I would absolutely book again, great location, house and communication! Elevator, AC and fan, blackout curtain (except second room), and washer/dryer and solid wifi. This is a lot for Europe! The location is amazing too! Safe area! Lots to do, London is so much fun!

This property is really nice. Conveniently located, slightly away from the crowds, well-appointed, access to The Tube (5 min walk to Lambreth Station, 10 min to Waterloo). Solid small, independent restaurants and small groceries…great stay in London.

Beautiful flat in a very cool area. Traveled with my husband and two children (ages 10 and 12) and having this lovely, spacious apartment made the trip a lot easier. Being able to wash clothes was extremely helpful. The apartment was very clean and comfortable. We could walk to the trains, restaurants and even the very cool graffiti tunnel! Hannah was a pleasure to deal with, would definitely recommend.

Stayed for about a week with husband and 5yo. Location was convenient for tube and fun stuff. Grocery stores very close along with some easy restaurants. Well appointed flat, great space. Was perfect for our family. Highly recommend! Thank you!

We stayed at the property for just under a week during our spring break. The unit was nicely updated and well located. We would highly recommend a stay here. The second bedroom and bath were petite, but it is a flat in the city!

This flat was perfect for our family of 4. It was very clean, had plenty of space and the location was great. There is a tube station within a block, and the larger Waterloo station not far off. There is a small Tesco downstairs, a coffee shop a block away, and many restaurants nearby.
The property manager, Hannah accommodated an early check in which was a huge help after an overnight flight. She also provided restaurant recommendations! The housekeeper, Ewa met us at the flat and gave us a thorough overview of the property. We would definitely stay again!

This flat was a perfect spot for a family of 4 plus 2 grandparents to spend a week in London exploring. It was close enough to the sights to be convenient, and walkable to a lot, but just off off the tourist path enough to have a quieter vibe at night with many restaurant choices after a day if sightseeing.

This cute flat has everything you’d need. It’s located near so many good spots. Hosts were communicative and accommodating.

Our family of 5 (myself, my husband and our three boys, 2 teens and adult son) stayed for 5 nights. We were greeted and shown around the apartment by Eve. She answered our questions and gave us great information on how to operate everything in the apartment. Beds were comfortable and two bathrooms made it possible for all of us to get ready more easily each morning. The nespresso machine was wonderful. Downstairs is a small grocery store to get basic needs and food. I will definitely return to London and stay here again.

We are a family of 5 and stayed at this property last week (Aug 2023). The flat is extremely well maintained and is stocked with pretty much anything you could ever want in renting a home vs getting a hotel room. There's a Tesco around the corner so we were able to buy food for breakfast and just eat in the flat most days. For all of our sightseeing we were either in walking distance or a short tube ride away from where we wanted to go.
Hannah, who manages the property is very accommodating and responded to all my emails quickly. Ewa, who showed us the flat at check-in was extremely thorough and communicated everything we needed to know.
Overall this was an excellent experience for us and this location would be very high on our list of places to consider on a return trip!

We had a great stay at this Waterloo flat. Very clean, comfortable and very convenient to the tube and Waterloo station. Would highly recommend!

This was a great property in a convenient location. There’s a Tesco Express right downstairs to grab snacks or breakfast for the apartment. Walkable to many locations. Apartment was great for our family of 5. The water pressure in the shower is very low, but still a 5 star place overall. The host is very responsive and was accommodating with a reasonable fee to check in right after our morning flight.

This is a great property to stay at. Owner Hannah was very easy to work with. Newer Building and newer apartment. Two Bedrooms and two baths with nice kitchen and outstanding AC. Less than 1 mile walk to Big Ben.
2 Keys provided was very nice as well.

The lady who was there to meet us was very knowledgeable and made sure that we were familiar with everything.
The beds were very comfortable. The kitchen was FULLY equipped. Also it was very nice having a Tesco mini supermarket downstairs! The location of the flat was also very good... just a few minutes walk to Westminster Bridge, and Big Ben. Perfect! I highly recommend this property. Susan.

The property was very clean and well-kept. We were met during our specified check in time and all the amenities of the property were explained in detail. However, I would recommend maybe an instruction sheet be in the flat as a reference for the heating, etc. The location cannot be beat - close to multiple tube stations, train station and lots of great restaurants and pubs. Also less than a mile walk to Westminster, etc. We had a wonderful time. Thank you!

Check in was smooth and quick! Flat was clean, comfortable, had everything we needed to enjoy our stay and very close to the Underground!! We had a great experience in London. Couldn’t have asked for anything more, thank you!!

First, I’ll note that all the good things about the property in other reviews are true: clean, well furnished, comfortable, and good location that is convenient to Waterloo train station, Lambeth North Tube Station and easy walking distance from riverfront and Westminster.
Unfortunately, our stay in London got off to a very stressful start because of a lack of communications from the property Managers (Hannah and Teri) regarding the check-in details and process. We have stayed in many VRBO and properties, and most of the time we receive the details on check-in (property address, how to get in, etc) a 2-3 days before arriving. This process is different for this property, which is perfectly fine . . IF the guest has been informed beforehand. This didn’t happen for us, resulting in a very bad start to our holiday.
When we didn’t receive any info on check-in, I contacted Teri 2 days prior to our departure for London — no response. One day prior to departure, I asked again for check-in instructions — no response. Messaged Teri and Hannah again the day of departure — no response (and starting to get worried). A couple of hours before leaving to the airport, VRBO message and called and left voicemail begging for instructions — no response to either. Arrived in London with wife and 2 kids and no info on how we would access our lodging. Sent another VRBO message to Hannah and called (no answer) and left a voicemail asking to be contacted with info — no response. 5 hours later — 1 hour before check-in time — called Hannah again (no answer) and left desperate voicemail— no response. Now getting extremely worried that some mixup had happened and we didn’t have a place to stay the night, we decided to head over to the property and try to access the building even though we didn’t know the flat number or how to get into the building (we hoped maybe there would be info at the building). Our family arrived at the building at check-in time (3 pm); of course, all the outside doors we locked so we stood outside on the sidewalk with all of our luggage for 10 minutes — kids and wife looking at Dad like he really screwed up this time— trying to figure out where we could find alternative lodging for the night. Thankfully — but completely unexpectedly — we received a call from the property housekeeper (Nichola, who was very nice) telling us how to get into the building. This stressful day could have been avoided with a simple return message or call.

Lovely stay
My friend and I had a delightful stay for five nights here and I would highly recommend the apartment, the location and Hannah was extremely helpful and available. The photos and description are accurate and it’s only steps from a great tube line with connections to many others. Hope you find Gail’s coffee and pastries down Baylis street, we were regulars to their delicious treats. Comfy beds, plenty of space, charming furnishings and we’ll appointed kitchen. I can’t wait to return.

Family London vacation
This apartment was perfectly located and equipped for our family of four for a week long vacation in London. Hoping we can come back soon!

Great flat with a superb view and location.
We enjoyed a 4 night stay at this appartment and was very pleased. Having a tesco express downstairs, plus a sainsburys and Co-Op a few walk minutes away was great. About 7 or 8 minutes walk to the London Eye.
You can see the Shard from the private balcony. The rooms were clean and the flat was well maintained. We didn't get chance to see the rooftop terrace but hope to stay again sometime so will hopefully get chance then.
The location was excellent, easy walking distance to the London eye, Westminster, Charing Cross, Leicester Square etc. etc. Our 12 year and 14 year old daughter managed the walking easily. If you walk over the bridge to the Embankment station you can cut up through charing Cross and then only Trafalgar and Leicester Square.
Hannah was great and responded quickly to all our questions.
Highly Recommended.

Wonderful stay!
We had a fantastic stay at this apartment. It was comfortable, clean, and in a safe and convenient location. Communication was great and we were met by the housekeeper upon arrival who gave us great pointers on small details of the apartment. The apartment is right around the corner from Lambeth North tube station and above a Tessco grocery store. It is also easy walking distance to the Waterloo train station, London Eye, and restaurants/bakeries. The beds were comfortable and the space was perfect for our family of four. For international travelers, a hair dryer and hair straightener were provided which was helpful in avoiding outlet converters. A surprise for us (no reflection on the apartment), there are no electrical outlets in the bathroom per UK restrictions, so we used other mirrors/outlets in the apartment to dry and style hair. We didn't cook while visiting, but the kitchen was perfect for our needs...coffee machine, tea kettle, dishwasher, etc. Overall it was a lovely stay and a full and fantastic vacation! Sad to leave :(

Central location, property true to description and photos
Overall a very pleasant stay in a central location (10 mins walk to the London Eye and Parliament). Modern, well equipped 2-bed flat with large sofa bed, a roof deck with skyline views, a Tesco Express in the building, and a Costa Coffee 1 min away. Some good restaurants just a short walk (Cubana, The Duke of Sussex, Masters Superfish) and Waterloo Station is less than 10 min walk. Only area for improvement is with the water pressure in the two showers. The master en-suite shower head needed cleaning or replacing, the property manager was very quick to respond with any queries. Would recommend.

Clean, Safe, Close to Transportation
We stayed a week as a family. It was clean, had everything we needed. Tesco express is right below, lots of great places to eat within a block. Buses and subway were right in front. I don't think the pics do it justice. Would stay there again. Nights were noisy, but that's London for you.

Choose this flat!
My sister and I stayed in this flat for 6 days. It was perfect for our needs. Clean, charming, nicely decorated and perfectly located. The two bedrooms are a great size with ample storage. The beds were very comfortable. It was wonderful to have a washer and dryer. There is a small grocery just around the corner, as well as a bus stop. The tube station is nearby. There are several nice pubs that are easily walkable. The neighborhood felt safe. We used black taxis a lot, and most of the landmarks were an affordable distance. Hannah was very responsive by email and text. London has been on our wish list for a long time, and having this flat to call home while we were there made our trip even more fabulous.

Great Flat
I had to quarantine in the U.K. for 14 days and I can say I accomplished that very comfortably. The location of the flat was great for my Amazon Fresh and Deliveroo. The Kitchen was fully stocked with the basics to cook for 2 weeks. Television is the living room and bedroom was nice. Great location to walk to the London Eye, coffee shops, restaurants, Tesco Express and Sainbury grocery stores. If you are not accustomed to the noise of traffic, you will get very familiar with it. Loved the balcony and the weather was perfect to enjoy every day. The flat was spacious to put person things away and it was spotless and clean. The only negative is that I ordered a couple extra towels, one set was given for each room and extra sheets would have been nice to change the bed, I just used the washer-dryer combo for clean sheets. Great trip!!

Perfect!
We had a wonderful stay! Communication & check in was great. The apartment was well stocked, great location, clean, and perfect for our group of 5. Highly recommended!
We did have issues with the key to the building, the lock was very tricky, but once we finally figured it out it was not a problem. We were also able to do laundry, which was great, but having to manually drain the washer was interesting... neither of these issues would deter me from staying here again & highly recommending!

Completely enjoyed our stay!
This flat perfectly fit our family of 5 and enabled us to focus on enjoying our holiday. The flat was clean, has modern furniture, and conveniently located. The mattresses in both rooms were comfortable as was the sofa bed in the common room. The kitchen functioned as expected: providing the necessary cooking items and appliances needed for breakfast and a few other meals too. Some standouts: the kettle was super quick with heating water; fridge was stocked with some items already; front load washer both washes and dries clothes!
Bonuses :
1. The Mart outside on the first floor made shopping for late snacks or forgotten meal items a total convenience...literally a 2-3 minute walk!
2. Having an Oyster tube, bus stop, and cafe within a 3-4 minute walk!
3. Two electrical outlet adapters were provided, which was good since I had forgotten to bring mine, but I did have my converter to ensure correct USA voltage level when using the adapters.
4. WiFi was easy to join and provided adequate bandwidth at 5-10MB down speeds.
5. The windows can open and provided nice ventilation and the patio offered a way to enjoy the outside.
6. The owner was super courteous and quickly responsive to communications...even when I had unfortunately locked my family and I out of the flat building close to 1AM on New Year’s Day! I had taken the garbage key token instead by mistake! The owner saved me huge!!
Suggestions for the owner:
1. No cooking thermometer. We had to guess if our chicken was fully cooked. BTW, oven, microwave, and dishwasher all worked great.
2. There is no electrical outlet, in the bathroom, that can power a hair dryer or straightener. It might power a razor but didn’t test.
3. In the same bathroom, there is a tub with a thick glass pane that keeps the water in the tub, when showering. The pane extends half of the tub from the shower head wall. The problem is that pane is only attached at one end and thus it can swivel a bit on the other. Since there is no safety bar anywhere to assist with exiting the ‘somewhat high tub’, we thought we could use the edge of the glass to support getting out. No, not possible since the pivoting pane would not support any weight! I weigh 170lbs. or 77kg. The swivel surprised me and had me holding onto the towel rack lest I fall when exiting.

Lovely property and great location in the South Bank
We really enjoyed our stay here. It is a clean and well located property. Close to lots of attractions and easily accessible because of the underground (Lambeth North) which is just a few minutes away.

Great stay near Westminster/London Eye
Clean, spacious property for 4. Just off Lower Marsh, a great street of cafes and boutiques, and convenient to all of Central London and The City. Property manager Hannah was very responsive, property well equipped for a longer stay with DW, W/D, Wifi, and smart TV.

Comfortable, well-supplied, and excellently situated
The location of this property is pretty much perfect. There is a Tesco Express right below for all your needs, and a Greggs, Boots, a small Sainsbury's and a larger M&S Foodhall nearby if you needs outgrow it. Lambeth North Tube station is just down the block, with Waterloo just a bit further on if you want to avoid transfers. There is a bit of noise from the street below, but not nearly so much as you'd get from many other areas with these amenities.
The living room and kitchen area are especially nice, large and bright. Kitchen is supplied with *everything* you would need, much better than the typical rental that makes just a gesture towards cooking utensils. It made our stay so much more comfortable to be able to cook and have food around and not stress about what was available.
second bedroom is small but quieter, larger bedroom is very spacious, room enough for me to lay out my yoga mat and do yoga in the mornings in front of the large window - lovely!
Communication with management regarding a couple small issues on our arrival was prompt and attentive. We really appreciate dealing with someone responsible and trustworthy.
The one caveat I would note is: don't plan on using the laundry machine in winter. It's a combo washer/dryer, and the drying mechanism is somewhat ineffective. You'll likely need to still hang things out to fully dry, as was the case when we arrived and the housekeeper needed to hang some sheets. This was fine except the moisture evaporating from the sheets would pool on and below the windows from the cold outside. In warmer weather this would be no issue.

Great location! Nice flat
We really enjoyed our stay in the flat. It was VERY convenient to the tube (one block away) and the small grocery store on the first floor was helpful. Coffee shop a block away too. The flat itself was clean and well laid out. Nice big common room/kitchen fit 5 of us nicely. Well equipped with dishes, linens etc. Nice that they provided toilet paper and soap for sinks. The property manager was quick to respond to questions before arrival and housekeeper was waiting for us when we arrived to show us around.
The washing machine was a little tricky to figure out so did two small loads but wouldn't want to have to do much more than that. The beds were futon mattresses so not the most comfortable but fine for a week. The sofa does fold out but not like a typical fold out couch with one large mattress. You use the seat back cushions to create the second side to the bed and they tended to slip and move a lot which made sleeping uncomfortable.
Overall I would definitely stay here again with 3-4 people. Sleeping was not ideal for 5.

Wonderful stay
The location was ideal! View of the Shard from the balcony and just steps from the Lambeth North station to get anywhere in the city. Eva showed us everything we needed when we arrived. We would absolutely stay again if we got the chance. (The key to the building did give us some trouble, but by the end of our stay we got the hang of it!!)

Well located flat in London
Well appointed flat near Lambeth North & Waterloo tube stations. I am fussy and it was generally clean but could have done with a good scrub to remove fingerprints from the back of doors and bureau drawers.

wonderful flat
this was our first trip to London and being so close to Waterloo station allowed us to use this as our jumping off point for London activities and daytrips outside the city. A great little market is right underneath the flat; couldn't get any more convenient. Loved our stay here.
