Summary:
Originally built in 1888 as a commercial shop front, this heritage listed building has been converted into a sumptuous 2 storey, 3 bedroom, 1.5 bathroom private residence. It features stylish décor, a stunning indoor atrium-style eating nook, a spacious leafy courtyard with alfresco dining and lounge areas, and 2 upstairs balconies, one offering city views. Walking distance to Darling Street shops, eateries, pubs, a Woolworths supermarket, Punch Park, Balmain Hospital and bus services.
The Space:
Double doors bring you into an open plan living/dining space, flooded with light from a wall of glass bricks which also minimise outside noise. A stylish screen blocks the house’s interior from the street, and to the left is a little table setting for 2 people. You then move into the living/dining space featuring polished floor boards and beautiful artworks throughout. There’s a 3-seater sofa, a 2-seater sofa, an occasional chair, a 65” smart TV with a curved screen that comes with Netflix, a soundbar, and a floor rug for winter comfort. Just beyond this space is the dining area with a wood-topped table for 6 people, 2 more occasional chairs, a ceiling fan and fireplace that’s been converted into a gas heater. The dining area flows through to a well-equipped kitchen, offering a breakfast bar and 4 stools, a 3-burner gas cooktop, an under-bench electric oven, LG dishwasher, family-sized fridge and an under-bench microwave. To the right of the kitchen is a separate, sun-drenched breakfast room with L-shaped banquette seating and a coffee table, with glass walls and a glass atrium ceiling providing tranquil views of the leafy back courtyard. This roomy outdoor space can be accessed via a door from the kitchen, first bringing you into a paved undercover area. To the left, you’ll find a combined bathroom/laundry with a toilet, a Whirlpool front loader washing machine and separate Simpson dryer, and to the right there’s a lounge setting with a coffee table and outdoor heater. Beyond this covered area is an alfresco dining table for 6 people and a gas barbecue, surrounded by a lush garden. A few steps further there’s yet another couple of outdoor chairs and coffee table.
Back inside the house, a flight of stairs takes you up to the first floor where there are 3 carpeted bedrooms, all with block-out blinds and ceiling fans. The master bedroom comes with a queen-sized bed, a smart TV, wall-mounted reverse cycle aircon and plenty of wardrobe space for longer stays. French doors take you out to a spacious balcony with its own L-shaped banquette lounge, a table with 2 chairs and views of Beattie Street/Balmain. A second bedroom had a king single bed and gas heater, while the third bedroom has a queen-sized bed, a TV (not smart), and doors leading out to another private balcony, this one covered and providing chairs to sit and enjoy an expansive view of Sydney all the way to the CBD (Downtown).
The house’s main bathroom is also on this floor, with floor-to-ceiling tiling, a roomy shower recess and frameless glass screen, a wide basin and ceiling heat lamp.
The Neighborhood:
Balmain is a vibrant inner-city waterfront suburb of Sydney with a friendly village atmosphere and lovingly restored cottages and terrace houses that make you feel like you’ve stepped back in time. This property is perfectly located, with the buzzy open-air weekend Rozelle Markets only 5 minutes’ stroll away on Darling Street, along with a choice of pubs, cafes, boutique stores and artisan bakeries. Punch Park is an 8 minute walk from the house, offering tennis courts and a playground. It’s 11 minutes on foot to a Woolworths supermarket, while Balmain hospital is 14 minutes’ walk away. Beautiful Ewenton Park on Sydney Harbour is 24 minutes’ walk from the house, a great place for picnics.
Getting Around:
The property does not come with parking and street parking is timed (2 and 4 hour), so it’s best suited for guests who use public transport. Nearby bus services will deliver you to the CBD (Downtown) in under 20 minutes.
Other Things to Note:
* Due to strict noise policies in strata buildings and Australian council by-laws, guests must avoid making loud noise, particularly between the hours of 10 pm – 8 am. Please understand that guests who break this rule may be evicted and financial penalties may also apply, depending on the circumstances.
* An additional $40 will be charged to your total if a check-in happens after 8 pm, and we require your arrival time as the Concierge does not live on site.
*This is a pet friendly property. You may bring your furry or feathered family member for an additional $100 surcharge fee,
* A mandatory full clean of the property and complete linen change will be done every 4 weeks and added to your total booking amount for any booking longer than a month. This will be added to your total amount and processed separately.
*If you are eligible for a full refund as per our cancellation policy, a processing fee of $50 still applies.
*After check-in, if you choose to shorten your stay, you will receive a 50% refund of the unused nights of your booking.
