The stay was great. Me and my partner would deffo come again, the only 2/3 issues we had were the shower and bed.
The bed- was very noisy. You would either just sit on it or move to a comfier position and it would sound like it’s waking the whole hotel up.
The shower- the drainage wasn’t great as the basin was full, luckily we didn’t have a shower long enough to over flow, and on the not showering long enough, my partner couldn’t wash her hair properly as the shower went freezing even with the hot water turned on
Heating- the heating isn’t controlled by the occupants in the room and would be turned off randomly. As during the day the room was cold but couldn't warm it up. And turned off in the evening.

Overall it was ok. Inadequate heating , I believe they were trying to save some money on bills.

Room was clean and looked great but service wasn’t very helpful on the website we were told there is car park available but unfortunately there wasn’t and we had to rush in the morning to get the car from the street and when staff got challenged they couldn’t give an explanation why or where we could park very ignorant as well like you didn’t feel welcome at all

Rooms were very small, stairs very steep and narrow. Staff helpful but extra charge for early check-in (40 mins) is that really necessary? We’ve stayed in better but this was far from the worst. They said to us at booking there was parking, there is no parking.

The room we stay was half basement. It was big but dark, outdated and little bit creepy. We saw two big mosquitoes on the ceiling. Anyway, we only stayed for one night.

I have booked this place to stay 3 of us , and booked 1 room with 3 beds with a front door wiew and large window due to my husbands sickness , we have been giving lower basement floor , which has no signals , no internet, no window to open, incase of fire we have to run upstairs if we find the way , plus all the beds are bended so old , the furnitures are so old , after complaining what i have booked , the guy gave us the lower ground floor bedroom with front door wiew, which was ok to be in, but still the beds were all old and making noise if u want to turn your left or right , so noisy beds and old furnishings since 1980s , for the price not worth more the £50 per night , tv doesn't work , some of the side lamps doesnt work, was there just for decoration kinda..

The proprierter was helpful in suggesting where we park our car. The property was just a little tired but perfectly adequate for our one night stay. We walked to a top class restaurant although some may find the distance long.

This place was not as pictured at all. The room was tiny, there was no fan and the window was hard to open and we couldn't close it not matter how hard we tried (it was in the roof).
This hotel has so much potential as the back of it has beautiful stain glass and stair case, which would elevate the feeling of the hotel. It's like they purposely want it to feel dated and run down.

They really need to take the dankness out of the basement rooms, & replace the very hard mattresses. The floors are the coldest known to man.

I love being located in Leith as it is near the water and parks but also has easy bus or trolley access to town.

Really lovely place. A real hidden gem. Just a bit outside the city centre but excellent transport links with bus no.11 or tram to balfour Street. Free upgrade to ground floor. Lovely spacious room, and really quiet location. Will definitely stay again.

This so called hotel was more like a bedsit in a run down neighbourhood it was shabby bathroom was dirty had to buy spray to clean it before use had bottom floor room near ftont entrance no curtains but a fold out shutter. Decoration was appalling paper peeling off holes in walls, woodeork chipped and needed paint on as they were peeling too. Only stayed 1 night so put up with it as we couldnt get another hotel. Cleaners turned up and being on the ground floor they congragated outside the foor around 5.30am banging and chattering. Stayed in many hotels in edingburgh this doesnt deserve to be given the name of hotel more like hovel! Oh and i paid £176 for one night. Stay away its disgusting.

We were "uppgraded" from std doubleroom to what I would say was a singleroom with ensuite. A queenbed but just enough space to walk around it on two sides. Overpainted black mould in the bathroom.

Although a basement room was spacious and clean only downside is that both the bath and wash basin has had the plug removed so couldn’t fill, there was a mixer tap/shower but couldn’t get the shower part to work so couldn’t bathe
Check in and check out was fast and easy and accommodation was situated about a 15-20 minute walk from the town centre
Stayed here in 2023 and this years room was better apart from the bath/shower situation

The Hotel is good for the price. You can park on street for free between 5.30pm until 8.30am next day. After that, you need to pay (max 4 hours) or move the car. I went to old town using the car and park in QPark during daytime.
The Hotel staff is friendly. There are some convenience stores a walk distance. In general, ia a good option to get a place for sleep and shower (private bathroom). I would stay again there.

This hotel is not as pictured in the photos. We were in the basement and the room was not the best. The t.v. Does not pick up anything. Even if you sign into your own Netflix account. The “gardens” are not what they advertise. I will say the patio in the back is nice for coffee and housekeeping staff are great. I would not recommend this place.

Hotel was easy to find and approximately 10 minute walk from the tram station which takes you into the city centre or to the airport. Room was clean and comfortable however the walls are very thin and as such this makes for a noisy atmosphere. We could hear people coming in late at night and leaving early in the morning. However this was my only real problem with the hotel. Decent for price.

Although the staff were very nice, even though somewhat absent, this general state of the accommodation was sad, dated and very much in need of updating and a thorough cleaning. The location was nice as there were several places to eat & drink nearby plus the Tram was 5 minute walk that delivers you to Old Town. But I would not want to stay there again or recommend it.

Edinburgh House was a sufficient hotel that was more akin to a boarding house. The staff were very friendly and the room was clean and sufficient but a lovely old building that was very rundown.

This hotel is not a hotel but guest house.
Hotel doesn’t fit.
No elevator, no help with luggage dragging upstairs. Window so old it didn’t close so had to get someone one to close. Hot water is separate tap so hard to use right temperature to wash hand.
