Perfect location to get to the natural beach, which my family loves. We were very pleased with the rental & the dealings with the renter.

Great house, everything you need. Has space to do family activities and have quiet time on your own. Beach so close and easy to get to we squeezed in walks in between the rain clouds. Easy drive to the board walk, restaurants and nature preserve. Would return for sure!!

The house is beautiful and really suited our needs (2 couples, a 3 year old, 1.5 year old, and newborn infant), very close to the beach. Host was super kind and responded really fast to our requests to change the thermostat temp in the house, which ended up being the perfect temp for the rest of our stay

We were very pleased with the beach house—spacious, easy access to the beach (100 steps to the path to the beach). Beds were comfortable, kitchen was well equipped, lots of beach accessories available (umbrellas, sand chairs, beach toys). Recommend you plan your meals in advance and bring some food because the only story has very limited stock, and the larger grocery stores are 30 min away. The Broadkill beach is private, well maintained, clean sand, not crowded, gentle waves lap against the beach—great for families, safe for children. We enjoyed our stay tremendously!

Our family had a short stay here and it was great. We enjoyed walking to the beach and the house perfect for our family.

We loved this house. Plenty big for 6 adults and 3 kids. Close to the beach which the kids loved! House has all the amenities to make your stay comfortable and relaxing. Would absolutely stay there again.

Describing this as "steps from the beach" is an exaggeration, as noted in some other reviews. There are two lots between the house and the beach access entrance, and the beach path borders a third property on the way to the beach. The closely cropped photo of this beach path (titled "our beach path") is misleading- this neighborhood use path to the beach is much longer than what is pictured.
Air conditioning for the house is uneven. The back bedroom on the first floor (with bunk bed) was hot and does not appear to have an A/C vent, while the other first floor bedroom was cold.
While the kitchen was well stocked and the queen beds comfortable, other aspects were in need of care. The floor of the large deck had peeling paint. The umbrella for the large outdoor table was broken and appeared to have been that way for a while. The blinds in the bunk bedroom were badly tattered.
The ground level storage was packed with equipment, not all of it in working condition. The kayak was great fun on the water, but the SUP couldn't be used because it took on water- looked like it was missing the drain plugs.
Furniture in the great room has been updated from the photos, but still only comfortably sits six adults.

We really enjoyed this comfortable home for our family vacation. Great amenities including beach chairs, bikes, toys and umbrellas. Loved the beautiful and quiet private beach! Even jellyfish stings couldn’t dampen our enjoyment.

Great house and great stay!
We had a wonderful weekend at Broadkill beach - including because the house was great. It was large enough for two families, and was sunny and beachy. We were able to check in early, which we appreciated. The house is a short walk to the beach, which we basically had to ourselves in mid-April. Overall a terrific place to stay.

This property REALLY delivered!
From first contact through checkout, this was the best VRBO experience I've had as a renter. The owner communicated promptly and fully to each of my questions. The listing was accurate -- in fact the kitchen was even BETTER supplied than we expected! The pictures were helpful and accurate. The house is very comfortable, VERY nicely renovated, and the location ideal for beach access and a quiet, relaxing visit. We were there in March for an adult getaway of siblings and it was perfect. Warm one day, chilly the next, but the house was perfect for cooking, eating, lounging, talking, napping. Local walks were great. There was one previous negative comment and I can't imagine what those people expected or why they were unwilling to wait for answers to their concerns -- we found the owner AND the house to be wonderful. We give it the highest ratings.

A getting to know the area visit
Even though my visit was in the middle of a blizzard in January I still found the experience and communication with the owner exceptional. The house is lovely and very close to the beach. That does make it clear that you can't see the beach from the house and I would definitely take that into consideration as I tend to be one who really needs to see the water. Beyond that, it was a wonderful experience!

Off season at beach
We’re big fans of Broadkill Beach and have rented several houses in the area. This house is close to the beach and has everything you need to enjoy a getaway!

Don't Rent! Dirty . Tons of deferred maintenance.
For $1000 for 2 nights we were robbed and LEFT AFTER 12 HOURS. . Two broken doors on hinges. No tv. No wifi.filthy oven. Only 2 stove burners worked. Fireplave glass doors fell off when we tried to make a fire . Fireplace had old burned wood and black soot fell when we tried to open flue.
NOT ON WATER or water views.
Owner was harassing. She said we should have asked about the place being clean and well cared for and just take it as is. She was aware of the condition which is some cases is unsafe.

Nice owner, cute neighborhood, enjoyable stay
Booked this house for a lacrosse tournament at the nearby sports facility. Broadkill beach is a nice chill town. Before staying at this property, I had a lot of contact with the owner who is very pleasant to deal with. Check-in was pretty smooth. I paid extra for the sheet and towel package because we didn’t want to hassle with bringing from home. There was a slight problem with not enough towels and the owner was very responsive and brought some over personally. The house was pretty comfortable. There are four rooms and two bathrooms. We were a group of eight and it felt a bit tight with sleeping arrangements although the owner provided an extra twin bed which helped. My son rode the bikes which was nice to have. We brought our dog and walked her on the beach every day which was really nice. The beaches here are not super swimmable but also not crowded. Although the water is visible from the house, it is a tiny sliver of you that you’ll probably never use but it was a very convenient walk I’ll probably only a couple hundred feet. All in all, I had a nice stay and a lot of fun, the owner was a pleasure to deal with. My only complaint might be that the cost seemed a bit high but it was comparable to everything else in the area.

A wonderful trip
We thoroughly enjoyed our visit to Broadkill Beach. The location was perfect and we made many trips to the beach throughout the day. The house was clean and well-appointed and we had all we needed for this October stay!

Very nice long weekend.
The whole process of selecting and booking the property went smoothly. Owner was very responsive every step of the way. Loved the location, as the property is an easy walking distance from the beach (3rd lot back). We were a party of 9 with one dog and it was a tight fit (we had 4 kids and 5 adults and our configuration didn't fit the available beds as well as we had hoped.) Loved all the windows, the private beach, and the fireplace was beautiful, although it was too hot out to use it. Would be nice if the driveway was wider.

Great location, easy access/check-in and good size house
This was a pretty good stay. The location of the property is excellent - not too from Broadkill Rd or the beach. Very close to the beach. It's a pretty good size house with two levels and under-house storage area filled with sand. It has a good-sized deck in the front and smaller screened-in deck in the back. Most necessities are provided for you - just need to bring your own towels, sheets and toiletries, which is very clearly called out in the listing, so we had no issues doing that. Some of the furniture and fixtures are a bit outdated - that's just a minor area for improvement. There's a lot of stuff in the house, some of it not being used, which made it feel a little more cramped than expected. Overall, another great stay in Broadkill Beach. Just read the listing details - the owner does a great job of being up front in it with everything, so you know what to expect before you book. That's really all you can ask for. Owner was also very responsive on the app, which is always a plus. Thanks Pat!

So close to the beach
Great location, basically beachfront. Felt like we had the beach to ourselves. Newly remodeled house with very comfortable beds, nice bathrooms, and well stocked kitchen. Close to Milton and Lewes. House needs some basic maintenance (blinds that need some repair, burned out lightbulbs, closet doors that don’t fully close, front door latch sticks a bit) but it didn’t keep us from really enjoying our week!

We went for the horseshoe crab migration and were amazed!

Nice, quiet location
This home is a lovely and comfortable getaway if you are looking for peace and quiet with the water just steps from your door! Also in close proximity to Rehobeth, where we spent a fun day having luncn and shopping! Thanks much for the hospitality, Pat!

Quiet neighborhood, easy access
We have a seasonal campsite close to Broadkill Beach and needed to move some things around during the weekend day. We didn't want to stay at a hotel due to COVID and it's not exactly the most comfortable. This was our first experience renting a house. My retired parents, and my family (including 2 children) stayed in the house over the weekend. Check-in was super easy and the owner (Pat) was super responsive. The house was clean, a few areas where we felt a little dated like the blinds, kitchen table, living room furniture but this really was someplace for us to be together. Our kids loved the back room area and found lots of DVDs to watch during the downtime. The beach is a short walk, like half a block and the kids absolutely loved the little waves that came through. We are no strangers to DE beaches and Broadkill Beach is a great quiet beach. We enjoyed it so much that we spent some time looking at the houses and properties for sale. Overall this was a great experience, Pat was super responsive and transparent about everything we needed. Bring your own sheets, pillows, blankets and toiletries. She is kind enough to offer some paper products but if you are staying longer than 2 days - bring your own (perhaps leave some behind to replenish). Thank you Pat! We will definitely keep your house in mind in the future!

Took my 20 year old and a few friends to celebrate her birthday. The house is so lovely and comfortable. We rode bikes and walked right down to the beach for sunsets. Definitely plan on going back and would highly recommend

Relaxing get away home at Broadkill Beach
The house was really big and spacious. Very clean and the kitchen was well equipped. The fireplace was wonderful. The neighborhood was nice and not commercial at all. It was located just 1 house away from the beach. So minimal car time. The only down sides to the rental were we had to bring our own sheets and towels which was inconvenient since we were on an extended trip and didn’t know until after we booked, and the house was chilly even after cranking up the heat. They do have space heaters that helped but the main room stayed chilly.( It didn’t help that it was 32 degrees outside! ).

Property was cute and loved the surrounding towns!
I like to be honest as I depend on reviews before I book. The house was cute, clean, and approximately 300 yards to the beach. We had some issues. We brought our own pillows as I’m glad we did because the ones provided had a body odor scent at least in the room we slept in. It’s a pet friendly property but if you allow pets on furniture at home you can be charged so bring dog beds as we did. Landscape not ideal for pets. Went during Xmas as we recently lost family members, needed some happiness for our first holiday without them. It was cold, the owner controls the thermostat which other renters had mentioned. It is inconvenient to have to text the owner every time you want to adjust the temp. There is no tv in the great room to enjoy coffee in the AM or watch a movie, since it was cold in the evening. There is one smart tv in the back bedroom but w/ 4 people, it was crowded. Other renters mentioned this as well. There are 2 other tvs for dvds in bedrooms. During the summer, we wouldn’t have watched tv as the property had activities that would have been great for warm months. Again, we brought our own tv, glad we did. On Christmas Day, I planned to make family dinner, upon arrival, we noticed a leak under the sink. We had to clean out the sink and use our towels (as you have to bring your own dish towels, towels, and linens) to clean the mess. Then of course had to wash them to be able to shower with them. Needless to say, making Xmas dinner was a challenge without a sink and just an inconvenience. The owner’s voicemail was full so I’m glad two numbers were listed for the property. After reaching her, she quickly had a plumber scheduled, which was appreciated. This was still an inconvenience on vacation as we had to make sure someone was home as the dogs were there etc. The owner did offer a pizza for the trouble but felt it wasn’t a big deal but I disagreed and felt it warranted more (a discount) as it was the holidays. We will be going back to the area but looking at other rentals. The man who initially came to look at the sink was rude, he instructed us that we better pick up after our dogs or poop will be on the door step & to mind the private property signs. We always pick up after our dogs & had no intention of entering private areas. Locals don’t seem to like renters. Loved Lewes beach, people are so nice! We spent time there, I did enjoy beach runs during our stay. It could be a perfect fit for some but this property was not for us.

Best rental we’ve ever stayed in
Not only was Pat the owner responsive and accommodating, but the property itself was literally perfect. Nothing beats waterfront on a private beach. It was clean, up to date, everything in working order, fully functional kitchen, enough bathrooms so no one has to share, view couldn’t be beat. No complaints whatsoever.

Great Place! Close to the Beach!
Made a quick trip to Broadkill Beach between Christmas and New Years (first time there!). It was great. Our Shepherd loved running on the beach despite the chilly weather. The house is a really short walk to the beach. The house is great - lots of room and very clean. Enjoyed fires in the fireplace at night. The owners were extremely nice! Can’t wait to go back

Excellent owners who care about their guests! Very communicative and responsive, super laid back and available to help during our trip.Broadkill Beach is a hugely different beach experience than Rohoboth or Dewey and if you are a nature lover, you will find this beach fascinating and unspoiled. It is a horseshow crab sanctuary, and therefore the beach is littered with all sorts of creatures. We were able to salvage large bones and skulls from various animals, which our children enjoyed. Bonfires, stargazing and exploration are all things that can be done safely and enjoyably. The neighborhood and beach are very reminiscent of how Nags Head, NC 20 years ago. Very private and beachy-funky. Relaxing and down to earth. There is literally nothing, besides the Broadkill store, down on this isle. The Broadkill store closes in the winter, so be prepared to drive into Milton for any provisions...about an 18 minute one way trip.Milton is a pretty cute town too, and there are shops and restaurants there for a day trip. We also enjoyed driving into Lewes. The house itself was well stocked with kitchen staples, cleaning supplies, board games and incidentals. The children spent the majority of the time in the bunkroom bedroom with the couch, as it was a perfect set up for them back there to have their own little living room. That being said, there is NO TV in the mainroom and the Wifi was extremely spotty while we were there, so if those things are neccessary I would bring a repeater router. We did a lot of work/school from this house, which at times went poorly...I believe because there were so many devices on at the same time. All things considered though, there was plenty of space to spread out. The under the house hammocks and back porch were well enjoyed hang out spots.Overall 5/5 and we will be back as soon as we can get another week off. I was told that November is a great time to visit because there are less flies (apparently in the summer they can be impossibly hard to deal with) and that the horseshoe crabs do their big migration.

Wonderful Beach House
Our family recently had a wonderful 4 day weekend at the beach house. The layout of the house is open concept in the core. That made it a great gathering place for all of us. We burned the fireplace, played music, and played games in the main living area. The short walk to the private beach was down a quiet private road past about three houses. Great location. We found grocers and restaurants in nearby Milton and Lewes. The four bedrooms and two bathrooms served our family well. The children especially liked the bunk beds. Overall a very nice place for a happy weekend...or longer...near the beach. The owner was very easy to work with. She communicated with us regularly, and the check in via a key box was simple.

It could use some upgrades and fixes, but...
Overall it was a nice, convenient home for 6 of us. Beds were VERY comfortable. Deck was nice, location to the beach was good. It was clean. Kitchen was workable, but needs upgrades, one screen needs replacement, and a TV in the main room would be nice.

Great beach get away!
Loved this property and location. Beach is private and very natural. There are a lot of crabs on the beach but none of that bothered us. The water was warm and the waves were not strong, which was great for the little kids. The owners of the house were very responsive and gave great advice for enjoying our stay. Would definitely return.

Beach Bliss Lives Up to Name
Our family adored the peaceful location of this modern home at Broadkill Beach. The house was so spacious and well appointed. The kitchen was fully stocked and had everything we needed. The beds were comfortable (though the blinds had some minor issues). It was so nice to discover all the games in the closet. The house comes with chairs, umbrellas, a paddle board and kayak which was very convenient. We enjoyed hanging out on the deck in the morning reading, and gathered together under the at dinner. We did have some problems with the AC but that was due to the extreme heat. Pat was very responsive to our concerns and sent someone to check on it immediately. Due to the heat, the biting bugs were mighty after sunset, so no fire was possible. My favorite aspect was taking long walks on the quiet beaches. I highly recommend this lovely home would definitely return to Beach Bliss when the weather is a bit cooler in the spring or fall.
