One of Cornwall’s best kept secrets, Kingsand is a few minutes walk from the adjacent village of Cawsand. The beaches are perfect for safe swimming, water sports and rock pooling. Kingsand boasts a range of excellent pubs, cafes, gift shops, an art gallery and deli. The stunning Whitsand Bay is close by and offers miles of golden sandy beach, a surf school, coasteering and spectacular coastal walks.

We had an amazing time. The cottage was well equipped. Close proximity to the beach, parking, pubs, local shops, restaurants and starting point to many walks. Overall great experience and would stay there again. Thank you Kate.

The cottage was a perfect place for us to stay for a fanily Christmas.
We loved the huge settee in the front room, very well equipped kitchen and spacious loft room.
The communication with our host was fantastic and very helpful.

The cottage was ideal for our family of ages ranging from 9 years to 76. The kitchen was very well stocked and the beds were comfortable. The staircase was a bit of a problem, but we had been warned about that.
The property was spacious and warm. We really enjoyed our stay, despite the weather.

The property was lovingly cared for and clean. It was a pleasure to stay in Kingsand. Kate and Jim were immediate to answer questions and concerns as well as kind to deal with. I would stay again if ever we are so lucky to come back!

Lovely place, slightly issue with heating but was sorted the next day.
Good size rooms, lovely fire place.
Close to good food and pubs.
Beach a 1 min walk away.
Great location for kids.

This wonderful house is vast in its proportions but still cosy and welcoming. Extremely well equipped with everything you need and immaculately clean. We are a fanily of 9 when everyone had arrived of all ages the stairs are quirky with rope handles to help and no one struggles with them. The host was very helpful in allowing us a late check out because our second house wasnt ready. This helped us no end. I would recommend this hpuse and definitely book it again we adore this village and Cairn Cottage is a stones throw to the beach, pub and car park! Well done Kate and Jim you have a wonderful place…. The house is ideally located in the centre of Kingsand but although it sleeps 12, more than 8 eating in the kitchen is not practical, and limited furniture outside. As a very old building, the stairs are very steep and could be a problem for old people. Reasonably well equipped although we had issues with the boiler (dealt with straight away), and the new dishwasher (we struggled to get it to run). Some windows didn't open - which was a problem in the heat, but the owners had a fan delivered. Overall our experience was mixed, but we were probably unlucky.

What a lovely cottage from where to enjoy Kingsand. Cairn Cottage is spacious and very well equipped for larger groups. The lovely enclosed rear courtyard was a real bonus for the children. Will definitely be back !

Absolutely perfect property for our needs (8 of us) next to village centre and beeches plus 4 pubs within easy walkable distance. No hot water on second day due to a boiler problem but fixed immediately without fuss, great base for a great holiday in a bit of a unknown gem .

Close to the beach, great walks, good pubs, plenty of space. My 83 year old mum got up the stairs fine as some people had mentioned them in other reviews. Car park round the corner and there always seemed to be a space.

We were 2 families staying for a friend's wedding close by. The house was perfect for what we needed. Large bedrooms and great social spaces to all be together. The owners were fantastic. Great communication and very understanding. We would definitely recommend and love to return again soon.

Wanted a quiet getaway for new year, this house did not disappoint! The location couldn’t have been any better and Kate (the host) couldn’t have been more helpful!
Tiny little fishing village, with narrow streets and beautiful houses, along with everything else you would want or need! The Local Spa shop a few doors up, had everything you would want although we ordered a Waitrose delivery, if we went again, we probably wouldn’t bother and just use the spa. Every one of the 5 local pubs were warm and welcoming, serving excellent food.
We took a 5 month old Labrador Puppy that absolutely loved it! We walked along the coast towards Carmyll, such a stunning coast line.
We will definitely be back, thank you!

We were 3 family groups and had a really great holiday here. There is so much to do on the doorstep and great pubs and restaurants in the town. The house is incredibly well stocked and very comfortable. The Spar up the road is very handy. We had days out to Polperro, Fowey, Plymouth Barbican and Hoe (on the Torpoint ferry and the Adrenaline quarry zip wire which was great fun. Also good walks from the town around Rame Head, along the coast to Picklecombe Fort (private estate with no admittance) but a nice walk. Also walked up to Maker Heights where the canteen does a great brunch. Other favourite eateries were The Bay at Cawsand, The old bakery (great breakfast) and The Devonport Inn (great, friendly pub). We would highly recommend this house and town for a great holiday.

Firstly the house has a very homely feel instantly comfortable and easy to move in. Very flexible accommodation and works well with the dog, child gates on the stairs keep them where they are supposed to be!
The kitchen is quite large and well equipped, excellent fridge freezer. The one drawer back being in these COVID times the supply of kitchen staples - oil/ketchup etc was missing.though there was a herb/spice drawer.
The location is perfect, right in the heart of the village, a tiny supermarket 50yds up the hill and a great pub 30 yards down the hill, and the beach 2 minutes walk.
Having been to many VRBO properties over the years, this is one of the very best we have stayed in.

Well equipped.
Some problems with hot water but quickly fixed by a plumber.
We couldn't get the TV to work however despite help from the owners

We had a fantastic week staying at the lovely Cairns Cottage in Kingsand. It was the perfect location for holidaying with a multi generational family. The fully equipped cottage was minutes to two beaches, fantastic pubs, great walks, ferry across to Plymouth and in the heart of a lovely atmospheric village. Communication with Kate & Jim was also great too. Would highly recommend for a memorable family trip.

We were blessed by good weather but this could easily become our favorite spot in Cornwall and the house itself could not be better located. The Spa up the road although small is very well located and we tried all the pubs in both villages as well as the View and Canteen at Makers. Only disappointment the bakery which hardly ever opens, is poorly stocked when it does (!) and was out of stock of pizza on the only evening that it offers pizza at 5pm (apparently you need to pre-order). The house was spacious, decent rooms and a big lounge with a pleasant outdoor space so ideal for a grown up group of mostly couples but above all Kingsand is magic.

Hot water tap outside on patio (for rinsing wetsuits/dogs etc)
House not ideal for people with mobility issues - steep staircase to all bedrooms. (Not a problem for us)
Will definitely go back.

Brilliant location, the house catered brilliantly for our stay. It had everything you needed on hand the three local pubs were all friendly and very welcoming. Would recommend and will be returning.
