We had a group of 14 with 2 families. There was enough room for all of us. It would be nice if there was one more shower with that many people. The house was charming and the yard was fabulous. We played volleyball, whiffle ball, lacrosse, football and really enjoyed the huge yard. We were greeted by wild turkeys 2 days in a row. It was a great place to stay for our large group & Stephen was great to work with.

The house had everything we needed. We loved the large kitchen and the large porch. The location is close to great restaurants in Harwich and Dennis. We did not have great weather but we did a lot including the Seal Watch, A trip to the Vinyard, minature golf, bumper boats and go carts. We are looking forward to staying here again next year.

This is a special property - beautiful New England house with many bedrooms, lots of space for congregating inside and outside - love the enclosed sun porch. Modern kitchen and comfortable. Huge lawn for larger family gatherings. Walking distance to the beach. Just a perfect stay.

We had two families with adult children spend a great week here! The common spaces are huge, especially loved the screen porch and the enormous yard. Quick drive or a bit of a walk to Pleasant Road beach, which was beautiful and never over crowded. Only catch was the bathrooms: there is one beautiful full bath and a great half bath upstairs, and the outdoor shower was great. Downstairs there is a very quirky split full bath situation with a toilet/ sink in one room and a very small stall shower in another. We made it work with 14 people. Would definitely stay again, had a great week!

Big Families Stay Here!!
This house was perfect for our family of 12! We were worried the house would have issues since it was half the price of others of this size, but there were none!! The new kitchen and master bathroom, plus the outdoor shower made this charming old new england house very functional! We had easy beach access, loved the ping pong and foosball as well as all the yard games! It was helpful to have lots of sitting areas and a variety of bed sizes for our group of all ages. And our teens were happy with the wifi. Most beds were very comfortable but we bought a pad for one of them. We would definitely stay here again.

Lovely House with Uncomfortable Beds
Positives: Really nice large kitchen allowing multiple users at the same time. Spacious house for large group with a lovely yard for children to play in. Nice location with a short ride to the beach.
Negatives: Although, the king, queen and first floor double mattresses were comfortable, all the other beds were not. Guests complained of difficulty sleeping on them. Also, the screens on the porch need repair.
Overall, we really liked this house. The only reason we would not rent it again would be the uncomfortable sleeping conditions.

Great place for a big family
We had a great experience. One minor issue with a blown fuse that was promptly resolved by the owner. Wifi connection was lacking and freezer door was a struggle to open but great space both indoors and out. Tight on bathrooms as well (11 of us, 3 showers, 3 bathrooms) it's doable but tricky. We purchased a parking pad for the week which was 65 dollars, I would definitely recommend that as it saves money. Just be careful that you go to the right beaches (we choos harwich beaches but ended up at Dennis by accident!)

Wonderful Week on Cape Cod
Great location - near all. House is older - but has some great upgrades and has a good layout for a large group. Easy 1 mile walk or drive to Pleasant Beach. 20 mins to Bayside beaches for gorgeous sunsets. 45 minutes to great dune walk in Wellfleet and beaches of Orleans. Chatham is also nearby. Downtown Harwich is small but has a couple of good restaurants. We did not venture into Dennis/Yarmouth much - though we heard the newly opened Music Room is great.
The house was very comfortable for our extended family. The kitchen and eating areas were perfect. Kitchen was modern - well equipped. The living room and sun porch had plenty of comfy seating so we could spread out and be together! Morning coffee on the porch was lovely. Brand new baths and outdoor shower were very nice. The yard was the best! we played corn hole, bocce, badmiton, frisbee, can jam and sat around patio at night. Plenty of space between us and neighbors so we didn't feel like we were bothering them with our vacation 'spirit'. It was nice to have the garage space to store beach chairs, etc when it rained.
We were initially surprised/disappointed that we had to rent blankets - but Los Lobos rentals was awesome and it was easy - and actually quite nice to know that the blankets were freshly laundered! We also rented chairs, bath and beach towels, sheets. It was worth it!
Some of the beds were very uncomfortable (1 small double + all twins). Maybe bring foam toppers if you care a lot about this. Would be great if they could be replaced. The Queen, King and 1 double seemed okay. Also - the shower situation is interesting - 1 full new bath up + 1 shower stall down in very small area. It worked out just fine - but was interesting to have shower in such a small space and without sink/toilet (which are in another small room next door). For most part, people used upstairs and outdoor shower instead - which worked fine. WiFi/connection was slow for some of us. I had to take 1 work call here and it was spotty.
All in all we really enjoyed the house and had a great week. Thank you.

Wonderful vacation
There were nine of us in the house for a week from 17 to 86 and we all had a wonderful time. The house was beautiful and big so we could all be together or apart when we needed to. The house was clean and close to everything. We loved the sun room, especially! Stephen, the property manager, was very helpful and quick to reply to inquiries. I would definitely rent here again!

Great week
The house was a perfect home away from home for the week. The most important things for me when renting houses are clean feeling bathrooms and kitchen and strong air conditioning...and the house had all of these things! The slip n slide for the kids in the garage was an unexpected surprise they are still talking about. Thank you, Stephen!

Great house for large group
The house is adorable - old and cute with renovated kitchen and baths. The yard is enormous and the many kids in our group loved it. Beaches weren't too far, only wish we had known to get a parking pass as all offices are closed and we couldn't get one while in town. Loved the house and Steve was lovely to deal with !

Fantastic vacation
Property is well kept. Owner is easy to communicate with. The house had plenty of room for 4 families to feel comfortable. Kitchen/dining room was great space to be a central gather place for the family. plenty of parking and about 1/2 a mile walk to pleasant street beach.

Our stay in Harwich
The property was very nice, met the needs of our large family. Plenty of room to hang out, indoors and outdoors. Kitchen was well-equipped and could easily handle our home-cooked meals. This said, I felt the property manager could have been a bit more customer-friendly. This is a ‘bring-your-own-linen’ place, a fact not mentioned anywhere on the website. We found out upon reading the contract that was sent after we sent in the first deposit. Not being used to this set-up, we called the manager and his first short answer was, ‘there’s no use arguing about it’. We were not arguing, were just trying to understand. Then we called a couple of days later about something related, his answer was, ‘I already told you about it’. A third time, we called to inquire about something in the evening, the manager was very short, and said, ‘this is my dinner time and I don’t like being disturbed during dinner hours’. We were taken aback by this, but were well into our booking and proceeded with it. I must add, In the end, once we were there, the manager was ok with our calls and queries. We’ve never rented from a manager, we were used to dealing with the owner directly, so this took a little getting used to. And we don’t have any bad memories of the place. I would even recommend it to people looking for a large space.

Highly recommend!! Great house, great location and realtors are pleasure to deal with
We stayed for a week in July 2019. The Murrays were an absolute pleasure to deal with. The yard is enormous and perfect for families with active children. The oversized kitchen is updated and a perfect gathering spot. The screen-in porch was also one of our favorite gathering places. Walking distance to Herring River.

Spacious, well kept house,so many rooms, great kitchen, very comfortable. Highly recommend.
We had a wonderful family vacation. There were plenty of rooms for everyone to enjoy. Outdoor shower is always a nice feature...perhaps it could have been a bit larger and a more level floor space and a hanger for soap etc, but we love the outdoor aspect. Many separate rooms for all to spend some alone time or for a change of scenery. Kitchen island was huge and was a great place to gather for some apps before dinner. The dining room table was also huge and located just off the kitchen so it made for an even larger space to talk and eat and play games in the evening. People could be in the kitchen prepping and still have multiple folks sitting around the island...this was truly our "go to" spot! Plenty of space in the bedrooms, and the extra bathrooms were also appreciated...the bigger one upstairs was beautiful and modern. The yard was a terrific place...so big and with plenty of privacy...being near the main road was not a factor at all. We went in September, so the Cape is not as crowded then anyway. Close to some smaller beaches and near Harwich area with more restaurant, shop options. Living room was very comfortable and the HDTV was awesome...great picture. Additional screen porch/sunroom was an added bonus area. Having the washer/dryer was a big help to dry off the wet towels from fun days at the beaches. So many rooms...it was so accommodating for a large group. We brought our own portable firepit which we enjoyed on the outdoor patio...perfect for evening talks, cocktails, and toasting marshmallows! Would highly recommend this house for a large family or group.

Great location, fantastic Sun Room patio!!!
The house is very nice. The kitchen and living area is large and updated. We spent most of our time on the screened in sun room off the back of the house. Great for large parties, as we had several unused beds. Would definitely stay again.

Large property for our extended family preparing for a beach wedding!
House was perfect for our large family with many bedrooms and great kitchen for get together meals. Didn't see much of the cape because of wedding planning but great location, close to beaches. All loved the house!

Beautiful comfortable home that was perfect for us.
We were delighted with this find.
Great home with LOTS of space for 6 adults and 6 kids (teens and tweens). Wonderful porch and yard. Lots of time tossing football , baseball and frisbee. Great wifi for the teens who just had to be connected.
Beautiful kitchen has everything you might need. Including wine frig and dishwasher which I dont think are mentioned in description.
We grilled a lot and enjoyed eating outside where there are 2 tables.
3 double rooms. One queen w a twin. 2 rooms w 2 twins. 1 king. All comfortable. AC in hall for 3 rooms (2 double and the queen plus twin) worked fine for us but might be an issue in real heat. Shower downstairs a bit small for our 6 ft + guys but upstairs bath lovely.
12 year old did complain about old fashioned door latches😊 (Some of the charm of the home that I loved.)
Agent was readily available for any questions.
We would go back in a flash but are thinking "go west" next summer.

Perfect house for a large family. Enough room to have "alone" time when you wanted. Nice large property for kids to play Bocce, baseball and football. Steve was great and quick to respond to questions.
Definitely recommend!

A wonderful place to vacation!
A great visit to Cape Cod. I recommend this house to any large group that wants to vacation together. There was more than enough room for adults and kids. The updated kitchen is stocked with all the kitchenware and is open and welcoming. The traditional charm of the place helped you imagine old CapeCod, too. We enjoyed cook outs, walking down the road to the beach, playing in the huge yard with the kids, and some nice restaurant meals. All the modern conveniences like a/c, wifi, cable worked well and were really convenient. I would recommend this home to anyone!

A charming home and a great stay! Loved it!
The house is impressive with both traditional charm and attractive upgrades of the spacious kitchen and three baths. It has everything you need for a relaxing vacation. The huge backyard was great for cooking out and playing sports. We loved the proximity to the beach and the outdoor shower! Great shopping and restaurants nearby. Looking forward to our stay again this summer!

Great family house
The house was very spacious and homey and was perfect for my extended family to get together over the summer. Huge kitchen, porch dining area, and yard where the whole family could hang out together. Great location in that you could walk into town and to the beach. We will definitely be going back.

Old family home that generally still caters well
More roomy than it seemed from the description and despite only two showers for 9 adults/4 kids we got by alright. An old and creaky building, the kitchen and shower rooms are new and there are large grounds that were shady and great for the kids - as was the games room/garage (though the floor there is dangerously uneven).
The worst thing for us was the complete absence of any guide material either how to work the house's facilities or what was in the area. We traipsed round four different places before finding a reasonably comprehensive supermarket (Star Market). Also I had to spend the first stupendously hot night in an armchair downstairs because in the gloomy light of the master bedroom we didn't notice that the main controls for the air-con were hidden under a sliding sleeve!
Instructions for foreign (we are all Brits) users should be a basic courtesy. However, I don't suppose anyone could have stopped the unnecessarily complex fridge from going into spells of beeping.
Better towels are a must for the future and more of them - but Steve replied positively when we complained of the shortage.
There are two good, simple beaches within 10 mins or so walk and others on the North coast with lovely flat low tide areas. We had a great time canoeing from the Irish pub at the end of the road (!) and 16m of the cycle track on the well-shaded old railway was enjoyed by everyone from 7 to 71yrs! We rented from Dennis Cycles and had a great lunch stop at Guapo's in Brewster. Provincetown was an easy drive and worthwhile visit as was Chatham. The area has plenty on offer without any nasty artificial 'attractions' like disneylands.
The Lighthouse café on Route 28 was easy-going for breakfast but their heavy pancakes aren't recommended. West on Lower County Road Chapin's Fish & Chips offers a nice environment indoors or out and a wide range of food and Swan River just by it gave us a superb evening out. But beware, restaurants close as early as 9pm. British (let alone Spanish) times don't operate here!
Overall 56 Riverside is recommended for large groups and will be even better with a little more attention to guests' needs.

Great Family Getaway
This house was perfect. Great location, lots of space and quiet even being off a busy road. It had a big yard for family gathering and the games in the garage were fun to play. The kitchen is huge we would have 10 plus people in there getting meals and could still get around each other. The only thing to be aware of is the description of bedrooms and bathrooms is wrong. The bedroom with the twin bed is not a double but a king size bed. The bed pictured with the walls around it is the double and the bedroom which looks like the master bedroom is the queen size bed. We had to swap sheets when we arrived. On the first floor there is a toilet/sink in one room and then a small room with the shower next to it. On the second floor there is a full bath with a shower (newly remodeled and very nice) and a half bath. There is not a tub/shower in the house. The outside shower worked great after the beach. This house is close to stores and an about an hour drive to Martha's Vineyard ferry docks and Provincetown. Would stay here again.
