The hotel is clean, comfortable and located only a short distance from the famous Spanish Steps. It seems to me that it was recently remodeled. All of the furniture was in very good condition. There are restaurants on the street outside the hotel which provide delicious food. The only negative thing was the noise at night. There is nothing the hotel can do about it...the restaurants are open late and there are sounds of music and people talking and the clatter of dishes until everything shuts down for the night. It took me one night to get used to it, and then I slept very well after that. There is a staircase leading to the rooms, but there is also a small elevator for those who need it. It would not be a good place to stay if you require a wheelchair. The wheelchair would not fit into the elevator. If I come back to Rome, I will stay there again.

It is located in the perfect spot. 2 min walk from Metro and Spanish steps. The room location was such a delight to have a window with shutters to look onto the alley below you. Perfect Rome experience. Emma who works in the office is so helpful and friendly. It was so nice to have her to help us!

This property is wonderful and in the midst of the authentic hustle and bustle off Italy. It felt like we were in a movie. Just magical!
I read some of the other reviews and some mentioned that the property is loud. Honestly, there’s a lot of hustle and bustle on the street below, but what do you expect when you stay in the heart of Italy. We had absolutely no problems with noise since the air conditioning drowns out all of the street noise. It was an absolutely wonderful day. The staff Valentina and Emma were wonderful and very helpful.

It’s a wonderful place to stay and close to many attractions and restaurants. We loved that it was not a traditional hotel. Check in was a little confusing because of the two addresses but the staff helped us figure it out.

Great location, friendly staff and comfortable room.
For anyone used to staying in big hotels the check in process is a bit different, just go in through the main entrance and up to the first floor to see the staff. Would definitely stay here again.

Great location -our room was right off of the office so we heard the phone ringing and people knocking on the door which was not good. They also provided shampoo and body wash in little disposable packets. Bring your own. Everything else was fine besides that. Can’t emphasize how great the location was.

Beautiful area close to spanish steps and trevi fountain. Lots of restaurants/shops in this area. The property itself was very hard to find, thankful for the servers at the restaurant to help us find the right door. AC did not work in our room so it was fairly warm. Loved the touch of coffee machine in room. Overall very pleasant experience! Would stay here again!

I was placed in one of their annex locations around the corner from the main building. This actuality worked out better IMO because the main doir was sandwiched between two very busy restaurants. The room itself was spacious, water pressure excellent, very deep and long tub/shower combo. The bed and pillows were very comfortable. AC worked perfectly. Outlets were at the desk or you needed to unplug the bed lamp. Very safe, secure, and quiet. I will stay again in this location.

Nothing fancy. Location is great. Be careful after hours you need a key to get out of building. Don’t leave your keys in the room when you check out after hours. You will be locked in the building with no way out.

Excellent location a few blocks from the Spanish Steps, shops and restaurants. Good size room, full bathroom, whimsical birdcage elevator to get upstairs, and a private entrance (green door right in the middle of restaurant outdoor seating) to enter. All for a fair price. My only critique is that the walls are not terribly soundproof- there was a guest next door who woke up each morning hacking up a lung to the point of vomiting, and it was a daily alarm clock. But likely just bad timing being next to this one guest because it was otherwise quiet.

It’s in the heart of the Piazza di Spagna district. Great location to walk to all the major sites. It is right over one of the streets so there is restaurant noise but the windows were pretty thick so it wasn’t hard to fall asleep. Great room!

This is not a typical hotel, but a very authentic small property experience. The door to the hotel is in between two out door restaurants. The taxi couldn't drive to the door and there is no sign so I wasn't sure where he was letting me off, and neither one of us could communicate with the other. A waiter at one of the restaurants was able to help. My wife lost a few items, make up and perfume so we guess the maid helped herself. We didn't say anything at the time thinnking that maybe it was misplaced in her luggage but after getting home a through such was conducted. She was able to replace the perfume at the duty free on the way home. I would stay there again just not have any room service.

This was an amazing location to walk around and has alot of dining options close by! It’s super close to the Spanish steps and trevi fountain! The staff were really friendly too! Only negative was that the elevator wasn’t working and we had to carry heavy luggage up and down the stairs

Property itself was in a great location the hotel was very middle ground. It wasn’t very impressive but the overall location is what made the hotel worth it since it’s close to the Trevi fountain and the Spanish steps

Property was in great location, lots of restaurants and shops on this street. Walking distance to Trevi, Spanish steps etc. Had nice clean room at front with Balcony. Coffee machine and kettle provided, and some lovely pastries to. Everything suited our needs for our stay. Would stay again, great location.

We really enjoyed our stay here. It’s steps away from Spagna station and the Spanish steps as well as shopping and local dining options. The hotel itself was clean and the bathroom was very spacious. They have a few rooms in the building that’s listed and another property just around the corner which is where we stayed but I preferred this one better. No concierge or receptionist but when I called, the receptionist came pretty quickly to check us in. Both buildings have elevators too. Highly recommend this accommodation!

Inches of dust on wall and cobwebs hanging from ceiling. Not describes in ad that hotel room is in a different spot than where you check in.
Upstairs apartment were extremely loud at all hours. No air conditioning.

It was a very comfortable room. Being so close to the center it was a little noisy. The neighbors played their tv everyday until 3:00 in the morning a little too loud.

I like the location as everything is walking distance specially for shopping and dining.
The wifi doesn't work and even if it works,it's on and off and super slow with 1-5mbps.Though the receptionist who assist us during our check in was very helpful but her replacement, the receptionist on monday morning was kinda rude for yelling at us for not closing the door going downstairs bec she specifically followed us for few steps,yelled at us and slam the door.Really rude.

The set up is unusual as my room was in a different building to the main reception but Emma on reception explained things clearly and showed me to my room.
The room had everything I needed in a compact fashion. Coffee machine and kettle were appreciated. Very comfy bed and pillows and mini fridge. Firesticj gives access to your steaming services. Would defo recommend.

Decent room and location. Nice to have coffee and pastry waiting in room. Only thing that could have been better was that wifi was poor, each othbour devices would show "connected without internet" every few minutes.
