This hotel is amazing. The rooms were spacious and Hanman provided the best series. Would highly recommend this hotel to anyone looking to be close to the beach in Arambol.

Nice building with a nice garden only 3 minutes away from the beach.
The owner and Alex who works there gave us lots of good tipps and secret infos (including best coffee in Arambol) that made our stay there and the rest in Goa turn out great. There is no restaurant but options are nearby.

Easy communication with owners.
Room was not ready upon arrival, the hotel is carrying out construction at the moment. Some of it took place at night could hear drilling at midnight on Christmas... Not the restful break I was hoping for. Best to consider Surf Wala next door.

A very good boutique hotel just a 2 minute walk to the hippy Heaven Arambol beach. Room was very clean and vibes are good. Maintained by 🇷🇺 person. Alex managing the property made things easy for us. Overall a good and quiet laid back holiday.

The location.
The woman owner was so rude and disrespectful that I was stunned. The room had bugs, and the bed was uncomfortable and looked nothing like the photos. No mirror, filthy toilet, a nightmare. I do not recommend it.

We liked the location, just a few steps away from the serene Arambol beach along with the laundry and rental service next door.
The hotel had a 3 day and 5 day cleaning policy.
This could be turned into daily cleaning.

The hosts are pretty amazing and so friendly. Very polite and service was up to the mark. Host reached extra mile to help me provide an amazing experience. Thanks to Anna. Would love to visit again. Thank you!

the property is beautiful and the rooms are well furnished, and mine had a great balcony feature.
checkout 10 am and additional charges if delayed, but strict check in and room wasn’t checked properly before I checked in. The linens didn’t seem that fresh, no water bottles or coffee cups were kept in room on arrival or delivered later unless asked (even though i came early to drop luggage and gave 2h to prepare before my actual check in; cupholder plates and sugar were there but no coffee sachets or cups?) ,ashtray wasn’t cleaned and some random items, possibly from a previous guest were still there and i’m guessing the soap was out of stock. staff didn’t speak english but that’s what i understood. other travellers have told me this is a common off season situation in goan hospitality by the beach.

Location is good and property is nice
House keeping needs to be improved as well as facilities and cleanliness.

The house is quite spacious.
The cleanliness of the house was very bad, and also there was a very bad smell in the house. The lighting in the house is horrible. The washroom was not at all clean.

Perfect spot close to the beach.. rooms are lovely nice furniture.. tea coffee kettle and fridge in room. Cafe food planet on the beach is a must if you love pasta
Beds were quite uncomfortable or at least the one i stayed in was.

The approach road is very narrow and bad and a new person may get scared. But except that, nothing to scare about, since its inside a village, a nice place to stay
The approach road and location inside village. Flush tank was overflowing continuously. AC is little weak. Only one staff to attend all and for everything makes it poor room service. These are not complaints but for improvements
