Our unit #7 was great for our family (2 adults & 3 children). The unit was spotless and decorated with quality materials. It enjoyed a great view over the nearby pagoda.

We had the traditional Japanese breakfast on both mornings and they were absolutely divine. The care and effort put into them was amazing. The beautiful staff who brought them and set everything up were incredible. We would highly recommend this experience. Delicious.

Unbeatable location in old town, right at the doorstep of Yasaka pagoda. Super convenient for sightseeing and shopping around Kiyomizu/Gion.

Very convenient location, right next to the Kyoto Tower. Our bedroom window was facing it! The hotel was delightful to say the least, all the amenities were lovely and it was clean:)
The receptionist was also extremely helpful!
The taxi struggled to get in the narrow alleyways so keep that in mind, dragging your luggage along those paths is rough.

The breakfast was very good the first day, but not as good on the second day. Beds were comfy, the location is amazing, the unit was very quiet but in the middle of a popular tourist area. It felt very secluded but also surrounded by businesses. Laundry in-room was a bonus. The bathroom was very nice. Everything was clean. Our host went above and beyond to make sure we were taken care of. They accommodated us with a late arrival, met us at check-in, set up taxi rides when needed, and was quick to respond to messages.
It is a little difficult having a 2nd story rental, so keep this in mind if you have kids or are not comfortable with steep stairs. I found myself going up and down a lot. Difficult to get luggage upstairs to the bedroom.

The owner is very nice and he is very willing to help us with all the requests.
The location is great just few minutes walk to kiyomizu dara and there are a lot of cafes around.
Room is clean and equipped with everything we need, bed &futons very comfortable.
More selections of breakfast would be great.

The chance to live in such a destination with such heritage is amazing. The innkeepers addressed all our needs and assisted in making our stay very memorable. Very helpful to have laundry available.
No complaints, but just some observations. Narrow stairs is somewhat difficult for elders and carrying bulky items up or down. Futon mat bed will take adjusting to for some sleepers. Kitchenette and fridge are limited/small, so plan accordingly.

Everything!!! Great location, beautiful layout, right smack in the tourist attraction, teens love the cozy feel and japanese layout of the house lots of IG photos, the wooden bath tub, lush shower facilites, washer and dryer, neflix, soft bath towels,.......
The ruggard uneven walkway/ small road that we need to carry our luggages up to the house from when the taxi alight us. Luckily our luggages have strong study wheels or else one lugagge might be spoilt.

We had a terrible trip because of delayed flight and lost luggage but when we arrived to this property, it was magic. It's right in the middle of historic area and the building is very unique and clean. We Love this rental property so much and also the staff who met up with us very late. We supposed to get there by 4 pm but we actually arrived like 10pm because of 1 day flight delayed and we traveled straight from Tokyo with bullet train. Thank you so much for helping us out and waiting on us. We really appreciate it. Will definitely be back soon!!

Wonderful location in historic Kiyomizu. Very crowded during the day with school groups, tourists and people having photos taken. However, by 6 pm, quiet returns. Once inside, it is peaceful no matter what the time of day. Lovely understated design. The rooms are a bit small, but plenty of space for all. Our unit had a very narrow staircase which could be an issue for anyone with mobility issues (small children or adults). Also, be aware that only two of the units have Western style sofas.
They were wonderful calling us taxis when we needed them. During the day, taxis cannot come to the facility but will drop you off a 5 minute walk away. We managed the walk in the rain with luggage with no problem.
Our only criticism is that though we booked for 3 and a three bedroom, we were charged extra for having all three bedrooms set up. They assumed that two people would share the double bed so only one of the extra bedrooms needed a futon. As we booked a three bedroom for three people, this seemed wrong to us. We paid an additional $30/night, but felt it was not justified given our booking.

Suitable for families are large groups.
Waking up and coming back to the hotel at night was interesting as you get to see the usually crowded streets in Gion empty. The hotel is located right by a famous photo taking spot, the whole area is very picturesque.
Inside the hotel, the space is not large but it's just enough and cozy. There is a very steep and narrow staircase to get to the upstairs living area, so beware of that. Beds were comfortable. Favorite part was the bathtub and shower pressure. Also equipped with a clean kitchen and washer/dryer and netflix on tv!
It is not close to any train stations so you have to either take a bus or take a bit of a walk travelling around.

Definitely the best hotel in Kyoto. I had 3 nights stay with my wife and children. You will have all stuffs to cook yourself. Micro oven, refrigerator, induction, spoons, chopsticks, plates, teapot, coffee machine is in your room. Also, you can get bento breakfast in the morning in your room. The most impressed one is Hinokki bathtub. My children loved taking a bath in Hinokki bathtub a lot. They enjoyed it everyday. We stayed at room #1. You will see temple tower in your bedroom and it’s beautiful appearance at night with light will make you calm. There is a small pharmacy store near the hotel and the pharmacist old lady can speak English well. My daughter got help by the kind pharmacist when her eye turned into red and bought a proper eye drop recommended by the pharmacist. I strongly recommend you to stay here if you have a family trip!

Fantastic location in historic Kiyomizu, the famous cobbled street is packed with people during the day but nicely quiet after dark. Beautiful residence, all rooms are decorated with different woodworks and displays. Shoji doors/windows and use of wood everywhere along with cozy mood lighting creates the perfect setting for admiring Yasaka pagoda. Japanese breakfast was delivered by a nearby restaurant and was very tasty. Would definitely stay again.

Amazing location and facilities! Very comfortable and spacious. Small kitchen with everything available.
1. Overall service level: 1.1. no breakfast included nor proposed (last time it was possible); 1.2. While there was no booking for the next day they asked to pay 30 pc more for checking out 2 hours later than planned (property was clearly empty); 1.3. No staff available at reception or to book things like transpiration; 1.4. No baby bed available; 1.5. 40000 yens for lost magnetic card (while I have never been charged for something like this in any top hotel)
2. Cleanliness: overall ok but not thoroughly cleaned (Eg not clean on bed tables or under bed…). Again no issue on that front last time
