Communal bar area was nice. Rooms were spacious for a twin
Overall the hotel is tired and in need of an upgrade - especially the carpets! Bathroom was old - chipped and mucky grouting - and bath plug was broken. Water pressure was poor. No coffee facilities in room

the room was extremely hot and it would not cool down. i did not like how breakfast said included on booking and then we had to pay extra for it.

Can’t walk anywhere

Breakfast was good. Staff were great! especially front desk. Rooms and shower were great.
It's a very good location and hotel for an overnight stay, but it would be difficult to have a family group or business group there, but it probably wasn't designed for that.
Didn't like the charges for parking (that's new since HI days). Downstairs bar was somewhat limited. Bar couches were quite uncomfortable.

The breakfast was the best thing about the stay.
Our heater did not work. The maintenance guy apparently checked it out and could not fix it.

Very good
Water on the bathroom floor

Hotel was close to the office.
Very loud air conditioning, incl. the loud sound of flowing coolant (woke up 3-4 times per night).
Old carpets and worn surfaces.
The place needs a renovation.
Hotel restaurant not open every day. No other restaurant in walking distance.

Ac was loud

The room was nice. I really liked the location.
The AC made a constant rattling noise. This made it really hard to sleep at night. I let the front desk know, but i feel like they.couldnt do anything about it. For this reason, i dont want to take a.chance and stay there again

AC unit loud! Throughout our whole stay. Hotel would not move us either.

The pool was not able to be used, it was a main reason for staying in a hotel that weekend. We were not given option to go anywhere else, even got charged extra.

Price and size of room
Hotel us not near anywhere walkable. Need a car or uber to local eats.

the outside was not bad.
mattress was uncomfortable, the decor looks like it hasn’t been updated in years, the side tables were scratched up, dust on furniture, the bathroom lacked proper lighting and made me feel like was in a place that wasn’t a hotel…more like someone’s house. it was just sad.

good locations and comfortable. clean
loud ac and was charged a weird refundable fee.

This was a very quiet, comfortable place to stay. The staff was very accommodating and we enjoyed our conversations with Erica, the bar person, who also provided directions to certain restaurants in the area.
The name of the property is deceiving as it is not at the Arboretum. It is close by, but in a place difficult to access if you are not familiar with the area.

The bed was quite comfortable!
The bathroom faucet was not secured to the vanity and the water pressure was very low. Very low. There was a hair sitting on the vanity when we first arrived and inspected the room. The air conditioning unit cut on and off every 13 seconds. Quite annoying. The bed was very comfortable. Only half of the cable channels came in clearly. We had to pay for the powdered eggs and french Toast. It was a nice spread for breakfast but not for $18. I would have the received the same breakfast from Holiday or Hampton Inn for free.

Coffee and water service, staff was friendly, especially cleaning people.
Strong marijuana smoke in the hall. Some deferred maintenance.

Staff was very personable and very accommodating.
When I wanted to use the pool it was very dirty.

The Hotel has a very convenient location for us when we visit Austin. There is always adequate parking. The rooms are super clean and well kept. The rooms are spacious and comfortable. They even provided an in room safe for belongings. There were plenty of outlets for our electronic devices. We will certainly stay here again when we visit relatives.
The WiFi disconnected all the time. It did not reconnect automatically. The coffee maker in the lobby was out of order. A Microwave has always been available upon request but this time the receptionist at the front desk said it was no longer an option. We stayed for 5 nights. We were not offered their signature cookies when we checked in this time.
There was a small coffee maker in the room that we chose not to use.

The location is great. the maintenance man who had to come to my room was exceptionally kind and friendly.
The entire place looks great at first glance but it’s been shabbily remodeled; the building itself is quite old and it shows. Do not make the mistake of looking in the air returns or down the drain. There were water stains on the ceiling under the A/C, there was mold by the shower, the toilet in my room malfunctioned and spewed water out the tank and flooded my room at 6:30am. They said they couldn’t move me and did not offer any discount or compensation for the upset. The price was ridiculous considering my experience.
