A perfect place to stay. Close enough to give easy acces to town, with parking on the street.

We had a really lovely stay at no 24. Such a great location and the hotel was quirky and fun, and the staff were all lovely.
The room (superior double) felt luxurious with a large roll top bath and comfy super king size bed.

This is an amazing property, with very unique features. We felt as we are staying in private apartment, with amazing art, whisky tasting room and host that possessed encyclopedic knowledge and charm.
Location is excellent with close proximity to center of the town and all the tourist attractions, but at the same time very quiet and relaxed.

This hotel is a true gem! In fact it’s not a hotel it’s a home away from home really. It has a real personable feel which you just don’t get from chains. Staff are super friendly and I got the warmest welcome I’ve ever had when checking in. Really can’t fault it.

Our favourite hotel in Edinburgh, with brilliant service, room, food and drinks. Attention to detail is faultless and we are always made to feel at home. Beautiful artworks adorn every wall and room decor is comfortable and stylish.

Great stay, loved being touching distance from the city but also set back in a quiet street.

Stay here. Amazing service and staff. Don’t miss the scotch tasting with Tony. Thank you to all the staff that made us feel very welcome and for their recommendations. Room 7 was a peaceful respite.

My sister and I stayed here for 3 nights, and it was such a memorable stay. I love the boutique style hotel with beautiful and different décor throughout. My favorite was all the artwork along the staircase up each floor. Our room was spacious and so comfortable plus the in room water was a bonus! Jonathan and all the staff were so lovely and helpful in making suggestions of where to go as well as securing transportation if needed. They pay attention to a lot of detail, and it shows with the cleanliness and appearance of the hotel. The location was perfect as this was our first experience in Edinburgh, but it was within walking distance to everywhere we needed to go while being on a quiet street.

Perhaps one of our finest hotels of all-time. Gracious service, individual attention, fantastic location, gorgeous rooms, and beautifully decorated. Couldn't ask for more.

My 3 might stay at 24 Royal Terrace was a trip highlight. The room was very comfortable, spacious and (most importantly) exceptionally clean. The property as a whole had a lovely character, with unique artworks on all of the walls. Staff were very welcoming and helpful providing good directions and suggestions. Wouldn't consider staying elsewhere on any future trips to Edinburgh.

Fabulous hotel with friendly service. Room was lovely and the public areas are quirky and interesting. Made use of the garden for a drink which was a real bonus.

Great place to stay in Edinburgh. The staff was amazing. Tony was very helpful with bags and passing on some of his vast knowledge on Whisky.

Absolutely loved staying at 24 Royal Terrace! Felt so welcome as soon as we arrived by the friendly staff/ hotel manager Jonathon. Rooms are great with a peaceful garden/ countryside view. Hotel itself is really nice with loads of character. Breakfast with unlimited coffee both mornings was also great. Will be back!! :)

This is a very pleasant boutique hotel in a Grade A listed Georgian terrace within walking distance of Princes Street. However due to it being a listed building there is no lift. We were allocated a room on the top floor and being pensioners we found the climb up three flights of stairs rather difficult and were fortunate to be able to afford to pay for an upgrade to a junior suite on the first floor we appreciated the discount to their usual rate offered by the receptionist.
This room was very spacious, beautifully finished to a high standard with a very nice en-suite, a fridge with mini bar.
Breakfast was not included in the room rate and while of a good standard in my opinion was not value for money. The continental breakfast consists of cereals, croissants, small pastries with a choice of two fruit juices, home made yoghurt, fruit salad and jams. Cooked items incurring a fairly steep supplement.
I have to say all the staff were very nice, friendly and attentive.
The hotel sells itself as being an art gallery as well as a hotel and the walls are full of paintings mostly of modern art which personally was not to my taste.

24 Royal Terrace is a gem. I've now stayed here twice and I always thoroughly enjoy my stay. The rooms are very comfortable and beautifully decorated, kitted out with a very good ironing board, robe, kettle, selection of teas, hair dryer and several useful necessaires. The breakfast is delightful whether you order eggs benedict or porridge it is deliciously made and beautifully presented and they are able to skilfully accommodate even the most complex dietary requirements. Well worth the stay, great value for money and a great experience as part of visiting a grand city like Edinburgh. The only thing to take into account is that there is no lift, so you do get a bit of a workout every time you return to your room.

A lovely hotel with amazing staff - if you get a chance to do the whiskey tasting with the whiskey guy I would really recommend! It is more than a hotel, it is a beautiful art gallery and secret bar that makes it worth while!

Quick and easy check in, gorgeous property in a lovely location. One of the most comfortable beds we’ve ever slept in.

Room was very small and difficult to get from one side to the other.
On arrival was told wifi wasn't working and this was not going to be resolved; and on checking out there was no-one at reception.
Fab artwork around the hotel.

Phenomenal experience at 24 Royal Terrace! Peter, Arturo, Tony, Justyna, Jonathan and the gang were so welcoming! Tony’s whisky tour is a must! The place is a hidden gem and we will no doubt return :)

Lovely little hotel in a quiet area. No stairs which is a bit difficult. No dining nearby and need to make the mile trek to get to any activity. BHowever very friendly staff and very pleasant stay.

Outstanding intimate service, Personable, attentive (without being obsequious) just a lovely place to stay for multiple nights in a Playfair designed terrace of Edinburgh

This hotel is tucked away nicely on the outskirts of the city but walking distance to all attractions/restaurants etc. The hotel itself is absolutely stunning with art in the hallways and bedrooms truly exceptional. The service was amazing - so attentive and warm and friendly and we had an amazing experience

Nice Boutique hotel. Very helpful staff. Tony in the bar was passionate about Whisky and spent a lot of time educating a couple of Novices. A little out of the center of town but still very walkable.

Very nice stay! It was my first time visiting Edinburgh and I needed a good place to stay for 4 nights. Having a small room was actually quite cozy. Very quiet place to have a good nights sleep. Highly recommend.

Wonderful regency terrace building in a very good part of the city.
No lift - for upper floors would be a challenge for some
The hotel is full of colourful modern art.
Tony on staff adds to the colour and is very helpful.

Loved the “boutique” feel of this quaint, but modern hotel. My room had everything I needed. The staff were kind and helpful in every interaction I had with them. Very pleasant stay.

the cleanest hotel room I have ever stayed in. The bedding and pillows super comfortable. In a quiet location but easy walking distance to the city. The manager Jonathan was very accomodating and friendly. Only down side there is no lift so if you have any issues with mobility, when booking, request a low floor. When returning to Edinburgh we will definitely book this hotel. HIGHLY RECOMMENDED.

Beautiful hotel, staff all lovely, extremely kind and helpful when we had to extend our stay due to storm Arwen. Room was beautiful and comfortable, great views, breakfast lovely, and well situated for the city centre and Calton hill just behind the hotel, well worth a look. We would definitely stay again.

Fantastic room (Room 1) at the lower level. Very spacious, with kitchen amenities. Friendly staff. A pleasant surprise, as I had never stayed here before - I will definitely do so again.

Loved the art work throughout. Had a beautiful room on the first floor, comfortable bed and great quality shower.
Breakfast was good quality, great choice and plenty of it.
Free on street parking in Royal Terrace at the weekends was a real bonus! Ideal location, an easy walk into the city centre.
Bit expensive but worth it for a special occasion.
