Main Description
Plum Tree Cottage in Porlock was formerly part of an old coach house and stables, the stone mounting block in the garden indicating the history of the property. The cottage is approached by footpath through the garden from the private parking area. The front door opens into a spacious porch/bootroom you then enter the hallway; a large sitting room is to the right, with plenty of comfortable seating for 6 guests plus a selection of games and puzzles in the storage bench. The kitchen-dining room is to the left of the hallway, and is fitted with all new appliances. French doors lead onto a patio area beside the cottage, making al fresco dining a breeze. On from the kitchen is a downstairs double bedroom, with en-suite bathroom (bath, toilet and and hand basin). There is also a downstairs toilet with hand basin off the hallway under the stairs. Upstairs there are two bedrooms, both with en-suite shower rooms consisting of toilet, hand basin and shower. The upstairs bedrooms are one double and one twin. There are three bedrooms in total (two doubles and one twin).

Plum Tree Cottage is available for week-long bookings and short breaks, with changeovers on Mondays and Fridays.
Indoor Description
The kitchen is fitted with a fridge-freezer (the freezer has 3 drawers), dishwasher, microwave, oven with hob and washing machine. Other equipment includes toaster, slow cooker, kettle, a variety of kitchen utensils, cookware, cafetiere, cutlery, crockery and glasses.
A television with freeview and DVD player is situated in the sitting room, and wireless internet is available at no extra cost.
A hair dryer, iron and ironing board are provided for your convenience.
A cot is available, it is stored in the wardrobe in the double bedroom. A stair gate is also provided.
Electricity and heating costs are included in the price of your accommodation. Plum Tree Cottage is fitted with oil-fired central heating which will be programmed for you but can be adjusted to suit your preferences.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
A small amount of tea, coffee, sugar, and biscuits are provided to ensure you can have a hot drink as soon as you arrive.
Cleaning materials such as washing up liquid will be present in the property. One or two toilet rolls will be provided per toilet.
Outdoor Description
The spacious garden runs to the side and front of the cottage. Outside seating and a barbecue is provided and there is a patio outside the French doors into the kitchen, so dining al fresco in the warmer months would be a delight. It's a charcoal barbecue, charcoal not provided.
The garden also features a walled (raised level) pond, which has been netted for safety.
Parking
A gravelled off-road parking area is situated at the end of the garden, inside the double gates. There is room for two or three cars. A footpath leads from the parking area to the front door.
There is no on-site EV charger at Plum Tree Cottage. Charging electric cars is prohibited at this property. The nearest charging point can be found in Porlock at the Central Car Park (TA24 8PH); it is part of the SWARCO E. CONNECT network. There are 2 devices and 4 connectors available at this location.
Pets Description
Dogs are welcome by prior arrangement (usually a maximum of 2, but the owner has made an exception on some occasions and allowed 3 dogs, dependent on the size/breed of the dog, please contact us to ask). A supplementary fee of £20 is payable per dog. Please do not allow your dogs on the furniture or upstairs (a stair gate is provided to help with this), and please do not leave them alone in the property at any time.

Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There's so much to see and do, from short walks to long expeditions across the moors or horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.
Often described as 'the jewel in Exmoor's crown', Porlock has a long history of settlements existing on or near the site of the existing village, with stone-age remains only a short distance away. Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breath taking views towards the Bristol Channel, and to the south by the rolling hills of the Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual bird passing through.

Garden gets the sun all day. Kitchen is well equipped.
Lots of walks around Porlock and Top Ship is definitely worth a visit.

A great cottage that is away from the main road and very quiet. It had all the facilities we needed and was exceptionally clean with not even a sign of mould anywhere. The garden is a great size and well kept; our dog loved the extra space and Lottie from next door came to play on most days.
Unfortunately we walked into Porlock once with our dog but the lack of a proper pavement made it feel unsafe so we drove after that.

A lovely dog friendly home which all helps to have a relaxing holiday. The kitchen is a good size with wooden floor, great stair gate to prevent dogs going upstairs and the garden is secure.

Can not fault a single thing; spotlessly clean, good location for all of Exmoor and nice spacious garden ideal for dog owners.
The cottage is well away from the A39 so no traffic noise and at night you can sit in the garden in absolute silence gazing at the black sky and fell lost in time.
Took our two grandchildren and they loved the cottage and surrounding space.
We will be back and jut wondered why we did not see this cottage before.

Communication was very good when we had any issues during our stay. We would say the twin room would be more suited to children rather than adults. Overall a very pleasant stay.

Excellent cottage, true to the photos and very clean - good size for 6 adults and an excited dog! The location was perfect too. It was lovely not to have to drive far each day and we did some lovely walks - Lynmouth to Watersmeet and back along the coast path was our favourite. Dunster beach was a good find too (after a day at the castle). Our dog loves the sea! We thoroughly recommend it.

Excellent. In the edge of porlock but didn’t take long to get to the centre. Down stairs bedroom ideal if like me you have to use a walking stick.

Excellent property in quiet location surrounded by beautiful gardens and houses. Just a short walk, partly by private footpath, to village, beach and paths though those who plan shopping or even walking back from the pub might not entirely relish the uphill return.

Ideal location from which to explore Exmoor. Very quick helpful responses to any queries. The perfect holiday home for 6 people with 3 en-suite bedrooms. Spotlessly clean with good quality furnishings.

its just a really comfortable and easy property to stay in. As long as you find the footpath between Doverhay Appartments and the cottage opposite, which brings you out at the Bossington road junction, the vwalk into Porlock
is not too bad. Garden is great for children, our grandson spent ages a ball up and down

Lovely cottage and lots of space for us, our daughter, my mother and the dogs. Great to have a nice big garden and an easy walk into Porlock. Ground floor bedroom was great for my Mum who has limited mobility.
We enjoyed lovely walks from the door and venturing further afield. The local national trust places such as Dunster Castle now have trampers to hire in advance which opened up a lot of places to my mother.

Our fifth year in Porlock our first at this property. Very well equipped kitchen, comfy beds and plenty of hot water.
Walks from the property are wonderful with a tea room as an incentive when walking up some of the hills .

The cottage is lovely, we had terrible weather and were grateful to have such a lovely cottage so we didn’t mind staying in! The twin bedded room and adjacent en suite are
small. There is no storage and very little space to move around. Not suitable for
two adults. No shower in the downstairs en suite. Garden is lovely. Short walk into town but uphill coming back.

The cottage was beautiful and very homely. It was perfect for our family and dog who loved the garden! It had everything we needed and more and even on rainy days felt cosy. There are stunning, scenic walks around and the walking maps really helped. Short walks to the village and sea front. Perfect location, highly recommended!

The garden is lovely and we were able to fully enjoy and make full use of it and the BBQ in the glorious weather. The walk to the village is 10 mins on a good foot path.

This was a lovely house to stay in and ideal for our New Year family get together. The kitchen table was a great place for the family to share a meal and the large lounge gave us plenty of room to spread out and play games or just chill. The kitchen was particularly well equipped.

This was our first time staying at Plum Tree Cottage and it was just perfect for us! Plenty of room for both parties, well equipped kitchen and spacious living area. The highlight for us was the beautiful garden, well maintained and great outdoor seating. We were lucky enough to have sunshine and we basked in the sun all week…just fab!

We had a fabulous stay at Plum Tree Cottage; the accommodation worked very well for us as a family of four along with one grandparent. The cottage was clean and well-equipped with a lovely garden and patio/outdoor seating for BBQs. It is a great base for some fantastic walking in the area right from the doorstep.
