You'll have access to the entire Villa, including a private courtyard for relaxing or entertaining. There’s also ample parking on site. The community has a park and playground, great for the kids or leisurely evening walks. The Villa is the perfect place for your next family vacation or a base for work.
The Villa, set over two levels, can sleep up to 8 guests, with three bedrooms and the family bathroom located upstairs. Downstairs the separate lounge area incorporates a welcoming wood fire enhancing the perfect place to relax. Sink into the leather lounges as you enjoy the benefits of the large smart TV. There’s also an addition half-bathroom located downstairs.
The dining room comfortably seats 6 guests and has direct access to the private courtyard, an ideal spot for outdoor dining, relaxing or entertaining.

*Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection.
Coverage Details:
Protected: Accidental damages to furniture, fixtures, and appliances.
Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.
Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.
Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.
* Pool is run by the HOA and is seasonally open during warm months of June, July and August. Pool is free to guests with a limit of 6. The pool is heated.
* Air conditioning is provided via evaporative cooler and also supplemented by additional AC cooling units in bedrooms
* The evaporative cooler is typically connected between mid-April and early May. Evaporative coolers are environmentally friendly air conditioners used in dry climates like New Mexico. Evaporative coolers can lower the temperature from 10° to 25°.
* Air conditioning is provided via evaporative cooler and also supplemented by additional AC cooling units in bedrooms
* Pet Fee - $200 per pet. Dogs only with 25 lbs. weight limit. No other pet types allowed.

• Reservations over 30 days may require security deposit, background and credit check.
• For stays over 30 days, a monthly cleaning fee will be applied.
• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• Guest agrees to report any issues at home to Host immediately.

DO NOT SEND YOUR CHILDREN TO THE POOL (WITH KEY) TO WAIT FOR YOU AND DO NOT LEAVE CHILDREN ALONE INSIDE THE GATE FOR ANY REASON.

Stayed with my two grown children to attend a family affair. Unit was clean, inviting and well equipped. I was thrilled to find a Starbucks around the corner.

When the planned kitchen redo happens….. this will get a hands down 5 stars! Tastefully decorated with comfy beds, convenient location in a nice complex. This was my third stay and I will definitely book again!

This was a really good stay for the money. Parts of the home needed some updates (kitchen cabinets and shower). However, Carl was super responsive , checked in with us about our stay and left a small welcome gift much appreciated. Overall we enjoyed our stay here 😀

Great communication with owner. Carl made us feel welcome and at home. Great location, we visited National Parks and Santa Fe. We felt safe. Beds were very comfortable. Would love to stay here again!

Carl was terrific to communicate with however the property needs attention. The layout is great but the carpets were stained and felt dirty. The bathroom needs basic updates as does the kitchen. We had issues with kitchen sink plumbing and the icemaker. Silly things like no recycling bin and no information about the TV channels made the visit annoying when it should not have been. Again, great layout and convenient location but attention to details would really enhance the property.

We came to celebrate my wife's birthday and visit a friend who works in Jemez Springs. We were close to the grocery store,, old town, and the Petroglyphs. Easy access to the highways and Santa Fe. Rooms were comfortable and tons of towels, blankets and bedding!

The property was clean but pictures were deceiving. The property is not as nice as the pictures showed. Also, it was extremely hot upstairs. There are fans in each room but that is not sufficient.

Perfect house for our stay.
From beginning to end, this was the perfect house for our vacation. It was clean, and everything was as listed. The kitchen was well stocked with dishes, pots, pans, coffee pot. Plenty of linens, and the beds were super comfy. We stayed for a little over a week, and it felt like home. Will certainly stay again on our next trip.

Work Trip
Beautiful house and nice neighborhood. We stayed there for a month, when ever we had a question, Carl is just a text or a phone call away. We would definitely stay on one of his properties again, (of course if he takes us back in). Over all, it was a great and comfortable stay!

Perfect for a family celebration
Everything went smoothly and we helped my mom celebrate her 88th birthday! Carl is quick to respond and very easy to communicate with.

Nice townhouse with large dining room, and separate living room. Has all the items you need for a stay. Soft king sized bed in master, queen in 2nd bedroom, and twin bunk beds in kids room. One full bath on floor with bedrooms, and a half bath on main floor. Worked out nicely for our two family get together. My son loved the ‘Alexa’s in the house
