Good base for exploring the Suffolk coast

Lovely period guesthouse, very nicely appointed. Bedroom and en-suite immaculately clean. Guest kitchen available to make tea/ coffee and eat food. Friendly and helpful host.

It's all very good. Highly recommended.

Lisa, the owner, is a very friendly and pleasant woman. Her greeting on arrival was exceptional. The Guest House is VERY clean and fresh and well presented. Impressive! Only really second in my experience to a B & B that was rated "Best in Britain" by a guest on Trip Advisor- and that was more expensive. It has a lovely Edwardian front door with original stained glass. My single room was small but large enough for my needs. No ensuite, but two decent bathrooms to choose from. Plentiful hot water. No odours present. Plentiful parking. Good location for places worth visiting. (By car). Quiet location. Quiet little town,

Room 7 (single) got hot and stuffy and it wasn't a heatwave. Electric fan provided on request, Winter weight duvet not suited to August. But it is really nitpicking. Car park best suited to smaller and shorter cars, but parking easy on street. Not a place to stay if you rely on public transport.

Lisa was a friendly and flexible host. Room was comfortable and well equipped - TV WiFi etc.

Website says breakfast not included but actually there was a generous offering of cereals, milk, tea. Kitchen well equipped if you wanted to prepare your own food. Parking easy. Leiston itself is pleasant tho' not exciting - apart from charming Abbey ruins. But it is a perfect centre for visiting Sutton Hoo, Orford, beaches, Aldeburgh etc.

A very happy celebration of our wedding anniversary.

Our room was very comfortable. Our hostess is delightful. The information booklet in our room gave us a head start with planning trips out. Location is perfect for visiting coastal villages. Will recommend to our friends.

Most enjoyable.

This is pretty much the perfect UK b 'n b. The property is beautifully presented and immaculately maintained. The facilities are all that could be expected. Lisa is an excellent host, with an attention to detail, and, in my case, a very understanding attitude to a guest's foibles! I can't recommend this accommodation highly enough.

Can't think of anything to improve his b 'n b.

Great place.

Everything from the welcome on arrival to the room. Lovely Edwardian house with lots of character. Use of a dining room and sitting room. The bed was so comfortable. The en-suite shower was powerful. The whole building very clean.

Lovely stay in very clean and comfortable accommodation. Excellent value for money.

Lovely accommodation. Very comfortable and very clean and tidy. Lisa was very welcoming and explained where everything was and everything we needed to know. Breakfast is now not cooked but self service cereals plus tea/coffee all very nicely arranged. Lisa provided plenty of suggestions of where to eat locally and places to visit which was very welcome.

A bit of a minor comment but the flat screen TV in our room was very tiny and difficult to view from the bed. Otherwise very well appointed rooms and communal areas. Excellent value for money

Peaceful stay in a traditional B&B, would definitely recommend!

Comfortable, larger room than expected, private toilet, guest kitchen available, quiet, homey

Bed was two single beds put together instead of a double bed.

Great place to stay

It was a real easy going place plenty of room you had the luxury of sharing a kitchen with a microwave and take aways welcome, and the option to use a shared living room. Bedroom had all I need great all rounder.
