It looks better from outside than inside.
The place needs some proper TLC, rooms are quite dated with stains on furniture and table so chipped that it felt it’s been picked from the dump.
Lumpy pillows need replacing.
In overall - pretty average stay for quite a pricey room.

I booked this break for my wife's big birthday. We stayed for 2 nights on B&B basis. The hotel looked very festive when we arrived as all the Christmas trees had been put up and decorated. The reception area looked lovely.
We had a quick, smooth check-in and were advised of opening times for dining and the spa facility.
We made our way to our room and noticed that the carpets on the stairs seemed quite dirty. Our room had a few cobwebs from the lamp shades but they could have appeared since the room was last cleaned. Although the room was comfortable, its furniture was a bit tired-looking and would have benefitted from an update. The bathroom was spotless though and everything was working.
There was a good selection of food at breakfast and evening dinner had plenty of choice and was well presented and delicious.
The spa facilities were well-maintained and very enjoyable to use, although we had to look for someone to give us towels as there was no staff behind the desk. It seemed that at one time, either 2 staff were present or no staff present! The treatments we wife had booked with Lily were very enjoyable and really made her birthday.
We noticed when we checked out on Saturday that the same crisps that were present on the stairs when we arrived on Thursday were still there on Saturday, so the stairs area definitely needed some attention, although this didn't affect our break.

I stayed here 14 and 12 months ago, in different rooms. Again the BBC 1 HD channel still has no volume and mobile phone coverage in the hotel and grounds is almost nonexistent.

Have stayed many times at Sprowston Manor over last 5yrs due to location, close to our family, it is dated-particularly in the bedrooms. You no longer have your bedroom serviced or bed made unless you specifically ask for it, then it a “quick flick”! Spa facilities average but functional. Breakfast average and all self service.

Booked a standard double room and it was a sizeable room, which had a 2 seater sofa, armchair and coffee table. The bed was a super king size and very comfortable. Large TV and the bathroom was a good size and more importantly- mold free!
Not so good, the furniture appeared aged and some of the decor showed a bit of age. The restaurant didn’t offer a great deal of choice.
Overall, a comfortable stay and would book again.

Hotel was a little dated but I loved my stay! Pool was fab, bed was huge and comfortable, lovely area, fab breakfast (book when you arrive as much cheaper than on here). Looking forward to my next stay.

Check in was quick and easy and the receptionist answered all of our questions. We discovered that we had been upgraded to a suite which was lovely. It was very well appointed although there were some areas that needed attention (dirty curtains and black mold on the bathroom ceiling). However the towels and bed linen were all clean and we appreciated the sitting area and coffee machine.
Dinner was a little disappointing as there were only 4 choices on the menu and one wasn’t available. There were also some burgers that could be ordered from the lounge menu but that isn’t really what you expect for dinner in a hotel of this calibre.
However we did enjoy the food we ordered and prices were reasonable.
Breakfast was very nice but more fresh fruit and some ‘proper’ bread would have been nice. I also prefer a cooked breakfast made to order with a variety of eggs available (and maybe some smoked salmon too!).
The leisure club was small but nice enough for a short stay.
We definitely left feeling more relaxed than when we arrived so our stay certainly fulfilled its purpose!

Hotel is so run down, had to change rooms due to broken mattress and sparsity of a room advertised at £120 a night. Pool and hot tub run down / broken. Reception staff helpful but run off their feet due to people complaining and lack of staff. Breakfast was cold and unwelcoming. Really disappointing.

Justo be very nice hotel. Now - unacceptable dirty. Bathrooms really bad. First night even my bed sheets and cover didn’t been changed. Just after I completed- they fixed bed but bathroom was still left
Next day was different room. Bathroom the same and my last day - different room - the same issues. Shocking.
Manager didn’t care too, room didn’t swap on first night and second evening when I seen manager - I told when would like to talk- answe was “I’m busy, see you later” after about 2,5 h waiting no one come to see me. I was in hotel with my colleague and it’s was embarrassing stay! Never again

Excellent business stop over for two nights, very amenable staff, courteous, polite and helpful. Limited dinning options, but nonetheless very enjoyable, excellent location and facilities, will be back.

Want happy about the bar area. One of the female members of staff was very rude to my wife we she wasn’t with me. The night ended it tears. It was completely uncalled for. Toilet in the room had mild around the rim made me feel a bit sick while in the bath trying to relax. Nice cub. Let down by the staff at the bar as and we’re only in there for 5 minutes getting a jug of water and ice as the room was rather warm

On arrival we were told by Reception staff that no breakfasts were included in our booking. We had to contact Hotels.com and send them a screenshot of the original booking form before the hotel would honour the contract. It appears that Hotels.com had not communicated the breakfast included option.
Our room was not cleaned after day one: the Reception staff said that room cleaning was now an option which has to be requested. After hundreds of stays all over the world, that news was a first for us.
The hotel was super, with great amenities. Apart from the above niggles, we’d recommend the hotel to others.

The food in the restaurant was poor. Only 4 choices of main and 2 were burgers! Cheap standard of food and couldn’t eat it

First time using this hotel, it didn’t disappoint. Had a suite as part of an upgrade. Most welcome especially when you want to work. Highly recommend.

Bit dated, clean but dated. On check in we asked about the Spa and dinner to which we were told it’s all on the leaflet with our key which wasn’t that welcoming. Menu in ‘restaurant’ lamentable for somewhere that professes to be a Spa destination. Wine list was reasonably priced and wines were good. Had a cheese board as dessert and was the worst I have ever had. A slither of the mildest cheddar ever, two of an under ripe Brie and not even a complete slice of Stilton with three Jacob’s Cream Crackers and some catering pickle. Spa area ok but again dated, make sure you take a pound coin because I was going to charged a pound for a token to use a locker when the previous evening the staff were giving them out. I suspect a racket going on there. Had a room at the Golf clubhouse end which with the gravel drive became very noisy at 7am this morning. Not the best, won’t stay there again.

I have limited mobility. The disabled parking spaces were always occupied. There was a power cut on my last morning: NO ONE bothered to check on me. I climbed down the stairs, unaided, straining my back. I tried calling the hotel, hoping they had a power-out landline. Nothing.
The room was clean but worn-out. Horrible bed with a cheap mattress topper. Slow, spotty wi-fi. Major and noisy weekend event that meant little sleep because the windows were open because of the heat.
Reception staff were arrogant and indifferent. They explained they "must" have emergency procedures to check on disabled guests, but couldn't confirm any processes. My one meal was so poor I ate at Dunston Hall every day. Terrible experience. I am moving to Norwich and will never go near Sprowston Manor again.

Despite looking grand from the outside, this is not up to Manor House hotel standards. The hotel is very tired. The room was full of damaged furniture and peeling wallpaper.
The evening receptionist was curt and not particularly helpful.
Two broken coffee machines at breakfast, and despite being one of the early customers for breakfast, some of it was already getting cold.
I’d recommend paying a bit more and staying at Dunston Hall.

I rarely complain, but had one of the worse nights sleep I can remember for a hotel stay, due to the constant drone of an air conditioning unit (or similar kit) located close to the room's window. Very disappointing for this price point.

We arrived at the hotel to late to use the facilities like the pool and gym due to traffic problems. We booked a superior suite which was only £134 for one night and good value for money. The following morning we had to be away early so we did not have breakfast. The hotel was immaculate and staff very helpful. We will be back and hopefully get to use the facilities.

I haven’t visited this property for a couple of years and standards have definitely slipped. The hotel seemed shabby and unkempt compared to previous visits.
The pool, spa and golf facilities still seemed good but the restaurant experience wasn’t great and we only had one pillow each (apparently new policy) and had to ask for extras. Still okay but nothing memorable. If not for the pool I would stay in a premier inn.

The long drive way gives you an expectation that it is quite fancy , and the lobby is just that. Booking through hotels.com we found out we we're put in a buget room with no window. We could have been moved but the window was so tiny it wouldnt have made a difference. On the plus side.we did have air conditioning. Bed we super hard and we both didn't sleep well and woke with sore backs. Also you could tell that there had been a dog in that room at some point. Dog hair was found. Over.all its a family hotel, lots of families enjoying the.pool and what not. So if you have a family it might be your cup of tea. Are stay for 1 night was satisfactory but wont be staying agian.

The evening meal was very poor, our bed room needed a deep clean very dusty, however the bathroom was spot on.. paying £140 a day, I would have expected our bed to be made, bin emptied, tea coffee etc replenished. But no, housekeeping is every 3 days.😤

Convenient location for us to visit relatives living in Norwich. Unfortunately not able to have dinner at the hotel because it had been previously booked every night by a coach party. I think we should have been informed of this at the time of booking.

This was a fantastic stay, it made it all the more better when we found out the England women’s team were staying at the same hotel as us.

First the kitchen was too busy to cater for the amount of customers, so dining was closed, no pre warning
My room was small and very hot, no climate control, I could open the window however had an extractor fan running 24/7 which was very loud!
