The front of the house was not welcoming with a lot of dirty cobwebs around the window and door.The front door opened into the main living room which is the selling point of the property, it does have a wow factor with ingle nook fireplace and oak beamed walls but the sofas are old and uncomfortable and the large rug is very faded and rucks up and becomes a tripping hazard.The kitchen and bathroom are very dated (80s) and needing a complete refurbishment. The laminate on the kitchen units was peeling away, and the whole house just felt and smells "old" and is generally not suitable for a holiday rental in 2023, certainly not for our standards. The bathroom door could not be fully closed because it stuck and couldn't be opened so had to be left ajar. The windows had secondary glazing and in-between there were cobwebs and very dirty. The thresholds of front and back doors were filthy. I think you get the picture. The one good thing I would say is that the beds were comfortable. I would also mention that I was repeatedly sent messages to not arrive before 5pm. We arrived at 3pm (travelling a distance took shorter time than anticipated) so knocked just to let the cleaner know we had arrived but the cleaner had gone! I would certainly stay in Lavenham again but not at Clematis Cottage without a lot of improvements.

Cottage is lovely and in a fantastic position with lavenham snf country walks on the doorstep. Communicatiin was excellent but there is a lack of attentiin to detail here that made me question whether it was value for money. The details said milk and biscits had been left for us. They weren't. Also that beds were made up. We had to make our own. Don't expect that when paying over £500. I had to go and buy dishwasher tablets as there were none. Carpet in lounge is in terrible state and towels were just dumped on floor of bathroom. No liners for bins and both toilets had less than half a roll of toilet paper each.
