Welcome to the Beach House by the Bay.
After decades of vacationing on the legendary Newport Beach peninsula, the owners of this property finally found the perfect vacation home. A home which makes you feel like you are staying on the bay and the beach at the same time. It wasn't easy, but we think if you visit this home, you will see they have captured the essence of both bay and beach living with this fantastic home. You can put your toes in the sand during the day and bar-b-que at night on the balcony overlooking the lights of the bay under a starlit sky. A few short steps from the beach, but miles from the noise and craziness that often ensues in the evening.
To see a video of the home and surrounding area, please go to the bottom of this ad (above the photographs) under “Links to more information.”
This amazing top-story home has been completely remodeled inside and out. From the all new luxurious bedding to the brand-new Whirlpool appliance to the 55 inch Samsung HD Smart TV’s in every room you will be hard pressed to find something that isn’t top of the line and brand new.
You will have no difficulty recognizing the Cape Code style on approach from the street. As you enter the home you will be greeted by a shell-lined walk way, surfboard sky-light and a lovely mural of a simpler time in Newport. The entry was designed to instantly inform the guest that the stress of work, travel and traffic is in the rear-view mirror; it’s vacation time now. Step inside and be greeted by Newport Beach’s most famous icon, John Wayne. Affectionately known around the world as the Duke, beloved in the area for being an open, warm, affable and regular guy around town even while frequently hosting other famous Hollywood personalities. From his house on the harbor to his unique yacht, the Wild Goose the Duke was and remains a prominent fixture in Newport Beach. We hope you enjoy our tribute.
Once inside, you have a choice. Turn to the right and you see an expansive living room with new designer couch and chair with a view of the large screen TV and the harbor. Continue in the same direction and you will be greeted by the gentle humming of the deck of the Boat House on the Bay. Trust us, you will feel the magnetic pull to journey through the French doors and sit on the deck in the brand new outdoor sofa and chairs and take in the beauty of Newport Island directly across the channel. Or perhaps focus on the water and watch the ducks or listen to the singing of the Gondolier as he maneuvers a gondola through the channel.
Or, turn to the left and hold on as your blood pressure tumults and your dream beach vacation unfolds. You will be greeted by an open and expansive dining area which with its nautical theme and shell lamp should remind you of an open southern California beach. Behind that is as a cheerful kitchen fully stocked with the finest appliances, dishes and silverware on the Peninsula. Perhaps most importantly, a new microwave, refrigerator and Keurig for the mornings. Turn south towards the Newport Beach Pier and behind barn doors you will find a guest bedroom suite with oak closet, bay view window, retractable brand new Samsung HD TV under a lovely ceiling fan.
In the middle is a room that can only be described as a kids delight with the bunk bed, patriotic décor and X-box 360 set up on the new Samsung Smart television. From the bow to stern, this room is outfitted to provide kids with comfort and memories no matter how large or small your group. Exit the kids’ paradise and move towards Catalina Island and you will find an opulent master bedroom equipped with a ceiling fan, oak closet, sitting chair and another new Samsung Smart TV. Please throw open the shutters and enjoy the view of the Pacific, but more perhaps, the sound of the crashing waves, seals barking and simple beach-living. Also, if you haven’t already, kick off those shoes and put on the flip-flops.
As much as we hope you relax and enjoy the home, there is too much to do to spend all your time indoors. Please grab the brand new Tommy Bahama chairs and beach towels and walk the two short blocks to the beach. The walk takes no more than a couple of minutes and lands you on one of the premier beach spots in southern California for vacationers. This stretch of beach between the life guard towers of 40th and 44th streets is barred for surfing almost year-round. This makes it a perfect spot for kids, body surfers and boogie borders to enjoy the water. Of course, if you are here to surf, you already know this is as close to mecca as you can find in Orange County. Drop us a line if you want to know the spots, otherwise, we’ll keep that information as quiet as possible. If you really want to see some big waves, travel down the Peninsula and visit the world-famous Wedge where the harbor opens to the Pacific.
There is no shortage of activities on and off the water. We encourage you to rent bikes or walk along the strand or on the sand and explore the Peninsula. Perhaps nowhere else in California will you find an area with more beach, parks, dining and pure fun. If you don’t feel like walking or biking maybe you would like to rent a Duffy electric boat or kayaks and check out the harbor. We are certain you will enjoy a sunset cruise and stop at one of any number of fantastic restaurants where you can dock your boat and enjoy a cocktail or meal with a fantastic view of the bay.
From the spectacular cliffs of Newport Coast to the charm of Corona del Mar to Fashion Island shopping to a walk around Balboa Island and a ferry ride to the Fun Zone, there are countless things to do to keep you busy. Or you can just sunbathe on the beach or the deck and read a book. One thing is for certain, from “taco joints” to 5 Star restaurants, there is no better place to dine out in a casual setting no matter how fine the faire. This is the beach so please give us a visit and kick back, relax and have a great time.
The City of Newport Beach has advised that it may begin installing underground cables on the Peninsula. We don’t anticipate any guest disruptions, but traffic around the home may be impacted.
A transient Occupancy Tax of 10% shall be charged at the completion of the booking transaction as well as a visitor service fee, if any (VRBO does not charge a visitor service fee)
Please see contract for additional details.

We enjoyed everything about the house. The beach was a very short walk away and we rode our bikes down to Balboa every day. Will absolutely be back!

We were there to celebrate a 50th birthday and really wanted something quiet and peaceful. Thimet all of our expectations.

I'll keep this short and sweet - great home, great location, great people to deal with. We loved it and would absolutely come back! Thanks for having our family!!

Really nice condo in a great area. Felt very safe and easy walk to the beach. Home was well kept and accurate to the pictures. It was very warm in the day but cooled nicely at night.

Pros - adorable, decor, layout, location, amenities, a/c, fans, caretaker lives nearby and was very nice, room to invite aging parents who live nearby to eat lunch with us on terrace. Walk to beach is simple. Decor is John Wayne and pilot theme. Adorable. Well stocked with bathroom gear like lotion, soap, shower caps…
Cons- shower handles are precarious and you have to find the sweet spot to turn water off. Was unnerving for kids but I helped. Parking is a problem. Caretaker allowed us to park in front of garages that stay. Our car too big for garage so if you have a smaller car option it would work easier. Street parking was hard to find. The alleged pay parking by jack in the box we never found. More info on that welcome. 10:00 am check out time is sort of early
All said we would come back and relaxed for our short weekend! Very cute and nice for a family of 5 not to have to get to hotel rooms.

Had a fantastic stay! The lodging was awesome! There were a few things here and there that could use a little repair or improvement as far as the facilities at the rental.
4.8
We thoroughly enjoyed this property.

Beautiful home, fantastic location and the perfect setup. Comfortable and spotless. Our family loved our stay. Would book again.
4.8
It was just as advertised! We loved everything about it.
4.8
This is a wonderful property. We really liked the fact that it was on the water with the boat canal, but away from the crowds at the beach. Having access to a garage was nice when parking got tight. We also really liked having access to bikes and paddle boards. I would definitely agree that this is the best “bang for the buck” rental in Newport.
We would stay here again.
4.8
The property was beautiful and just as described. We enjoyed relaxing on the outdoor patio and also appreciated the bikes, beach chairs, etc. Would definitely book again!

5 stars in every aspect!!

This property made our stay in Newport a wonderful experience. It was conveniently located, well maintained and had everything we needed. The property having some bikes to ride was an appreciated feature. Would definitely stay here again!

Even better than the photos. Perfect property for a vacation, clean, fully stocked, beautifully decorated, great ambience!

This property was perfect for our family of 5 including a 4 year old, 2 year old and 4 month old! You are a short walk to the beach and the location is safe and quiet. Theres a beautiful park on Newport Island that is a 5 minute walk from the apartment that my children enjoyed playing at every evening. We spent a lot of time on the outside deck enjoying the sunshine and the watching the channel.
The home was exceptionally clean and beautifully decorated. The kitchen was fully stocked with any supply you could imagine needing. I would highly recommend staying here and we plan to visit again!

Day 1 - we (my daughter and I) arrived a little after 4pm. First thing we checkout was the garage. Parking is incredibly hard to find. But we were able to use the garage and fit our mini-van in. When space was available, we were able to park on street and take out our e-bikes.
As suggested, I printed the instructions before hand. We opened the door and saw a beautiful pathway. A huge picture was hung on a side wall and a surf board above the path going to the stairs. In the handout, there is an out door washer/dryer shared with the tenant on the lower floor. We met a friendly gentleman (tenant - mike) who greeted us.
We opened the door to a beautiful home. We took photos of any damaged items and non-working fixtures. I informed the property manager that I will later send the photos but had mentioned my concerns. Had to hurry to attend the evening prayer for a funeral. We returned home to be exhausted from all the driving we did during the day and evening functions.
Day 2- we left very early to travel to the funeral an hour away. We later returned early evening to meet up with family. We came back home from another exhausting day.
Day 3 - woke up from itching. Not thinking of it but moved to the couch on the balcony and fell asleep. (Not sure if any bed bugs but ended up with little bite marks) woke up an hour later to enjoy breakfast. It was so unbelievable and amazing to enjoy a restful time
Day 4 came around so fast. We love your place!! Can’t wait to come back!!

Super cute, nicely decorated flat with a great deck and quiet neighborhood. We are in good health and did not have a car so while I did not expect this to be nestled in a neighborhood we were 20-30 minute walk from Main Beach area and restaurants. The reviews made me think all was within a few blocks. Just keep in mind. Had a really lovely stay! Would stay again!

I chose this property for the balcony views pictured online and also the light white fresh decor and cleanliness rating.
The space was clean 4/5.
The filter on the fridge needed changing and the dishwasher was not very functional. One of the bikes was not working well/ one of the chains kept falling off.
The tenet that was in the property below us had some loud dogs and his space was a little more unsightly.
That said, the beds were comfortable and linens clean. We had a beautiful stay. Thank you!

We stayed in Newport to be by the beach. This property faces over the canals and the beach is 3 blocks away. Great location, quiet neighbourhood. Lots of things to do within walking and biking distance. We also had a car so we could explore other parts of the coast.
4.8
Everything was great. Beautiful house and quiet neighborhood. Only downside, very small garage and no garage door opener as stated. Tried to call the property manager but they didn't get back to us. We sent a text. Otherwise, we would stay here again and tell our friends. Lovely home!
4.8
Weather was not cooperating, with rain the forecast, however the stay was wonderful and highly recommended. One thing I would suggest is to provide luggage racks in each room. I would definitely stay here again! Thank you!
4.8
Perfect holiday home. Would definitely come back!

Had a great time even though the weather was cold and wet :) this place was great for a girls trip. We hung out on the comfy couches talk and watching shows. When we got some sun we loved walking to the beach and to get tacos. Great place for adults to come (as a mom the shower would not be fun to wash kids) but great place we talked about using this place again!
4.8
Had a great time
4.8
The property is everything you see in the online listing, great location, walking distance to grocery store, coffee, restaurants and beach. The furniture was comfortable and quality. The heater worked great since it was a bit chilly during our stay. The only thing that could be improved is the bathroom lighting situation. Putting on makeup was a struggle. The shower had great water pressure and steamed up very nice. Would highly recommend! Thank you:)
4.8
We stayed here for 2 nights for the Newport Beach boat parade. The house was clean and very well stocked. Good location.
4.8
By far the best value in VRBO… The place was clean, very well decorated, location excellent, great patio, many beach toys, too much fun! And the hosts provided great service.
4.8
We couldn’t have loved this place more! The walking distance to the beach was wonderful! Super close but not so close that it’s loud with all the beach goers. The charm of this little upstairs apartment was out of this world! Perfectly decorated and so comfortable. The furnishings were so lovely and high end. Three separate rooms was super helpful with our 4 kids so the baby could have his own spot plus they let us use a pack n play! The deck was my favorite part. Sitting out there in the quiet mornings on the bay river was perfection. The host was extremely kind and very pleasant to work with, not to mention very timely communication. I LOVED having the bikes, wagon, towels, beach toys, and boogie boards to use! That made the trip for the kids! Thank you thank you so much for a wonderful trip! Our first full family vacation was a big success thanks to this little house.
4.8
We had a great stay! It was in the perfect location and had everything we needed, and more! Very clean and comfortable. I definitely recommend this place to anyone.
4.8
So we liked the decor and the layout of the one floor condo but it’s more like the size of an apartment. The bedrooms were on the smaller size. The patio was nice but some things need attention such as new umbrella and leg on table was loose. We did have a critter that squeaks run across the deck and the houses are very close together we could hear the neighbors conversations. A positive is that it was close enough to walk to dinner and in a great location for night life but we were looking for a little more quiet space. Also not sure of any car that can fit in the garage so be prepared for street parking.
4.8
I have to tell you.... this place and it's owners are the best of the best on VRBO.
The home could not possibly be more charming. It's location on the harbor channel meant that we could easily spend our days on the houses paddle boards, cruising the harbor. It was also within walking distance of the Newport jetty's, and my sons surfed and played in the ocean for large portions of the day. We spent the evenings on the balcony drinking wine, and at dinner we rode the bikes around the corner for sushi. Everything was perfect.
When we had questions, the owner was incredibly responsive, thoughtful, helpful, polite, and ready at a moments notice. I honestly have never experienced such excellent care, even from some of the nicest hotels in the world.
We would stay there again. In a second.
4.8
Loved the proximity to everythig in Newport & beyond - plus the access to paddle boarding! Everyone was super nice and the neighbors' cute dogs were an additional treat :)
4.8
We had a wonderful time! Thank you to the property manager for his kindness and what a great beach house!
4.8
We had a great time here , quiet and beautiful inside, close to everything outside. The garage is so small we couldn’t fit our car in it , no air conditioning, but plenty of fans. Overall it’s a perfect place for a nice stay in Newport Beach.
4.8
Everything was absolutely amazing except for check-in is too late and also overviews on the picture it looks like we have the lower patio but other than that it was great
4.8
Great location! Close to everything in Newport but still in a quiet neighborhood. Loved the back patio deck! Had a great time!
