The hotel was across the street from the bus station and handy to catch our Rabbies tour. Having no elevator is a tough climb with suitcases, but the staff did lend a hand.

Hotel is clean and in easy walking distance of attractions in central Edinburgh. Rooms are spacious and comfortable. Be advised: there is no lift and most of the hotel is above the ground floor, so if you have mobility issues or heavy luggage you should choose a different hotel.

Sound proofing in our room was terrible. Tried calling the out of hours number for assistance at midnight to get our neighbours to quieten down but no response.

Very well located,and surprisingly quiet for central Edinburgh,. We found free off street parking available a short walk away. We had everything we needed.

Great place to stay. Very clean and super convenient to both Waverly and the main bus station. Loads of shopping and food just steps away. They even let us drop our bags early and had them in the room when it was time to check in.

A comfortable and clean hotel in the heart of Edinburgh. Very nice and helpful staff. Good location, about a 5 minutes walk away from Princes Street, and around a 15 minutes walk to the Royal Mile.

Wonderful location - only a minute walk from a tram stop that goes directly to the airport. It's also only two roads away from the train station and where all the tour buses go from.
Room was decorated beautifully. Big comfortable bed and a clean bathroom. Hairdryer, iron and ironing board provided too. Views of the city out of the window too.
Would absolutely stay here again and for longer next time!

The location of this property is ideal, but that's about the most i can say about my stay there. The bed was so soft, it was more like sleeping in a hammock and the pillows too high. The bathroom was nice and a pleasant surprise to have a bath tub which was much appreciated after a couple of long chilly days outside. Since I didn't have breakfast at the hotel, I never saw any of the staff there other than when I first arrived and left after a 3 night stay. That seemed rather impersonal compared to all my other experiences in Edinburgh.

This property is conveniently located right by the airport tram stop, making it very easy to make your way to the airport. Located in new town, it is an easy walk to Waverley station and old town. With the feel of a B & B, this property is quaint and comfortable, and the staff is amazing! The only drawback would be there is no elevator, so if you cannot do stairs, I wouldn't recommend this property.

The location is excellent...easy peasy commute from airport...the tram line ends almost right in front of the hotel. Very much a boutique hotel but be advised that if you leave early or during off hours, you may find yourself lugging your luggage up flights of stairs in that they do not have an elevator. When we checked in the two ladies at the front desk were quick to offer luggage assistance, but when leaving at 6am --no such luck. Also, breakfast is only served after 8:30am which is too late for any days you wish to take a day tour.

Very nice, friendly, professional staff. Room was very clean and comfortable. An elevator would be nice, though. Great location within easy walking distance of Princes Street. Streetcar outside the hotel takes you directly to the airport for a reasonable price. Runs frequently.

Great view and extremely convenient to transportation! Staff was excellent - even carried up the bags upstairs for us (we’re seniors). They also helped us navigate on foot with directions and maps.

Location great, nice Georgian building, comfy, warm decent-sized room. Staff pleasant and helpful.Only downside was the connecting door in my room did not keep out noise from next door.

Thoroughly enjoyed our stay at 28 York Place. Airport to hotel via tram takes 40 minutes. Hotel position perfect for getting around the Fringe venues. Hotel bedroom very comfortable and recentl upgrade impressive. Staff attentive and visible. Would definitely stay there again.

28 York place is located centrally to both bus and train stations. An easy walk to Edinburgh Castle, the Playhouse, Calton Hill, shopping,restaurants, etc. Expect traffic noise if you are in a street side room. We most appreciated the breakfast, all staff members, and the great location in new town.

Real happy with this hotel. It is close to Waverly Station so taxi fare (especially for me and my wife with luggages) was cheap. I needed to pick up a rental car on our second night and I was happy I chose this hotel because it is in the same part of town so just a short walk away.
When I made the reservation, I specified I needed to park a rental car overnight after I picked it up from the rental place. I paid the hotel's overnight parking fee in cash on our arrival (without the car, yet). Our plans then changed and we no longer needed to park the car overnight (we would instead pick it up at the rental place the following morning). The hotel gave us no trouble refunding our overnight parking fee.
