Such a lovely friendly couple who are managing this property. Everything was spotless. The breakfast was excellent. So convenient right next to the town. A short stroll takes you to the heart of the dining and shopping area. Would definitely go back again...

Excellent b and b, right in the heart of Keswick with parking, within easy walking distance to all of the shops, pubs and restaurants.
Kevin and Xueyan made us feel very welcome and looked after us during are stay.
This is the second time that I have stayed at this b and b and I will definately be visiting again.

Property owners were very friendly. Spend some time talking to them and you will see they have led a very interesting life.

2 night stay in January 24 just before the storm. Occupied room 4 which was about 10X10 feet with ensuite bathroom. Not overly roomy but enough to walk comfortably around the double bed. Brand new bathroom; immaculate. Not a power shower but definitely felt like it. About 5 or 6 rooms in all, spread over two floors. One has its own private bathroom on a lower floor. Very small tv in the room and tea/coffee making facilities. Comfortable bed. House has 5 floors in total ; some private areas. Breakfast in the basement. Kevan looked after us , preparing out full English breakfast, including cereals / fruit/ Orange juice.. Think vegetarian was available. Private parking outside for 6 vehicles, free of charge. Fairly steep approach from the road up to the front door and of course flights of stairs inside to the guest rooms. Room very comfortable with the Central Heating even though outside temperature pretty low.Just 2 minutes down to the market square. Owner quite sociable and takes care of guests. Guest rooms of different sizes- single , double, with/without bathroom.

This hotel was in a great location in Keswick.
When we arrived at 2 pm our room was ready and we were advised that the breakfast included was only served at 8 am sharp and would not be served after 8:15 am, which did not work for us. We then got to our room to find that there was no bathroom, which we were then told was on next level down and we needed to use the key to access. It was private in that only we could use it but very inconvenient, especially during the night. We also found the room extremely cold so turned on the radiator but it did not warm up. As we went out for the day we knocked on the managers door to mention the heat issue and an elderly man opened the door. We asked to see the manager and he said in a very unfriendly manner that he was the owner. We told him about the heat issue in our room. He yelled that it was 62 F and seemed to pull a thermometer that was somehow behind the door to show us this fact. Strange, why was it so handy, seemed obvious that this was not the first complaint on this issue. He said in a very rude manner that we would just have to wait since the heat did not get turned on till 7 pm.
This owner has no concept of what hospitality means and in our opinion should no be in this business.

Stayed in room 7 which was up 3 flights of stairs, which could be an issue for people with mobility problems . This room had fantastic views of the mountains, and was quite big but could do with a little updating, but the main thing was it was very clean and the bed was comfy. There is no onsuite in this room, a private bathroom which we had a key to, was down a couple of steps which was a bit of a pain in the middle of the night. You do not get supplied with shampoo or shower gel so need to take your own.
The tv on the wall was far too small, we didn't bother watching because we could nt read anything that was on the screen, it was about the size of an ipad.
A bigger tv would make a massive difference especially if you were staying for a good few days or a week.
The hosts were friendly, and served breakfast between 8-8.30am prompt. The breakfast on offer was limited, a choice of cereal and a cooked breakfast, this was very nice and sourced from local farm. They don't provide fruit or yogurt or variation of a cooked breakfast.
Just a note, this is not a good place to stay if you have mobility problems, although it is only 5 mins from centre The B&B is up quite a steep hill, then the house itself is elavated so steps and slope to walk up before you get to the front door, then more stairs to climb to get to your room unless you are on the ground floor.
All in all had a really nice stay at Lincoln house, and would stay again the parking bay was also a bonus.

Clean and well decorated B&B in a wonderfully central location within Keswick. Hosts were friendly and welcoming, took care of requests quickly, and very accommodating to our dietary needs for breakfast (which was delicious). View from our room was stunning to wake up to each morning. Would recommend this B&B to all!
