The condo has lots of space, is very well-equipped, and the area is quiet. We love staying at the north end even though it is quite a way to town. It's a short walk to the beach to watch the sunset or a swim.

This is a very nice place to stay in Cozumel, we loved the apartment. It has al the things you need for your stay. Walking distance to the beach. The beach is amazing. We highly recommended it!!

We greatly enjoyed staying at this very comfortable, roomy, and clean condo located in the North Hotel Zone. There is no elevator at Hacienda Monte Christo. But, Casa Falcone is located on the 2nd level, only one flight of stairs up from the grounds and pool area. The condo has wonderful Mexican decorations. The owner, property manager, and housekeeper were all great! They provided lots information, assistance, and timely responses to questions. The kitchen is pretty well stocked and purified water is provided. Beach towels, snorkels, masks, beach chairs, pool noodles, float board are all provided. The pool is not heated, but I found it to be refreshing. The beach is only a 2-3 minute walk from the condo. The condo resort is secure, small with only 14 units, and pretty quiet. There is a nice off street parking lot. If you plan on leaving the resort several times during your stay, you may want to think about getting a rental car, as the resort is not within walking distance of downtown. I recommend HTL Rentals - prices are very reasonable and they will bring the car to you! If you want to take a taxi, they are available by walking 5 minutes south to the Melia Resort. Taxi ride to downtown is $10, taxi ride to the airport is $20. The resort grounds/maintenance staff are friendly and helpful. Be sure to keep an eye out for iguanas at the resort, which are sometimes seen sunning themselves! Also, there are little lizards, exotic birds, and beautiful flowers to see!

It started with problems as weather caused flight delays and we ended up flying into Cancun instead of Cozumel. Our 2 checked bags were initially lost. We had to take a ferry from playa del Carmen , and because of this change, it turned out to be a blessing in disguise that we didn’t have to carry our 2 pieces of luggage. We had to carry our 4 carry ons to the ferry. The luggage did show up later partly to the efforts of the property agent, Alma. We had a great time once we got there. The people we dealt with were so nice and hospitable, both Alma and Lore, the housekeeper. We enjoyed shopping, eating in local restaurants, and touring the island. We didn’t want to leave because of the weather and all of our experiences. Would love to return in the future.

Casa Falcone is a lovely place to stay in Cozumel if you are looking for peace and quiet away from town. We loved it! It is located on the 2nd floor of Hacienda Monte Cristo. The condo is very clean! The kitchen is fully functional with a full size fridge, stove/oven, microwave, toaster, and coffee maker. The shower is huge and decorated with beautiful tile. Both bedrooms are very spacious. There are 3 air conditioners with individual controls. There is a closet with 2 low beach chairs(we used these and were so happy they were there) and pool noodles. The pool is sparkly clean! The grounds of this place are gorgeous! We especially enjoyed watching an iguana sun itself each day on the roof of the outdoor shower area. The beach is a very short walk away. It is not a snorkeling beach. We swam and also enjoyed walking both directions. It is only accessible by going through the neighborhood locked(with a code) gate path. There is a 24 hour guard at the neighborhood gate. Do not let this make you think it is a place that needs security as it is a really safe neighborhood. We tend to think it just keeps traffic out and more private. There are 2 chairs and a table outside Casa Falcone’s exterior door. We sat there a lot and enjoyed watching humming birds and some other pretty yellow birds. You will need a car or figure out taxis as it is too far to walk to town for most people. The property manager is quick to answer questions and is a nice person! As you can tell, we will be back!

The apartment was well equipped.We did not lack for anything. The a/c worked very well. Parking was easy and the beach was just steps away. We would definitely return.

Spent a week
Spent most of the week on the rooftop looking at the waves and kite surfers! The condo is immaculately prepared and was nice and peaceful except for some construction and a dog who belongs to a local behind us. Overall we would definitely recommend it his property for a couple wanting to get away from life and spend some time in a secure, private spot!

Great place to stay.
Our family enjoyed the condo very much. There was a nice pool and private beach where you could see the sunset every night. The rooftop patio and grill where a nice addition although the wind kept us from grilling. You can also see the sunrise over the jungle from the roof. It gave a nice feeling of home instead of the sterile hotel feel. We used the kitchen several times and had everything we needed for our week. Could use this place for longer stays as well. We were here for New Years and it was quit and calm all night, unlike the rest of the island.

Authentic and Charming... just what we wanted!
Casa Falcone is a beautifully appointed condo that has all the amenities one could hope for on vacation. The property itself is just gorgeous. The architecture of the place, the lines of the buildings / the gardens / the layout is so authentic and cozy. We are a family of 4 (kids 9, 11) and were very comfortable in the condo. The unit was spotless and inviting when we arrived. We didn't lack for anything.
The kitchen is charming and cozy, and well stocked with everything you'll need for cooking (nice quality cookware), as well as small appliances. Bathroom is beautiful and roomy. Well outfitted. If you forgot something (chances are you'll find it there). It truly is a home away from home.
The condo is comfortable with plenty of space. The high ceilings give an open and airy feeling, and perfectly decorated. I love, love, love the night lamps on the night stands. Stained glass that sparkles when lit. Closets and dressers are big and roomy... and LOTS of hangers (thank you!). So refreshing to have enough hangers (you all know what I mean). Beach bags, towels, chairs, cooler, noodles, floats... anything you could want is available.
You'll certainly enjoy looking at the artwork, sculptures, and just taking in all the colors... which is so indicative of Mexico. The roof top bar and seating area was one of our favorite spots as we grilled almost every night. You don't get these opportunities often, so when it presents itself... you take advantage of them. My kids loved the swings... and so did I. It was great to take in the views and the breeze while having a glass of wine. Definitely a romantic setting at night. Don't skip it.
We rented a car and glad we did because we went all over the place. Shopping is great at either Mega or Chedraui. They are ginormous!! A must do just for the experience. Lots of great local shopping, food, and sightseeing in the downtown square. Definitely great for souvenirs. The fountain light show is a great hit with the kids. Going further south on the strip, stop in at the Money Bar. Good food, and a nice spot for snorkeling. We came back a second day. There's so much to do just by driving around.
Al and Colleen really take excellent care and pride in their property and think of every detail. The staff does a wonderful job. The management, Jim and Laurie, were very gracious. We can't wait to return... a most memorable and wonderful time! Our warmest thank you!!

Quiet stay in a lovely setting
This was our 7th trip to Cozumel for Christmas. We had a lovely stay at Casa Falcone. There are definitely some pros and cons to this property which I detail below. Overall, it's a good value and for many travelers it could be just what you are looking for.
PROS:
Condo complex is small and has a beautiful pool and courtyard.
Condo complex is very quiet and feels safe and homey.
Both the owners and the property managers were friendly and happy to provide information quickly.
Rooftop view is very nice.
Short walk to access the beach.
Water cooler instead of the pump deliver for the water bottles
Grocery service option before arrival
Beds are comfortable
Cooler available for guests along with beach chairs/bags
CONS:
Pretty far from town. Without a rental car, it could be hard to get around.
Because of it's location, there is not much opportunity to walk to dinner or anything like that. (But was manageable with a car).
Kitchen lacking in pots/pans etc. A better appointed kitchen would definitely help out if you want to cook dinner at home. (This was probably the most annoying thing for our family)
Living area furniture not so comfortable
No washer/dryer access
Too few bath towels and beach towels available to guests. They get gross pretty quickly.
Property manager arrived 1 hour early with cleaning staff so we felt very rushed
DVD player would not work (mostly an issue because router went out during our visit so we had no internet)

Amazing July!
What an amazing stay we had at Casa Falcone! The pictures on the website do not do it justice - absolutely beautiful! Everything in the unit is spotless and well-maintained. The grounds are gorgeous and the private beach just a few steps away was perfect! On a personal note, I would recommend renting a car - we found it was the best way to access downtown from the north hotel zone. My husband and I were truly depressed having to leave and board our plane back to the states. We will be back!

Family holidays + scuba diving
The apartment is in excellent conditions and very well equipped. The swimming pool of the condo is nice and quite with shade during the day. The condo is very close to a quite beach with nice sand (no shade though!). Laurie the manager was very helpful. We rented a car and it was a great idea. It is a short drive to the city centre. We were scuba diving every morning, while grandparents and our 4 years old spent the morning at the apartment/pool/beach. It was very good.

Nice quiet location on the north end
My wife and I have been to Cozumel many times staying at all inclusives, hotels and condos. We know the island and north end pretty wel. This property is all the way north at the end of the tourist zone. It is very comfortable, clean and in excellent condition. You can tell the owners take pride in their property. The two bedrooms are spacious. Living and dining areas are roomy. The kitchen and bath are a little small but workable. The condo is on the second level with a small outdoor balcony and direct access by stairs. There is a locking gate for security to the courtyard. We didn't use the pool in the coutyard but we did go up to the top common area to watch the sunsets, relax and enjoy the view. It was very nice spot with great panaromic views. Our vacations there are for the scuba diving so we are generally gone early and back in the mid afternoon. When we were there the grounds were fairly quiet and neighbors were friendly. We rented a car, which I highly recommend, and there was parking on one side with easy access. The beach has fairly easy access through another locked gate. When we visited the island was getting an unusual amount of seaweed blowing in. The beach was covered with it so we didn't spend a lot of time there. The island has excellent beaches with miles of sand on the unpopulated east side. We went there to enjoy the beach and quiet the east side is famous for. This is a super clean and well maintained property. If you want a quiet relaxing spot it's a great choice and excellent value over a hotel for vacation!

Casa Falcone: could be Casablanca and you could be Bogart and Bergman
Casa Falcone is unique. It is a tribute to an architect who knows well the styles of Gaudi and Art Nouveau albeit with a Mexican flair. Nothing is straight within this condominium complex; everything has an atypical flow that really works. It is reminiscent of something you might find in Barcelona Spain not something more typically found in a Mexican vacation resort.
Casa Falcone is further enhanced by the wildlife and natural charm found within and around - there are the flowers, birds, sea life and beaches that would appeal to all. The pool within the complex is on the smaller side but that is perfect for a retreat that is a mere hundred metres from the Caribbean. When I returned from diving off the reefs in Cozumel, the pool helped me to cool off by swimming a couple of crooked lengths. It was also helpful for me as I introduced my wife to snorkelling. Nor can I overlook the fact that it was a great setting for having a beer or other refreshment and for Liz, it was a great place to read 3 books in one week!
The apartment itself is well outfitted with essentials for a making a vacation stay fabulous. Let's be clear: I am an excellent chef who normally likes to cook up a tropical storm. The Casa's kitchen is small and that is what I wanted and needed. On this vacation, I wanted to eat locally but have the bare essentials for breakfast and lunch. Had I wanted to make a big meal (but why would I?) it would have been a bit awkward, the pots were there, the knives were available but that is not why I was in Cozumel. The fridge held my beer, the counter held the wine and spirits. Enough said.
Both bedrooms are lovely and airy. Off the "master" there is a small balcony upon which I would hang my wet beachwear. If there was perhaps anything I would have liked, it was a drying rack. This was not a real inconvenience.
Equally important, we did NOT rent a car in Cozumel and I do not recommend it. Although I have driven in Mexico and know Cozumel reasonably well, it is important to consider that taxis are cheap and safe enough to discourage driving. Furthermore, it puts money in the hands of the locals who are 100% reliant upon the tourist economy.
Quiet, visually interesting, well decorated in a Mexican theme, Casa Falcone was perfect for me and the princess. Another couple could have joined us with ease but for Liz and I, the privacy we had in the Casa was great, the property managers attentive to our needs and the maid wonderful.

We visited Cozumel for the first week of March to scuba dive. Our stay at Casa Falcone was fantastic! Very spacious, had everything we needed - cooked almost every meal there. The condo is right across from the Cozumel Country Club, which is also a certified Audubon sanctuary - the birding there was great! I highly recommend renting a car.

Great stay
We had a great time in this property. The mangers, who live on Cozumel island, had arranged things very well. One of them cam to meet us a short time after we had settled in and even arranged to take us to town. He also helped us rent a car at a reasonable price. The cleaning lady was very nice and did a thorough job each time. We had a two and a half year old child so the cleaning was rather important. The managers had water delivered any time we needed it.
One us lost our spectacles(literally let it float off into the ocean) and once again the manger helped us by giving us details about a store. I have to say the people at the optical store were excellent.
The beach, a real sandy one, a rarity in Cozumel, is only a two minute walk from the apartment.
We have been to Cozumel twice. Last time because ewe stayed closer to the center of town we did not need a car. This property does need one to have a car to go anywhere. That was probably the biggest drawback, that one cannot just walk to the main town for a quick coffee or a meal. Another thing that would make life a little more easy is having a washer /dryer unit inside the apartment or at least in the condo complex.
The owners are very professional and prompt in their communication, very easy to deal with. It made for an excellent time in Cozumel.
I would highly recommend this rental.

Charming Island Retreat
My fiancé and I stayed at Casa Falcone for a week in April, and it was perfect! The hacienda is adorable – beautifully decorated with a very Mexican feel, cool artwork, doors and furniture. It had everything we wanted including a pool, private beach, rooftop hangout, gorgeous bathroom and full service kitchen. The location is great and we plan to stay here again.
The owners, Colleen and Al, were fabulous. They chatted with us beforehand and gave us recommendations of their favorite restaurants, beach clubs and bars. They directed us to the local supermarket where we got food and drinks to eat by the pool and on the roof. We even bought our own snorkel gear to save money on rentals. There was someone on the island to greet us and help out if we needed anything (we didn't). I suggest renting a car – the island’s easy to navigate and there’s a ton you’ll miss out on if you have to take cabs everywhere.
If you haven’t been to Cozumel, you need to go. We've been to a lot of islands and this one is the best. Cozumel is charming and laid back but still super-fun. We enjoyed snorkeling, shopping, fine dining (at Buccano’s!), local dives (LOVE Bar, a taco stand) and live music in the town square on Sunday (from a table at Casa Dennis with giant mango margaritas). Don’t worry, Colleen and Al will fill you in on all of this. We had a romantic trip for two but are planning to come back with friends for a fun-in-the-sun vaca!

Quiet Tropical Charm
We are a family of 4 and spent 13 days over the Christmas holiday 2011. Casa Falcone had everything we wanted -- lots of space, beautiful quiet tropical setting, fresh water pool, 1 minute walk to the beach and with all the comforts of home -- American TV, wireless internet, full kitchen and large bathroom. The view on the top of the building was great -- we spent many mornings and evenings enjoying the great views of the town and ocean. Great location: close to the beach and just far enough away from town to avoid the cruiseship "crowds".

Great condo in the best part of Cozumel!
After staying all over the island on 4 visits, we have decided that the north side is where it's at. The beaches are nice, and while there isn't any great coral for snorkeling here, you can still see lots of fish at Buccano's and Playa Azul beach clubs, which are very close to Casa Falcone. The location is just about a mile north of downtown, so we went in for dinner each night. Hacienda Monte Cristo is a beautiful, Mediterranean-flavored condo complex, with a nice pool in the charming couryard area. The grounds are well-maintained and Al & Colleen's unit had everything we needed to be very comfortable. We had coffee on the rooftop area, met new friends and would definitely stay there again! I recommend getting a rental car so you can visit the different parts of the island.

A Charming Home Away from Home
My husband, 14 year old son and I stayed at the Casa Falcone just last week (3/26/10-4/2/10). It was absolutely wonderful! It was so comfortable, easy to get to/from the airport, close to San Miguel but far enough away that it was quiet. The Hacienda is a beautiful complex with pool, shower and dive sink (we're divers so we were able to rinse off all of our gear). I cannot say enough about Ann and how helpful she was and such a blessing to have around. The owners, Al and Coleen, are fabulous and were so attentive to our needs. We hope to return to Cozumel some time later this year or early next, and if the condo is available, we'll certain stay here. Thanks again to Al, Coleen and Ann for an absolutely wonderful place!

Awesome retreat on a beautiful island!
If you're looking for a quiet retreat that is still close to the fun of Cozumel, this is it! From the minute I made contact with the owner to the day after we returned, the experience was delightful. Al and Colleen really cared about making our stay perfect and Ann was onsite for directions and recommendations. My husband and I loved the beauty of the Monte Cristo Hacienda and Casa Falcone is wonderfully decorated! We really felt like we were experiencing Mexico with the authentic furnishings. Loved the views, the pool and the ocean. Everything was so convenient that we could spend the mornings on the beach, shop over lunch in town and be back to enjoy the pool in the afternoon! Cozumel is even better than we remembered it...laid back, attractions that still maintain that island feel, great beaches (Punta Sur and Chen Rio), fun shopping, diving extraordinaire! It was one of the best spring breaks we've had and we returned feeling truly refreshed and lucky to have found this condo in paradise!

I've just returned from two weeks at this condo. The condo is great,only approx.120 ft from a good beach.On-site pool and grounds very well kept.Unit is tastefully decorated with island theme, staff and neighbors very friendly and helpful. The view from the rooftop deck and BBQ area is fantastic,with the ocean to the front and inland views of the island from the back. The sunsets from here are great.
The islands extremely clean and people friendly,not like most islands where you are constantly bothered by Timeshare sellers a simple NO Thank You
will do when you are asked and that usually only happens at the cruise dock areas.
Go into town and wander the back streets. Their safe and have many good
restaurants and shops.Friendly bargaining is expected on these back streets.
You can experience Senor Frogs, Carlos & Charlies, Tiki Bars and others if you wish, then return to the condo for a quiet time. I've visited a few of the islands, Bermuda, St. Marten,Nassau but will be returning here next year, hopefuly for an extended stay.

I can't say enough nice t...
I can't say enough nice things about our stay at Casa Falcone at the Hacienda Monte Cristo. Our family had a great time!
The owners, Al & Colleen were so accomodating and wanted to make sure everything was just right for our vacation. Ann, their property manager, was on site and made sure we had everything we needed including all the information we needed on what to do and where to eat...she was awesome and one of the reasons our vacation was great!
Our condo was wonderful as well...it was clean, comfortable, decorated beutifully, and the location was great. Casa Falcone is away from all of the crowded areas, yet only a short drive to town and all of the great restaurants (although we had everything we needed to cook-including a huge grill on the rooftop patio with great views of the ocean, the sunset, the golf course, the pool,etc.). The Hacienda complex is beautiful, clean, gated and very safe...our teenage daugters walked around the area and on the beach by themselves whenever they wanted. Our family also enjoyed being able to play with Wallace and Thomasa a couple of the local pets that became friends quickly.
From our condo, it was a very short walk to the kite boarding beach which was a lot of fun to watch while we were swimming. We were able to walk south on beach and snorkel as well.
We rented a car and drove all over the island because it has so much to offer. We enjoyed the food, the Mayan ruins, snorkeling, the beautiful beaches, especially on the East side (the "wild" side), Chankanaab and Punta Sur National Parks, and the shopping as well. But the best part of driving around and going into town was to see the people who lived on the island, who were friendly, and seemed to always be happy! We always felt safe in town as well. One night Ann recommended El Morro (great restaurant) which she said was in the heart of the neighborhood where a lot of the local people eat(away from all the tourist areas). We felt very welcome and always very safe.
We highly recommend Casa Falcone and can't wait to go back!

We stayed at Casa Falcone...
We stayed at Casa Falcone in the Hacienda MonteCristo in March 2009. The transaction with the owner was flawless and the local Cozumel contact was extremely helpful and stocked the fridge prior to our arrival. Weather was perfect. Very short walk to a beautiful beach. We have two children ages 3 and 5 and the accommodations were perfect. The pool at the hacienda is a very nice touch for a break from the beach, though the beach was our favorite, coming from landlocked Colorado! Rate was very reasonable. This is an excellent place to stay which met our needs perfectly and we plan to return soon.
