The room was clean, spacious and comfortable. The AC worked well. The bathroom was big, but like other reviewers mentioned, the shower wasn’t warm. It didn’t bother me too much so I didn’t mention it.
The pool was refreshing and for the most part only used by me on my two days.
The staff were lovely, friendly and patient with my limited Espanol.
The only drawback was they didn’t send me the email with the entry code for their ‘digital reception’ which really stressed me out. The day before and day I was flying out, I’d asked for it by contacting them through hotels.com and on their WhatsApp number and didn’t get a reply. The app they suggested downloading wasn’t straight forward and requested sign in details with no registration option, so that didn’t work. It was to be my first accommodation in my Mexico trip and I wouldn’t/didn’t have a sim card/data when i arrived to try and figure things out or contact them once I’d arrived.
Thankfully, the ‘digital reception’ was accompanied by a helpful security guard who helped me, but he wasn’t 24/7, so they really need to get better at sending that info out prior to arrival.
Location was good for me. 10 mins walk to the big mall and easy access via uber to everywhere else like the ADO and supermarkets.

Did not like that my room was on the top floor and that i had to walk up after a long trip but other than that, everything else was excellent. Friendly staff, comfortable bed, Mr Pampas being opposite the road was very welcome. Good food. Thank you for the hospitality.

Pretty great place to stay! The night guard Adrian, is a sweetheart and the place is very well kept. If you plan on doing a lot of activities, this is a great place to come back and rest! It’s no resort but it was very cozy, clean and modern. Only ick is that they don’t offer late checkout. You can stay in the installations but you need to give the room back. I recommend to plan ahead regarding that aspect.

I liked that there is a shared kitchen available for use. Stocking it with more dishes, utensils, perhaps a pot or 2, also with paper towels for cleanup would be so much better and much more sanitary than everyone having to use the same dish cloth or sponge. Owner would do well to do a walk through to see what he would need if he were staying there. I can only make recommendations in that area.
Housekeepers could do better with replacing towel daily or leaving extras in the shared bathroom downstairs, as well as ensuring "apartment" floors are swept and washed when people check out. They may "look" clean but our floors had sand throughout the main room and bathroom.
My husband and I stayed in an upstairs suite that had a very dirty floor that on the first day ruined my white socks, also the room is very musty smelling and I can only assume the rest are the same.
I would go to a hotel if ever back in Cancùn.
There is parking on the street out front if needed.
Casa de los Abuelos is nearby and had good prices, good food and friendly staff.
Market 23 is nearby, found it interesting to walk through.

Pros: The rooms were possibly better in person than the pictures. Very clean, very comfortable. The pool was lovely. Easily walkable to many restaurants and shopping facilities.
Would stay again for these above points.
Cons: Entry to the property was not as described. We did not receive any entry codes. Thankfully the housekeepers were on site to let us in. We encounter other people who also had this experience. Contacting the property on WhatsApp was hit or miss. Fresh towels and linens were never provided through our stay >7 days despite requesting.

Like some other reviewers commented, this isn’t really a hotel in the sense that you’re not getting turn down service, tidied room every day. After a long flight and travel to the accommodation, I ended up in the wrong room by my own fault, but the care team was kind/helpful and allowed me to stay in that room instead of moving. The room I did stay in, however, has a window that wouldn’t lock, and a bathroom window that could be accessed via a perch outside— luckily, it’s on the second floor and the place was quiet, so there were no issues. OH! And if you’re planning on taking any tourist trips with hotel pickup, plan to walk a short distance to either Hotel Bonampak or Oasis Smart for pickup, because none of the tours accepted VICA Guest House as a separate pickup location.

Keep in mind that this is a hotel only. So literally just a place to sleep.
It’s fairly close to Mercado 28 (a huge market) and the hotel district and was clean and quiet.
Nice pool in the back and friendly staff, but they don’t speak any English lol. We got by though using translator apps!
In other words, GREAT stay for the money!!
