About this apartment rental
The property is a 'double upper' villa (the apartment covers the 1st and 2nd floors of the property), built in the 19th century with period features throughout including a coal fire which is a lovely treat during the winter. Although a traditional property it is equipped for the modern traveller with WiFi and broadband internet access and we offer a selection of books, videos and DVDs for use during our guest's stay. The property would suit groups of couples or families as it is a flexible accommodation and we also offer a high chair and travel cot for families with toddlers. Although we are close to the city centre the Upper Villa is in a predominantly residential area which means a peaceful nights sleep! We have a fantastic selection of local shops, bars and restaurants which cater for the hungry traveller!

Location: For doing things in the city center, the place is perfectly situated. Within walking distance are enough stores, shops, restaurants, etc. that you can do the normal stuff. The Botanic Garden is a bit of a walk but doable and worth it. All the tourist stuff is within an Uber drive that's cheap-ish.
Property: the apartment is on the 2nd and 3rd floor (1st and 2nd if you're British) and the winding stairs is tricky to get luggage up. The place was built long ago but has the modern upgrades. The ceiling in the living area is quite the art piece. The kitchen is a bit cramped but is workable. Bedrooms are quite nice. Bath on the 2nd floor is very cramped but the one on the 3rd floor is fine.
Overall, some aspects feel cramped but the old world feel of the place makes up for it. Lots of natural light. It has a homey feel to it: you know hundreds of people have lived their lives here and had a great time doing it.
If you want to be centrally located in an old world home, I doubt you could do better.
The owner communicated very well and was accommodating. She agreed to let us stow our bags in the apartment early on our arrival day (8 am) because our flights were coming in in the morning. Turns out the cleaning crew got done early and we were able to gain full access when we arrived around 10:30 am.

On arrival Rona made us welcome. Property was stunning inside and out and spotlessly clean.

We were a family of 5 adults and three children. The house was beautiful providing everything we needed. Our host Rona was very helpful and friendly. We quickly learnt how to get to the centre of Edinburgh either by walking or taking one of several buses. Useful shops very nearby. We really enjoyed our stay and hope to go back one day.

Beautiful Townhouse Close to City Center
The townhome is situated within walking distance of many great restaurants and pubs. Although we could walk, we chose to take the bust to Old Town. The route runs very near the home. The home itself was spotless and very comfortable. We really enjoyed our stay and if we visit Edinburgh again, we'll definitely stay there!

Better than advertised
We loved this beautiful, historic and surprisingly comfortable property so very much. It made our magical stay in Edinburgh even better. The house itself was full of charm that just doesn’t come through in the pictures. I feared a historic house like this might not be as comfy, but those fears were also unfounded - the beds were plush and we slept better than anywhere else in Europe. Would definitely stay here again.

New Years 2021
Absoloutely stunning apartment, superbly located just a 15min walk from the city centre. really well equiped kitchen, great bathrooms and lounge with a real working fire! Pity Hogmany celebrations were cancelled, but still a brilliant stay and looking forward to returning in the near future!

Excellent apartment to explore Edinburgh with friends or family
The whole experience is fantastic. From the booking process and replies feom Rona to the excellent fitted our apartment. To top it off walking distance from the main attractions. Would recommend this lovely place to anyone.

Superb stay
This was one of the nicest rentals I've ever stayed in. Everything was superb - the host Rona was outstanding! The location is ideal, lots of shops, bars and eateries, short walk to the city centre - we had an amazing stay.

Perfect accommodation for a family group, close to the centre of Edinburgh
We (6 adults and 1 teenager) had a weekend in Edinburgh to celebrate a special birthday. The property was ideal for us - good sized bedrooms, two bathrooms, a well equipped kitchen (made a lasagna the first night) and a spacious sitting room / dining area on two floors. The instructions for everything in the property were really helpful. Everything we needed was there. The location was close to the centre and yet very quiet at night. We used the excellent bus service to get around Edinburgh, with the only niggle being that you have to have exact change for your ticket. All in all, a happy, relaxed weekend in a lovely property.

Beautiful property in a fantastic location
The Upper Villa is huge! 6 of us spent 2 nights here and thoroughly enjoyed it. 20 minute walk into the city and lots of local bars and restaurants on the doorstep if you want something quieter. The owner had left us a welcome pack which was a lovely touch and I cannot give anyone one good reason to not stay here if you don’t want to stay in the city centre. We are at Blue Parrot Cantina a 10 minute walk away and ate breakfast the day we were leaving at Kilted Kitchen a similar distance away. Both delicious. The other evening we went into the city and ate at Meze Meze - also fantastic. Our group goes away once a year and I can honestly say that this was one of our favourite places to stay and we will probably come back again in the future. Perfect apartment to explore Edinburgh
What a perfect apartment- well stocked with the basics and we felt it was a home away from home. Easy access to all parts of Edinburgh, and some of our party even caught the bus to the beach one afternoon! Walkable into Edinburgh centre, but buses easy as well. We used it as a base for the Edinburgh Fringe Festival - we were a party of 9, but there was plenty of space in the apartment. Would highly recommend.

Perfect place for a large group, everything you need is here, a complete home from home.
We were a group of ladies celebrating a 30th birthday. Apartment is in easy walking distance to city centre or a taxi is just £6-7 from Waverley station. It is huge and easy accommodated 8 of us, spotlessly clean and lovely little touches like a loaf of bread and milk on arrival. Would definitely recommend 😀

We had a wonderful stay. Great location and lovely apartment. Was even better than advertized.
The apartment is nicely furnished and the hostess had provided some perishable items such as bread & milk as well as several staples. Easy public transport to old town took us to Royal Mile in 15 minutes.

Beautiful apartment
Seven of us stayed at Upper villa for 3 nights. It is beautiful. There is lots of space and has everything you need. It is ideally situated in an area that has easy access to local transport and local shops. The owners are lovely. We will be back.

Spacious bright comfortable apartment. The pictures don't do it justice.
The apartment is just beautiful. We could easily have stayed for a month or more! The rooms are spacious and bright, and the beds comfortable. The kitchen is really equipped and there is a big dining table for eating in or enjoying takeaway
All the convenience and activity of Stockbridge is just a cobbled street away and Princes Street a lovely 15 minute walk.

Fantastic!
A great place to stay, a short walk into Stockbridge and into the west end of the city. Very clean and comfortable accommodation. Great for a relaxed evening in and a leisurely breakfast. Lovely lounge and dining room.
Rona was very well organised about arrival and had everything set out for us. A definite one to return to.
