Fab stay in quiet part of Venezia

Lovey room with window directly overlooking the canal, very clean, very comfortable and away from all the other tourists! Perfect location for seeing the Biennale

On a very nice and convenient spot in the more quite part of the city this b&b is a true gem.

Very nice, clean, b&b, extremely friendly staff, good breakfast, superb location (Giardini). Eye for cultural detail in the interior decoration, this is excellent hospitality.

Beautiful B&B in Venice

The room was clean, big, comfortable, and perfect. The owner Christina was super helpful. You could message her about anything and she would reply instantly. The breakfast was delicious with lovely coffee to get your morning started in Venice. We only stayed for one and a half night because of flight delays and wish we could have stayed longer. Many restaurants in the area but they are pretty pricey. The Arsenale dock is a 7 minute walk from the B&B and Piazza San Marco is about a 15 minute walk; better wear comfortable shoes. Overall, the perfect location for us away from the busy city center and I would definitely recommend this B&B. We loved it here and if we ever return to Venice, this is where we'll stay.

Not a problem for me but I know people would probably complain about the wifi speed which was pretty s-l-o-w and non existing at times. Again, it wasn't an issue for us as we didn't spend much time in the room using wifi.

great facilities and furniture. Comfortable mattress! breakfast was excellent too! quiet location. walking distance to everything. EPIC floors throughout

Like a Venetian

The accommodation was exactly as it is in the pictures. Extremely clean, in a quieter part of town and yet walking distance to the center. Integrated into the everyday life of the people who live there. Wonderful breakfast.

A little treasure in Venice...

The room was very spacious and everything was just like on the pictures. The bathroom was large et everything was very clean. The location is very quiet in a nice neighborhood with many locals. The breakfast was fantastic with a great variety including boiled eggs, ham and cheese as well as numerous wonderful Italian pastries. I would recommend the Vaporetto abonnement. Finally, special thanks to the very kind staff.

Perfect for romantic weekend, close and far enough from all the crowds and craziness.

The place is incredible! It looks and feels like brand knew restoration - it's so well taken care of. The room and common space are clean, warm and decorated with attention to detail. So cozy! Cristina, the owner, is the nicest and most helpful person you would ever know. I'm sure I'd be back there whenever I'm in Venice ❤️

Situated in a quiet part of Venice, close to the Giardini (Biennale). Very intimate, cause there are only three rooms.

Lovely, spacious, cozy B&B convenient to visiting the Biennale Giardini and Arsenale exhibitis!

Perfect location for exploring the Biennale! Super warm welcome and ease of access. The host sent excellent directions and tips in advance of my arrival. Strong WiFi, adequate for work video calls. Excellent and generous breakfast. Picturesque location on a quiet canal. Clean, friendly, spacious, and a lovely location nestled in a calm corner of Venice.

Professional services in very friendly atmosphere, highly recommended!

Amazing place! The room was clean and well equipped, nice location, great breakfest and the canal view as a bonus. But what I appreciate the most is very friendly and helpful host. I booked this apartment for my parents and I am grateful to Cristina for the perfect experience they had there! All necessary and usefull information was provided in advance, possibility of earlier check-in and lugagge storage, sum up, everything you need for comfortable stay in Venice. Thank you and hope to visit you again!

Wonderful B&B in great area of Venice

It was wonderful! Great room with canal ciew, all nice setup. Good bathroom. Great area to stay. The best was our Breakfast service lady - She was the true angel of the house. So kind, helpful, decent. Without her it wouldn`t be so nice as it was.

Away from crowds, easy access to Biennale venues, great breakfast, spotless room...

Location to Biennale venues was a primary reason for selection of this location. We wanted to be out of the way of the major crowds around Piazza San Marco. It turned out to be a really great choice all around.

Can't think of anything to improve.

Cleanliness, breakfast perfect organized with fresh fruits, eggs and continental offer (but not home made jam). The possibility to have luggage deposit thanks to the gate with number combination. location, 5 mon from vaporetto stop

I wish i had a bench in the room for the luggage. Something extra for breakfast like home made jam to give a taste of home to the already very good offer. In the rooms leave only sheets (take away the quilt) in hot summer so that hosts can turn the air conditioning at higher point and save energy.

absolutely lovely b&b in a great location in Venice. you can walk to the main square in 20 minutes or get a waterbus in a few minutes. the room was clean, beautifully decorated and the breakfast was great. the staff were so great and friendly too

Superb

- Great location for visiting Biennale Arsenale & Giardini, literally a few minutes away. - Very quiet, mostly residential area. Located on first floor, well exposed to sun and with nice views of canal. - Breakfast buffet waiting for you at 8 AM - mostly sweet italian breakfast, but also some savoury, fruit, veggie, etc... - We could leave our backpacks in the common lobby (within PIN access range) to pick them up in the evening before leaving.

Considering it is in line with Venice's hefty prices... nothing to complain about!

Clean and simple - good shower, comfortable bed

Good location near the Biennale. Tasteful room, very clean, good shower. Noisy aircon and remote for aircon missing initially - soon found and placed in room. Safe took a while to sort out - took batteries out and in then worked - not mad on breakfast, would have liked a cafetière/ more coffee and plain croissant but I’m not a breakfast person. Polite and friendly and helpful member of staff…

The safe needed new batteries and no aircon remote when we arrived. To be honest it was too noisy to use. Tv very small and only in Italian channels

A fantastic B&B with everything you need in an ideal location to explore Venice.

There was a wide variety of food available for breakfast. Plenty of fresh fruit, cereals, pastries as well as a selection of meats and cheese. The Room was a great size as was the bathroom that had a good shower. The location was perfect for exploring Venice whilst being the right amount of distance away from the huge crowds and overpriced areas of the city.

The property is just AMAZING. 100% recommended. Cristina (the host) is very kind and helpful. The room couldn't be cleaner, it was shinning! breakfast is yummy and location also very convenient to walk to city center.

Comfy and clean room!

Very clean property, with enough towels for two persons. Very comfortable bed and nice shower. Person that received us was kind and nice. Location it was in a calm neighborhood. We arrive a bit late and it was easy to enter the property with a code given through booking.

The location was not optimal, not because it´s very far from the city center (less than 1 km) but because the dimly lit streets around the property are almost desert during the evening, which gave us the felling of being unsafe. The breakfast is not too diversified but good enough and you can't be hungry!
