About this villa rental
Villa Imperati is an enchanting sea view villa, recently renovated, equipped with modern and bright furnishings. It is an elegant and spacious villa, located on the west side of Praiano, from where you can admire the magnificent sunset overlooking Positano and Capri. It has a fantastic private outdoor swimming pool, overlooking the sea, and a large garden equipped with an outdoor shower, deck chairs and barbecue. It is located in the center of Praiano, reachable through steps alternating with a typical path.
The villa is organized on 2 floors:
GROUND FLOOR
• Large garden with a splendid sea view pool, hot outdoor shower and barbecue,
• Second Garden with access to the bedrooms,
• Living room, with dining table, sofa and two armchairs, with direct access to the garden,
• Fully equipped kitchen with dishwasher,
• 1 double Bedroom (bed sizes 160x190) with private access from the Garden;
• 1 single bedroom with garden access - where we can add another single bed (it is not possible to have a double, but only two single beds) - this is located between the double room and the rest of the house, even if it has a private access from the garden
• 2 bathrooms with shower
FIRST FLOOR
• 1 double bedroom (bed sizes 160x190) with private terrace overlooking the sea, furnished with deck chairs
• 1 bathroom with Jacuzzi with sea view
Villa Imperati is located on the west side of Praiano, in a very peaceful and quiet area. It is possible to reach the Villa through about 100 comfortable steps, alternating with a typical path. Private parking is available on request for a fee and is located about 500 meters from the property. Alternatively, you can park for free on the street (we cannot guarantee availability).
Within walking distance, there are:
• Path of the gods
• 1 grocery store
• Many restaurants
• Local bus stop and SITA
• One Fire Beach Club - 20 minutes walk

Francesco was a great host. He was very responsive, and very helpful when it came to local recommendations and services. Check in was easy and the place was very clean with a great layout for a family. The kids loved the pool. Overall it was a great stay. One thing worth noting, it does take a little work to get to the closest store so bring your sneakers.we would definitely stay here again.

My family of five had a wonderful stay @ Villa Imperati. It was a perfect place for us to come back to and relax by the pool after venturing out all over the Amalfi coast. The views are breathtaking and there are so many great restaurants right near the villa - the location is great. Francesco was very attentive and helped us navigate our stay here and helped with arranging day trips and transportation which made our stay - stress free. 😊

Overall a great stay and good value for the price. As mentioned there is a lot of stairs but that is to be expected in this region. We had a hiccup with the pool but the manager was great and worked with us on that. He was very helpful and quick to respond with anything we needed. The house seemed to have all the essentials, the only thing I thought was missing is a espresso machine. We ate out all the time but that would have been nice for the mornings.

The property manager was great at always answering all our questions. Glad we used the Porter service for the stairs as it can be quite difficult if not. Overall great nice place with shops and bars close by. Just be prepared to make the trek down stairs and back up which can be quite difficult for older folks or those not in decent shape. Great communication!

We loved every second of our stay at this property. We had two adults and 4 kids who were able to spread out and have our own space while also enjoying all the wonderful gathering spaces (like that beautiful pool!). The views of the coast were breathtaking. And whatever you need on or off the property, Francesco and his management company were extremely attentive. They helped us with restaurant recommendations, boat excursions, transportation to different activities, anything we could think of! They were so kind and helpful. This was a very special property and we hope someday to return to experience all the Amalfi Coast magic.

We have just returned from 10 days at this villa in Praiano! Wow, this was a fabulous villa with all of the necessary amenities and in such a fabulous location. From the views, to the facilities to the pool (to cool off) and the overall homely feel, it was one of the best villas we have stayed at! Also, excellent support from Norman and the SMAAC team whenever we needed anything, any ask was actioned quickly and made the stay very comfortable! Thank you!
Nothing specifically from the villa or facilities. Just bear in mind the steps to walk to the village (around 190 vertical steps for most direct route). We used the longer route which was a hill walk but you still need to be mobile and fit!! The walking is worth it though! I would highly recommend the porter service for the bags and parking permit, helped tremendously. All can be booked through SMAAC

Absolutely breathtaking views of Capri and Positano from the top of the villa. Pool wonderful in the heat. Trip of a lifetime. Norman was fantastic in his communication and helped book loads of restaurants and a trip to Capri - expensive but definitely worth it. Thank you Norman!
Porter strongly recommended for taking heavy luggage upto the property. Download the video or have internet so you know how to reach the villa - the streets are a bit of a maze.

The pictures don’t do this property justice! It’s beautiful and spotless. The views are incredible and the pool is perfect. Norman was a wonderful help—did an amazing job food shopping for us and talked us in when we got a little turned around at check in. Just know there are about 220 steps down to the Main Street, bust stop etc. it’s pretty steep and significant—granted all of the coast is this way. Get the porter at check-in. It’s just worth it. The home is lovely and Praiano is a delightful escape from the craziness, although a quick bus ride to everywhere.

We absolutely loved our stay at Villa Imperati.
Once you get used to the stairs, which provided endless exercise, the Villa itself was great. The pool was a much needed addition, particularly with the heat and stairs.
Praiano itself was great, we chose their as we wanted to be away from the over-crowded areas like Amalfi and Positano and after visiting these 2 places, I am certainly glad we chose Praiano.
Only 2 things that could be better about the Villa - the beds were a little on the hard side and the internet was a little inconsistent and didn't work in bedrooms.
A big shout out to Norman who was fantastic right throughout our stay. He was always available to answer our questions, organised a tour for us which was brilliant and was friendly, helpful and patient at all times. Thank you Norman, you really added to our stay!

This house is beautiful and was a very nice place to stay in the heart of Amalfi. The access to the house requires a 5 minute walk with many stairs so definitely keep this in mind and try to arrange a porter to take your luggage if you have a lot to carry.

The villa was clean, spacious, well equipped, and as described. It was also in a fabulous location! The property management company was very easy to work with from beginning to end. While we chose not to use them to book any “extras” such as excursions, etc., we thought that was a very nice touch and would be quite useful for travelers seeking that type of vacation and those types of services. When we did have a “problem” (there was a power outage following a thunderstorm), it was handled immediately and professionally. We were also impressed that there was a level of trust and respect when it came to the check out process and our payment of occupancy tax, which we did not have (in cash) when we checked in...but because we had established a rapport with our management team throughout our stay, it was okay that we just leave the cash for the occupancy tax on the kitchen table as we departed. This made for a very easy check out day for us which we very much appreciated.

We spent 5 nights at the villa and overall had a wonderful stay. The villa is spacious and having the pool was really convenient as we were able to just relax and let the kids play in the pool at times. Praiano is a good location from which to explore the Amalfi Coast...as it’s nowhere near as manic as nearby Positano. You do need to be prepared to walk up/down lots of stairs though!
The property is managed by a group called SMAAC. Overall, they do a good job with check-in/check-out service and general communication and information. They offer a number of additional activities...one of which was having a chef come to the house. The chef was wonderful...but it was quite pricey. At €200 for 2 adults and 2 kids plus groceries that you pay on the spot (for us it added another €115!!)...it was expensive...and that is not inclusive of a beverage of any description. Added to that, the chef didn’t speak much English and there is no choice of what is cooked once they arrive ( which is not great for kids). We had to prepare some different food for our youngest once the chef left.
Another thing to note is that parking is at an additional charge and is not close to the villa (probably a 10min walk with stairs). We took the offer for free porter service upon arrival which was great - definitely take that option! The service was not offered for departure.
Overall, we had a wonderful stay and would highly recommend the villa. The Amalfi Coast is a stunning place to explore!

Enjoyed the location of the Villa in Praiano. Nice to be in a quieter town with option to visit more crowded areas like Positano. Villa was roomy. Pool was great. View was spectacular. There were stairs but worth the climb!

The villa was beautiful with amazing views. Praiano was a lovely, low-key town with good restaurants and bars.
The service in general was very good however the pool and garden needed some attention. While this was done as soon as we requested it, it would have been better if this had been done prior to our arrival.

I stayed here four nights in March for spring break with family. The views and loaction were phenomenal. The only reason for the 4 stars instead of 5 is that the supplies in the villa were extremely limited. There were five towels, but you can have more for an additional fee. Two dish towels, no pot holders for metal pans (handles become very hot). Zero Tupperware. Washer, but no dryer. And...the yard was extremely overgrown and should have been mowed. It was a great week, but limited kitchen tools to say the least.

A clean, quiet and well presented property in the beautiful town of Praiano, with easy access to shops and restaurants and the path of the gods. The pool is perfect for a family, with superb views towards Positano and Capri.
Only niggles are the place lacks glasses and decent bowls, the satellite TV service was intermittent and a DVD player would have been nice.

Lovely villa in a fantastic location, the view over the sea and across to Positano is stunning.
Pool is large enough to enjoy a few cool lengths and plenty of room within the grounds for sunbathing.
Local restaurants were great, try our favourites, La Dolce Vista and Voce e Notte, we ate here on several occasions.
Steps leading up can be a bit of a surprise at first but don’t let this put you off, watch how the locals manage these, slow and steady, I took their lead and had no problem. This villa is well worth a few steps, has everything you need and we all had a great time here.

We were disappointed that we were too late to make a reservation in Amalfi or Positano, but feel fortunate that we ended up in Praiano. It is a bit sleepier than some of the other towns, and extremely beautiful. We drove there from Rome, but never touched the car the whole time we were there. Everything was walkable. The villa was very large, clean and had a wonderful set of views. Overall, an incredible four days!

We (5 adults and one 2 year) old stayed here for 4 nights and loved it! The home and grounds are absolutely beautiful. We had more than enough room for all of us and th house was stocked with all the amenities you would need. The view is amazing and the location is great and close to everything Praiano offers. We definitely recommend using the porter service, as there is a bit of a walk to get to the place. The walk is fairly easy, but there are a few sets of stairs that would be a pain to carry bags up and down. We enjoyed the warm weather, lounging outside and cooling off in the pool when we were home. The showers were beautiful and such a delight to refresh in after a long day of walking, climbing, eating and sightseeing! The beds were a great size, but the mattresses were very hard. Norman was an excellent host and greeted us so warmly. He also provided great information about the area! We would love to stay here again!!

We just finished a 5 nite stay at the villa .. it was everything the pictures showed. Everything seemed new. Views were spectacular. The pool looked nice but it wasn't open yet, but once it is, it would have just added to the place. Keep in mind, it is not easy to get to .. the walk from the car is a good 5 minutes, mostly flat. Going down to Praiano, to either get the bus or go out to dinner, required walking down, and then back up, at least 150 - 200 steps. But that's pretty much anywhere you stay in the Amalfi coast. I highly recommend. Norman, the rental agent, was great too .. a big help even before we got there. Thanks Norman!

We had a great time at Villa Imperati. The villa is beautifully done and everything was very clean. The pool was lots of fun as well. The location is great. Praiano is a very cute town and a little quieter and less touristy than some of the other towns nearby. It is an easy walk to the main road with lots of restaurants and then beach from there. The villa is also right next to the Path of the Gods so we walked up the path for a mile or so, including past the beautiful convent you can see from the villa. Praiano is centrally located on the coast so it is easy to get the other towns. Overall I highly recommend this place and we are already planning for our next visit!!
