit the gift and souvenir shops. Go on the Bure Valley Steam Railway for a nostalgic trip to Aylsham. When you've had enough, back to the cottage to sit outside and simply watch the entertainment of all the boats passing by and trying to negotiate the notoriously low bridge. As the evening comes in enjoy the view of the lights on the opposite river bank glistening off the water.
Don't forget, you're home-from-home. So sit back and watch your favourite programmes on your 32' TV / DVD (Freeview). At the end of the day enjoy a nice shower in the recently (2020 season) refurbished bathroom. All hot water and electric is now included in the price. Beds will be made up with clean linen for your arrival, and each guest is provided with a hand and bath towel.
The cottage is available all year round for family holidays and fishing breaks, and so is also well equipped for the colder winter days. The spacious entrance porch / cloakroom is ideal for storing wet fishing tackle or boating gear.

Prpoerty was ideally situated close to town, with exceptional views of the river. The property was clean, comfortable and tidy if a little dated. However this did not spoil a wonderful break in lovely Wroxham

The property generally needs updating, kitchen, shower, and furnishings in particular. But the property has fantastic views

The location of the property is first class although the general appearance & interior leaves a lot to be desired, I don’t think it’s been refurbished since the 70s on the first day my husband sat in one of the chairs & a leg broke, the settee wasn’t comfortable at all as it was a bed settee which was like sitting on the floor! The bed had springs sticking out of it, the plastic bath/shower mat was mouldy, etc etc, this cottage has so much potential but alas the owner isn’t prepared to update the fixtures & fittings, what a shame. All in all we were very disappointed!!

Property was great, kitchen had lots of pots/pans etc. Was very clean. Had a most enjoyable stay there

Great location , small 2 bed cottage , well equipped. Basic decoration but everything you need.

We loved the location of this cottage and views out of the window. It was also very clean.
The biggest disadvantage for us was just that it felt a bit cramped and the downstairs furniture was not comfortable.
If you want great views and love fishing this is certainly the cottage for you. If you are that bit older like us we would like bit more comfort.

Superb location. Bog standard inside. Anytime you moved upstairs the upstairs creaked. Including taking a shower it even creaked in the shower. Pet hairballs up the stairs. We had no hot water for the week because we didn't know where or how to turn it on. All this didn't spoil our time there. We had a great week

A little bit smaller than expected. it would be a bit of a struggle for four adults. Some reviews say it needs decorating and updating but actually it was probably that the furniture was a bit mismatched, not that it bothered us. Slightly musty in the main bedroom.
None of the above spoiled the wonderful time that we had. An easy walk to the town centre, right on the busy river, fishing on the doorstep. We would definately visit again.

Property is very well situated on the riverside with excellent views of river life.

The property was in a prime location but could do with a good paint and upgrade of furniture and just small things like kitchen taps need renewing and perhaps a small welcome pack such things make the average property good

This was a lovely apartment right by the river and close enough to walk to shops, bars, etc.
It's not massive but had everything we needed and there were lovely views from all windows.

The property is in prime location in Wroxham but is both dated in need of a thorough deep clean. In spite of Covid, there are still lots of dusty ornaments on display with the potential to house germs. Cushions were soiled. Skirting boards, chair backs. socket outlets and cupboard tops were covered in grime. Outside verandah had not been swept, birds muck could be seen on wooden seats and cobwebs on the ceiling. I contacted the owner who responded by saying that there was not a problem because the previous guests had not complained (shades of Basil Fawlty here). The manager of the cleaning company visited and was sympathetic but advised that the owner would not sanction a full clean and would only pay for a 2 hour turnaround.

Lovely surroundings & good base to tour from. Some things not quite as described, but great stay nonetheless!

Excellent location, cottage is small but adequate. Kitchen could do with updating and cleanliness and thoroughness of cleaning company could do with improvement. Otherwise had a lovely stay. Perfect location to visit Wroxham and surrounding area.
4.1
Location and proximity to Wroxham amenities are excellent. The cottage itself is a good size but we felt that most of the fixtures, fittings and furnishings were in need of updating/replacing. WiFi is virtually non-existent and the TV is constantly pixellating on certain channels. We didn't like the attitude of the person in charge of the cleaning company who was adamant we couldn't check in until 4.00pm even though the property was ready at 2.15pm.

All OK apart from cleanliness was not great, apart from that all good thank you
