For 2023, the interior has been freshly painted and a new living room set has been added. Brand new fire pit and Adirondack chairs, and charcoal BBQ.
The home has all new mattresses, bedding, new pillows, all new area rugs, two new outdoor swings, and a new 2nd floor HVAC unit. Southern Charm was freshly painted in March '22 and a new staircase was built from the ground up in the back of the home.
GORGEOUS.... SOUTHERN CHARM has been totally renovated and features gorgeous weathered driftwood floors and “Vintage Beach” décor throughout cottage in hues of sea glass, sand and white. This is not your average beach house rental. This home was modeled after the 2016 HGTV Smart Home.
A forty-seven second walk to the beach. Southern Charm sits one row back from the ocean, on a large corner lot and has amazing ocean views. The beach access walkway is directly diagonally across the quiet street we are on. Enjoy your morning coffee watching the sunrise from one of multi-level decks, or enjoy your glass of wine as the sunsets over the sound from the covered Lanai.

The Avon Fishing Pier is in walking distance from our cottage less than .25 mile down the street! If you are a fisherman, a fish cleaning table is tucked underneath the cottage along with outside shower.
This cottage is a reverse floor plan. The first level entry features a separate laundry room with a washer and dryer. The 2nd living level has 3 bedrooms (queen, pull out/queen, 2 twins), a full bath, featuring tub/shower combination, sink and toilet. A large wrap around deck is accessible from multipurpose room and hallway. Multi Purpose room features large flat screen TV, DVD Player with movie library, XBOX, XBOX Games for all guests to use during their stay and lots board games and puzzles for the kids.
As you go upstairs to the third level, you we be welcomed by more wonderful ocean views. The upstairs features large open floor plan with vaulted ceilings, living room, dining room, custom kitchen with concrete countertops, master bedroom and luxury bathroom, all which have been meticulously decorated in Vintage Beach décor. Sit and relax watching a large 60” flat screen with ROKU streaming, Disney+ and Netflix, over the fireplace, while enjoying gorgeous ocean views from the couch, or wander out to the large wrap around deck where you will enjoy water views of both Ocean and Lake from Lanai.
The well equipped kitchen features new white cabinetry with all new Whirlpool appliances, gorgeous concrete countertops and a beautiful custom sea glass backsplash. New cookware and dinnerware along with a Keurig coffee maker will be available for your convenience.
Beach access is directly across the cottage. Enjoy a gorgeous wide beach at our location! Only steps to the beach here! A wooden boardwalk will let you stroll to the Pier which is right down the street. Southern Charm is located in the heart of Avon and offers wonderful restaurants within walking distance. Across the street is Island Beach Rentals, where you can rent beach cruiser bikes for all ages along with other beach items needed, baby joggers, kayaks, & stand up paddle boards. Our weather week was not great so we were extra grateful to be staying in such a nice house so close to the beach. We were able to run back forth easily to take advantage of a few hours of better weather, and when it was raining we were able to spread out and take advantage of the amenities of the house. The house is as pictured, and well thought out. Kitchen well stocked for cooking and light baking, which did more of with the bad weather being. I will be suggesting a new toaster and adding a mixer. Bedrooms are roomy, bathrooms nice- especially upstairs shower, and the family/kitchen area is a great hangout spot for entire family.There was a bit more road noise than I expected in the highway 12 side bedrooms, but would only disrupt the most sensitive sleepers. So nice to have the towels and chairs available, and ability to login to our online streaming accounts. The views of the beach are great considering you are one back from oceanfront, and our only disappointment was that screened porch does not currently have screens. It hardly mattered this week but with nicer weather that may have played a greater role. We were not really able to take advantage of the outside amenities bc of excessive wind, but kids loved the volleyball court and we were able to use the hot tub once and very nice to have a real charcoal grill. Great location so close to grocery and restaurants. All in all, we had a great time at this house and would consider booking again.

The house is exactly as pictured (maybe even prettier) and the location to the beach is excellent! Love the fact that beach chairs and beach towels were available to use. We loved being able to sit on the porch and look at the water. All the amenities made for a relaxing week. We will be back!

This home was the perfect size for us. We loved having a short walk to the beach access walkway. The house location is perfect for grocery shopping and eating out. The house has been updated however several exterior doors were difficult to open. It was wonderful to be able to see and hear the ocean from the two front deck areas. We would definitely stay at Southern Charm again. The whole process from booking to arrival at the home was very easy. Thank you Vicky and Ryan.

We absolutely loved this beach cottage and Avon! It was our first time in OBX and we'll definitely be back. The cottage was in a great location, so close to the beach! We really enjoyed being able to enjoy the view of the beach from the upper deck, and even ate many of our dinners out there. The decor is exactly as pictured-very cool and cozy! We appreciated how the owners provide beach towels and beach chairs-very convenient! One of our other favorite parts of this home is the Shuffleboard on the second level....We played every night! The owners are excellent with communicating and providing various recommendations on where to eat, what to do, etc. We rented bikes for all 5 of us through Island Cycles, as well as a beach cart and beach kayak. They were wonderful and provided free delivery and pickup. Southern Charm is one of our favorite beach homes and was perfect for our family of 5!

This home is in a great location for a beach vacation. The beach entrance is just across the street. The decorations continue the beach/coastal theme. We enjoyed the multiple outside spaces. The owner provided good recommendations for nearby activities and restaurants. As with all homes in this area, this house is multi-level with the main living space on the 3rd floor. As a result you have to be prepared for lots of stairs. We really enjoyed our stay.

We stayed here for a week after Christmas with our two college-age children and the home/area were beautiful. The house is gorgeous, decorated beautifully and has everything you might need for any season. It was chilly when we first got there and being able to use the gas fireplace as a family while playing board games/nibbling on appetizers was amazing. The beach is a quick walk across the street but we also played a lot of shuffleboard, corn hole, or just sat in the swings and looked at the skyline. Be aware that a lot of places were shut down when we were there but that is typical of a resort town in the winter. Highly reccomend!

My husband, daughter (8 yrs), son (3 yrs), and I stayed at the Southern Charm in early October. I fell in love with the house through the listing pictures and the in-person experience did not disappoint. While we certainly didn't need so much room with just 4 people, the house was a complete delight. Well-kept and homey. with excellent proximity to the beach. We loved using the deck swings, hot tub, and shuffleboard set. My son says his favorite part of the trip was going up and down the levels of the house LOL.
We stayed for 4 days and took advantage of several local outings: Lighthouse Horse Rides and SailStiletto Catamarans. We enjoyed both outings immensely and highly recommend them.
The beach access was so incredibly easy and the beach itself was much prettier than the ones further north in KittyHawk or Nags Head. The house location was also super convenient, in close proximity to the Food Lion and local restaurants.
The owners were warm, accommodating, and a pleasure to work with. All in all, it was a wonderful quick getaway and we are really missing "our" beach house and can't wait to return!

Cozy Beach House
Renting this property was a great experience! The house was clean, decorated nicely and had a cozy beach house vibe. The view is awesome and the location to the beach and stores is ideal. The beach chairs and towels provided by the owners are a plus. And we loved the shuffle board so much that we are thinking about getting our own. We would definitely stay here again.

Great Rental
Family and I rented for a week. Super close to beach and lot of things to do; beach, shuffleboard, hot tube, decks, etc. Owners were very accommodating and it was very nice to have towels and bedsheets handled. Definitely all the major things it gets right. There are A few little opportunities to improve, like maybe check batteries in remotes, hand soap etc, but that’s most rental. Overall, great place and great time.

Fun in the Sun
Convenient location---so close to the beach, grocery store, and great coffee shops and restaurants. The decks were fantastic, especially the shuffleboard! The kitchen had everything you could possibly need and all appliances and dishes were spotless. Not having to bring beach towels and chairs was another bonus! The hot tub was extremely clean, and it was so nice to have a fire pit on site to make s'mores. It was a very relaxing week for all!

Outstanding family vacation
Our first trip to the Outerbanks and it did not disappoint! The location is perfect, so close to the beach, quiet area with all the amenities and local stores/shops you would need. The beach house is beautiful and comfortable at the same time. It was the perfect size for our group (5 adults, 1 child-age 10). We will definitely return!

A Gem
Wonderful home. Very clean. The floor plan creates privacy for families. So many games and amenities! Brand new great beach chairs. This was quite possibly one of our favorite beach houses to date. Perfect location! Be prepared that this home leaves a starter kit of paper towels, dish tabs, toilet paper, and a few trash bags, but everything else you need to bring (hand soap, more trash bags, dish soap, etc). We also could not locate a first aid kit. Of course those small inconveniences did not take away from the beautiful ocean views on the amazing decks! Thank you for the wonderful family memories made in this home!

Great Location - Great Amenities
Our family of four visited during the Holidays and the place delivered everything we hoped it would. You could see and hear the ocean from the balcony and every east-facing window which was refreshing. The inside of the property was warm and spacious giving everyone the ability to either congregate together in the great room or retreat to their own spaces.
The home also included a bunch of activities (some of which we couldn't use due to colder weather). We particularly enjoy many rounds of shuffleboard.
Access to the beach is very easy and close (just a few steps). Even though it was December when we visited, our family went to the beach daily and enjoyed kite flying, walks, and just reading next to the ocean.
If you're considering this property...don't hesitate. You'll enjoy it!

One of my best Thanksgiving ever.
This property was awesome. Great location, with beautiful views of the ocean. A path right across the street for less than a minute walk to the beach. For absolutely beautiful sunrises. Stores and restaurants within a half mile. Had 8 adults there with plenty of room. Never felt cramped. Owners were one of the best I've ever rented from, very fast response to any questions I had. Would definitely recommend for a great getaway.

Overall this property is great! Lots of things to do at the house including put-put and shuffleboard. The put-put course is showing some wear but is still playable. That was really the only issue with the property. Everything else was AWESOME! Loved staying there and would book this house again!

Family Trip
Location of the property is ok and interior in decent condition. Bed matresses in master bedroom is shot and needs replaced. Outside Balconies have good views, however wooden boards are in poor condition. Lots of potential wood splinter issues particularly for little kids running. Railway going down back stairs is very loose and presents a danger that needs addressed. The outdoor putting course is in extremely poor shape and just needs removed and not advertised. Landscaping leaves a lot to desired. Place needs painted to prevent more corrosion occurring to nail and bolt fasteners. Pictures online are misleading to actual condition.

Beautiful home
This beach home is beautiful and we had a fabulous time. It is well appointed to the beach,very comfortable, and super clean. Plenty of activities etc.
Just a couple of suggestions, the house needs more glassware and cooking equipment would be my only suggestion. And two trashcans out front,trash is not picked up until tuesday and from sunday to tuesday you have to look at last weeks trash overflowing. But that is minor. I would highly recommend this lovely house.

Lovely house close to the beach
We just spent a great week at Southern Charm. The house is spotlessly clean and is equipped with everything you need. The location is perfect and very quiet. The outdoor games were fun especially the shuttleboard on the 2nd deck. I would recommend getting up early one morning and heading across the road to the beach to watch the sunrise - really pretty. We also went to the inlet and fed the turtles a couple of times which was fun. We loved the house and the area and will definately be back. Thanks for our stay !

Perfect getaway
The Southern Charm was an excellent vacation spot. Super close to the beach and great beach gear included (towels, toys, chairs, and umbrellas). We had a fun time with shuffleboard and sitting on the swings on the middle deck. I also appreciated the inclusion of the baby gate. And the basic toiletries were already at the house so we could get straight to relaxing! We definitely recommend!

Family Birthday Celebration!
My wife and I were turning 60 and decided to gift each other a week with our children and grandchild. We had never used VRBO and are glad to report our first was outstanding. The house warm roomy warm and inviting! It met all of our needs to location, recreation, cooking and relaxation. It was immaculately clean and full of ammenities. The shuffle board on the second deck was a huge hit. Great way to finish off the evening! Our hosts were most helpful and informative. We highly recommend Southern Charm!

Great house and location but aging amenities
My friends and I had an absolutely lovely quiet weekend staying at Southern Charm. The location is excellent — you’re a two-minute walk from the beach, a five minute drive from the grocery store and a few minutes away driving from restaurants. The house is beautiful, light and airy, and has a comforting teal beach theme running throughout the property. The highlight of the house is the open kitchen and family/TV room that leads out onto the deck on the top floor — great spot for relaxing and taking in the sea breezes. The only complaints we had were that the house seems like a veritable wonderland of extra amenities, many of them very convenient (such as included beach towels, umbrellas, beach chairs, etc.). However, it’s clear that many of these items need a little maintenance love, and we’d suggest the owners refresh or repair some items before the full summer season. For example, the putt putt course in back is cracking in several places, several items around the property are rusting beyond use (including a cart for beach items, some beach chairs and several of the bicycles’ kick stands), and seems like the decks could use a fresh coat of paint. Also suggest for groups who will be cooking during their stay to bring a cutting board! Overall, really enjoyed our stay so close to the beach.

Great Stay!
Really enjoyed our Spring Break stay. My wife and our two kids (19 & 16) and 2 of their friends. Communication was great and there’s a LOT to do at this home. Shuffleboard, cornhole, grill, and hot tub were used a lot. Everything is laid out well, and clean. Quick access to beach and grocery store. A few small details worth noting: in-ground grill is falling apart (rust) and needs replacing. Hot tub controls are illegible and confusing. We never figured the jets out. The cover is in bad shape and doesn’t flip with a bracket...it’s a two person job. Volleyball net is falling apart and ground is rough. Not really usable. Putt putt flooring is plywood and rotten. It’s dangerous. Storage unit (bikes/chairs) is very hard to lock/unlock...wife and kids couldn’t do. These are notes for the owners benefit only and I’m sure they’re aware. Upkeep in the OBX is TOUGH! Kudos to them for a great house that is only lacking with some of the outdoor upkeep. Everything inside was great and well thought out. Last note: more than 4 people (we had 6) and the 2 bath situation is a bit of a pain. Thanks!!

Great house!
Overall we had a great stay. The house was beautiful and provided our family with everything we were looking for. The location was great, and our kids loved the mini golf in the back.
The reason why I’m not giving 5 stars is because one of the bathroom sinks was very very slow to drain as was one of the showers. The owners were more than willing to resolve this for us during our stay but we are a very covid cautious family and because of some health issues that some of my family members have, we did not feel comfortable having anyone else in the house. We were able to work around the two clogged drains but wish we didn’t have to deal with them.

Lovely Winter Break in Avon!
Southern Charm is a beautifully appointed property. We absolutely loved our stay here and would highly recommend this property. The house is very clean (great COVID cleaning protocol) with lots of great beach amenities. Our two teens loved the cornhole, minigolf, volleyball court, shuffle board and whirl pool. The house is very conveniently situated within steps of the beach, walking distance to restaurants and grocery store. We cooked most meals at home and had all the appliances and dishes needed to do so. I would recommend checking in with the property manager before you travel on what to bring - since this is a beach house and not a normal VRBO rental you will need to bring basic spices, toilet paper, kitchen towels, laundry detergent trash bags, soaps etc. With stores close by it's not an issue at all. Wonderful experience!
