This hotel made Faulty Towers look like the Ritz! The staff were fine and helpful and the concierge did his best, so no problems with him.
To say it is run down is a massive understatement. We were down for a show at the Leas Cliff Hall nearby so location wise it was perfect as was its location generally. 5 mins from the town centre and on the cliff overlooking the sea.
Inside though, grim. Tired, jaded and messy. Not so much messy as in dirty but untidy and worn and in the process of refurbishment and redecoration.
The toilet leaked in the roomand we were offered two others of a similar standard albeit smaller. One had a constant flushing toilet, the other was just well, dire.
Eventually were offered an upgrade to a larger room which was at the front of the hotel, so the view was lovely. The bed was awful, two pushed together to make one. One half was okish, the other half was sunken, probably broken and my wife and I ended up sleeping on the one half of the bed! The light didnt work so just a vanity light to wash and shower in. The shower itself was good though...
The bare ares was ok, prices reasonable and a pool table and selection of exchange books to use.
Decor from the 1820s and just generally tired, grubby and unkempt. The room itself and bedding etc was clean, which I suppose is the most important thing!
I wouldnt recommend it even at the cheap price we paid. Other than the view from the front, (despite the scaffolding) which was really good, go elsewhere....

A terrible start as the hotel had booked a single room instead of a double citing it as expedia fault. It took 1 hr to resolve this at 10pm night after a tiring journey
To add to worst, my son left his wrist watch in the room drawer which was never recovered. On the call, hotel staff said that housekeeping didn’t find anything, clearly rogue staffs, would never return back

I like the sea view and staff are friendly and helpful but the hotel is out dated needs bright colours in the hallways and photos need to be more modern.

Reception staff were good.
I was in a small single room base of bed looked tatty and not very clean, it made me feel I didn’t want to sleep in the bed itself. Furniture tired and basic, I know it is being renovated but why have people staying in the middle of it with scaffolding up.
Room and bathroom were clean but toilet brush needed to go ! curtains old and marked, toilet seat had seen better days and floor creaked. Light fitting in ceiling looked very old it was not a welcoming room to stay in and at 75.00 still seemed a lot.
I hope the hotel management can really improve it and put all these issues right it is in a good position on the seafront.

Under huge renovations and highly overpriced, no room service or mini fridge and bar closes at 11 because”I need to go home”??!! However it was a stones throw from the Leas venue and literally just a bed to sleep on, if it had a bath and more comfortable beds it would have been ok .. not going back

The property was under maintenance conditions with scaffolding outside which in itself wasn't a issue what was an issue was no effort had been made in keeping the area tidy of work debris weeds and general waste. Our room was obviously awaiting modernising which again was ok, though little things like the toilet brush could of been changed!! The room was quite and comfy enough for our short stay .

The only real positives were the staff were friendly and helpful and it was centrally located.
Would not choose to stay here again under any circumstances.

Good, basic hotel. Excellent location on the cliffs close to the centre of Folkestone, but looking a bit run down internally. There is some on-street parking (paid) or a car park near by and on street parking is free overnight. There was building works going on when we stayed, with scaffolding over the building and blue protective film over the bedroom window which didn't do much for the view (over a car park).

The hotel furniture is old but functional. The bathroom was basically clean (slight smell of strong bleach) and as with the rest of the hotel, could do with renovation. Bedding/towels etc. were all fresh and clean and in good condition.
Car parking was either in the public car park around the corner or if lucky on road parking opposite the hotel. Either way, overnight free parking with charges starting at 08:00,so no sleeping longer.
All in all, the price was about right and for me personally staying just one night, I would stay there again.

Although there was scaffolding on the building, we had a lovely sea view room. Decor was old, but it was clean and staff were very friendly and very helpful. We had a lovely 2 days thank you

I had read the reviews and think many were unfair. I have paid significant sums to stay in hotels in Brighton trying to create that 70’s vibe. This hotel achieved that at a fraction of the price. From the Lino in the bathroom to the 70’s curtains I could have imagined my parents staying there. Those who say it should be bulldozed miss the charm of the scaffolding and builders walking past while you showered

The staff was really helpful and friendly and the bed was really nice to lay in the balcony was nice as it was really hot it was clean I would of given it 5 stars but as the sink Leaked
All over the floor and taps moved and no plug for the Barth I give it 4 stars but over all it was really nice I would stay there again

The property needs to bulldozed and something else built. Black mold everywhere, windows would only open about inch. Like a sauna, had to buy a fan. Staff (people at the desk) were excellent. Would never recommend Again staff were great the two we met.

Remodeling leaking bathroom walls were paper thin. People were nice. Bed was very comfy. 1 cup of coffee was 6 bucks. Wow!!

I booked this hitel as it was very reasonably priced. Upon arrival, the lovely lady on reception was extremely welcoming and friendly. A fantastic person to have on the front desk.
As I was staying during a refurbishment, there was no option for breakfast other than go in to town. That was not an issue at all as tea and coffee are in your room.
The room was perfectly clean and comfortable but a little dated and basic. It really wasn't a problem for me. The only issue I would raise is the mattress was obviously very old and i could feel the springs as I moved. This didnt stop me getting a good sleep though.
The location of the hotel is great for the central station, town, harbour area and seafront.
I'd stay here again.

I liked the bed that was good and the open window on the verandah
The rest the towel rail nearly fell off when I went to hang up the towels the toilet was not flushing well the place is under renovation and should be taken off right now until it is finished. The street noise was terrible o the weekend louts everywhere all night yelling and carrying on no security on the property very run down lucky the bed was good

The property has all the charm of a facility of its age and location. The staff was amazingly helpful and kind. Understandably, they abide quite strictly to their check in times, but I appreciate that they were willing to store my bags until check in time so that I could explore the charming area on the seafront and adjacent high street area. The building is undergoing some extensive renovations, but none of that detracted from nor disrupted my experience.

Clean but under renovation. Very lovely location, lots of room choices, great place to spend a couple nights. Gave snacks too. Comfortable and budget friendly. Great little cocktail bar, with a billiard room.

lovely three day stay to attend family event,no food available at hotel but no worries pleanty of places to eat nearby, its a bit dated but so are we and at least its not all grey and white it felt comfortable i would stay again

This was literally a stop and go early next morning. The room was dated but spotlessly clean and everything worked as it should. Plenty of tea and coffee supplies👍.

Nice room, simple and cosy. Only issue is the windows are thin and you can hear people talk on the street. The door to the balcony did not feel fully secure as there was no proper lock on it, just a steel chord. Really enjoyed the stay though! Good price for a view of the ocean with a cute balcony.

Hotel is old but well presented. Floorboards squeaky through out. Especially in or on the floor above my bedroom..and a heavy person to boot..Great views. So happens the weather was perfect..i travelled solo met friends from Finland not seen for 25 years they visited their families Pleasant stay. I visited Crematorium where my Mother's ashes are spread in Grounds. So it was Emotional for me. I getting over Bowel cancer Have A Stoma ..Needed a lift near by. Not good on stairs...hotel were able to put me in to a single room next to lift...All staff Pleasant polite Helpful. ..

Aging, poor condition room. Bath had rust, floor uneven, bed ancient and sink in middle, matress and blanket?! Really past best by date. Damp ceiling. Just poor throughout.

Really enjoyed our stay here, it is dated, the floorboards do creak but if you want 5 star then you have to pay for it,staff are very friendly, the breakfasts are amazing, the bedroom was clean as was the bedding which was important,we had a sea view with a shared balcony, there was a model railway exibition on in the leas cliff hall so out hotel was full, this did not impact on the service, very happy to have stayed here.the bathrooms would benift from a heated towel rail as it can be cold when you get out of the shower, I must admit the shower lacked power and wished I had taken a bath instead.

Hotel has lovely sea views if you have a front facing room, its very dated and matteresses do need replacing and coukd do with a fresh updated look and lick of paint, but it has a charm about it, receptionist very helpful and a great asset to front desk. Overall its a great place for a short stay and breakfast is very nice and served well especially the scrambled eggs, best o have ever tasted.
