Oceanfront - Enjoy our wonderful 3 bedroom residence right on the bike path of the fabulous Newport Beach Balboa Peninsula. This fantastic location offers your family a very clean and comfortable 3 bedroom, 2 bathroom downstairs duplex. Lightening fast internet. DVR's with smart TV's and Roko's. Entertain in a gorgeous, newly remodeled kitchen and living room with higher end furnishings. Full cooking Kitchen with all appliances and gas BBQ. Large outside cooler with large comfortable and inviting extra large, deep patio. You can't beat this location. Walk out your front door to a grassy park with the beach after the park. Throw a football , play Frisby, or fly a kite, while your family can see you from the patio. With the beach and Balboa Pier, with bathrooms and showers, steps in front of the park there is a children's playground with jungle gym, swings and slides. Walk to restaurants, bars, shopping, the Balboa Fun Zone only two blocks away from this residence. You could never leave the patio for a week, there is everything you will need. The apartment allows one in garage parking spot, and three public pay parking lots close by. Water activities like fishing (deep sea included), canoeing, kayaking, paddle boarding, pleasure cruising, and whale watching are only a few blocks away. Every beach and water activity is within walking distance! This was our second time visiting Newport Beach. This location is perfect. It is the reason I booked this condo. The field in front of the property is perfect for kids to run around. My husband even joined a soccer game one evening. Restaurants, ice cream, and shops are within walking distance. The boardwalk and beach are right out the patio.
The unit is clean and had plenty of space for our family. There are a lot of instructions, but it was nothing we couldn’t handle or abide by. Kelly was a great host and we would love to stay here again.

Great experience! It was clear that the owners love this home and love sharing it with others. They communicated well and we were treated like family. We had a great experience and would stay here again and again. It was well appointed with everything we needed from kitchen utensils, Kurig, blender, utensils etc. to beach toys, bikes and beach chairs. Close to Balboa Pier and plenty of restaurants. We were sad to leave. A great ocean escape for our desert dwelling, Arizona family!

This beautiful property is a block from Balboa pier. Walking distance to restaurants & shopping. The house all amenities for cooking and eating. All things needed for cooking & barbecuing. Very comfortable for a family of 6. Looking forward to going back next year.

We loved our few days at this house. It was in a great location in front of sandy beach and large expanse of grass. My kids spent hours throwing the frisbee with their dad. Having 3 bedrooms was nice so we could spread out. the living room is a bit small, but we spent most of our time outside. We would definitely come again!

Great property right on the bike path and 100 yards from the beach. Walking distance to everything Newport Beach has to offer. Kelly kept us informed of all the upgrades that are happening in the city so we had no surprises. Totally recommend to anyone and everyone

A short walk to restaurants and an area with a Ferris wheel and other attractions that the kids loved.
The home was spacious and very comfortable. Beds were comfortable. The outside patio area was great for sitting in the morning and having coffee. We even prepared a Thanksgiving meal in the kitchen with no issues. Had everything we needed.
If you want a great time steps away from the Pacific Ocean, this is your place!

The property has all of the amenities anyone would need. It's in a perfect location, within walking distance to many restaurants and shops. The owner was in communication with us and very responsive. The bathrooms are nicely updated. We enjoyed the patio and watching the sunset.

The owner over contacted us with rules every day ~ asked our ages and where we were coming from~ knew the horrific noise pollution weeks before our planned trip~ could have given us a choice to come under the non relaxing atmosphere of a beach house vacation with the demolition going on~ have no respect for her greed ~ constant nagging every day about the rules of the house~ we couldn’t relax ~ she ruined our vacation~

Clean, comfortable centrally located spot overlooking a green grass park. The house had everything we needed...plus a scrabble game! Lovely new bathrooms and excellent hostess with good recommendations.

We were wanting a spot close to the beach that would comfortably sleep 6 and this home was perfect. The Kitchen and bathrooms have been nicely renovated and the park between the home and the beach provided a fun area when we weren't on the beach. The boardwalk passes by right off the patio which provides a fun opportunity for people watching and the village is only a stone's throw away with great restaurants and bars. The owner went above and beyond and we would definitely look to stay again. Overall, a great vacation!

This is my family's third year staying here. In my opinion this is the best location to stay in the Balboa peninsula. The property is clean and modern. The host is very easy to deal with. They check in with you to see if you need anything and just want you to have a good time. I highly recommend this property.

Beach house on the strand and park!
My family enjoys a week at the beach every summer. This house is on the strand and footsteps from the park so the kids can play frisbee, soccer, baseball while the adults relax on the patio! This location is walking distance to the sand, firepits, the Fun Zone, restaurants and convenience stores and parking. You wont regret your stay !

This property was well equipped and very clean. The location is amazing! This accommodation fronts the boardwalk; you walk out and to the right- Balboa Pier; you walk out and to the left-beautiful walk to the Wedge; you walk out and go straight- you hit the grass and then the ocean.. A few short blocks over and you are at the Fun Zone area with a short ferry ride to Balboa Island. We loved everything about this vacation. Thank you!

Kelly greeted us and made sure we were settled. The apartment was spotless and very nicely furnished. Bathrooms and kitchen are newly remodeled with beautiful finishes. The kitchen was well stocked with utensils, appliances, pots and pans. The location is right on the walk/bike path, with large well maintained grassy area for dogs, working out, kid play AND the beach and pier are right there! Walking distance to Lily's for breakfast. What more could someone ask for!

Location is great for walking anywhere, people watching etc… we experienced some construction noise during our stay but was not bothered by it. The few downsides about the location is that you can not see the ocean from the house. It’s says oceanfront but there is no ocean view. The ocean waves were extremely rough and we were unable to get into the water. Not sure if that’s normal or not. The grassy area is a bonus but there were local soccer games and practices going on all weekend so we were unable to use it on those days. We were able to play frisbee and wiffle ball on weekdays. Those 3 issues of course had nothing to do with the rental itself. We found the owner Kelly to be extremely easy to reach and she answered all of our questions in a very timely manner. We enjoyed our stay and time with our family.

My family and I had the best time at the condo! The perfect location with the grass just steps away from the patio and a short block to many places to eat kept everyone happy! The beds were really comfortable and the patio furniture was well maintained and provided a place to lay out and sit and eat after a bbq! The fun zone is a 5 minute walk for the kids and there are several restaurants just as close! Kelly and her husband were really nice and helpful with questions we had. We are already planning our trip for next year!!
