The quiet location
The owner was not very attentive and he didn't even try a bit to make our stay better, the breakfast was very low quality, there is no bottle water available only tab water. We requested some extra water and he was a bit rude. We were no advice that were alligators around, and it was one in the beach in front of the hotel. We couldn't leave the luggage the last day while we went for a tour. He could improve the service and it would be very nice place to stay.

The manager was very accomodating and provided us a room on the main floor rather than upstairs since there was not elevator and my husband has some difficulty with mobility.

Location and isolation was great.
Shower was disaster. Water was floating like a line. Hard to take shower over there. also there was a lot of sea weed on the shower ground

This accommodation has probably the best beach on Cozumel and one of the best in Mexico. If you want really good private beach, look no further.
Host is not very customer friendly. Accommodation has it's best days already gone, it needs some refreshment. Paint the walls outside, change furniture and clean properly!

Peaceful, quiet, clean, comfortable. Good location right on the beach. Kind and friendly staff. Safe. Room is serviced every day. Good value. Would definitely return.
Would recommend having transportation to get to restaurants etc.

Loved the location, away from the business of downtown, watching the fisherman on the beach and passing in boats. The stars at night were incredible and the sounds of the surf to lull you to sleep. We'll be back and stay longer
Everything about the property was very good. A car or transport is important if you have any walking issues as nothing is in the immediate vacinity

The beach in this area was walkable but small and full of seaweed. The sea water was brown and windy- rough and not worth getting in. There was a hand glider/surfer that was in the water.

Cold/ odd declaration, especially in our room. If you are not a true believer you may feel inconfortable surrounded by dozens of crosses and other religious ornements.
The floor in our suite was dirty ( sand and dust) when we arrived so we had to ask to get it clean. It was better after that but not good either.
The pressure in the shower is very low and if you want hot water you will have to run it for a good 5 minutes.
There was only two small bottles of water provided for three nights. I would suggest providing drinkable water for you guest just like other Airbnb's that are way cheaper.
Owner could be more friendly too.

Really beatiful house-like hotel. Our room was right at the beach with an ocean view and a hammock. was really soothing to listen the waves. Continental breakfast was nice, they even had almond milk for coffee, which you do not see in many places in Mexico. Calm and relaxing stay, with a walking distance along the beach to good snorkeling spots.
Little far from the centre & restaurants if you don’t rent a car, but had great beach access

No drinking water provided anywhere in the facility except two small bottles upon arrival (it's unwise to drink the tap water in Mexico). Obtaining drinking water requires a 12km round-trip to the store.
The shower provided very little water.
The number of mosquitos made it impossible to spend time outside except when on the beach.

Large room on the 1st floor with view to the more or less "private" beach. We were there with our 5 and 8 year old children. The location was very quiet and even on the beach there was not much traffic in beginning of April. There were only 2 other rooms in the house, so it felt really like a lonely paradise for us. The beach also had some palm trees giving shadow and a big plus was that there was basically no sargasso and not much wind.
The recommendation for the closeby Lobster House was really an experiance and is highly recommended.
The breakfast was rather simple self-service, the whirlpool was pretty small and there was no amenities for kids like some toys or so. But this place really was like paradise to us!

It was incredible. The room is spotless and simply stunning. The view .. its like paradise. You hear nothing but the waves during the night. Bed is super comfy. Bathroom spacious and beautiful. Hot shower (water takes a bit of time to turn hot but then its great). Wifi is amazing for a digital nomad like me. I was working in the room during the day and had zero problems. Even did zoom video calls.
Balcony has a few like paradise. With a hammock. Housekeeping cleans the room every day.
Raoul is the kindest soul you will meet. He tries his best to make sure your stay is perfect. Always answering my whatsapps superquick. He even brought me water at some point bc I forgot to buy some and when I left he gave me a lift to the next hotel so I can grab a cab.
He also let me borrow a bike for free. His house and surrounding are stunning. Super clean. Perfectly well keep. In a quiet part of the island. The beach in front of you is private and nobody is there. I can only recommend it with all my heart
Everything was perfect. Really nothing to complain :) Happy me! I hope I will be back sooner than later.

This is very nice house, lots of history, you will feel like you in the castle or museum , its really nice , and nicely done. The owner will welcome you ( Rajul ) very nice person, speak excellent English. The location is perfect , on the lovely beach. The house is massive. The beach nice and clean, Jacuzzi its nice too. He also have a Sauna and small gym, all in working order.
This is very unique accommodation , its not regular Airbnb or hotel. Highly Recommended. Breakfast was ok too. Its very quite place. The owner is very well organize , he had answer and solution for all my questions. Really A+++
There is nothing what you will not like. All is very good. I would say Perfect. I traveling a lot in Mexico and I know most of the time you can have bad surprise , but not there. I was shocked how the owner is organize. He had solution and answer for all my questions.

beautiful beautiful house, amazing green surrounding and literally in a great beach
internet doesn’t work in upper rooms which we rented (had to go to living room area to send e mails), we couldn’t have a proper shower since water was cold and weather was cold also. i guess on sunny days one wouldn’t care so much. some construction work on site going on as well which can be a bit noisy. still location and premises are amazing!

This is an amazing and cozy place to stay. I like that they have own acces to the beach, perfect destination to chill. deffinatly will recomend. The only thing would be better to change, are pillows because they already old and not comfortable

The room was very spacious and the breakfast was good
After that we woke up, on Saturday, they started to do renovations work. We went there to relax and there were an incredible noise. I understand that it is necessary to do renovations work but at least not over the weekend.
Also, we went there because the view from the room and the pictures of the sea was amazing but when we arrived they were preparing the beach for a wedding and there were scaffolding all around the beach that wasn't nice to see. We would have expected to have the same view of the pictures.

Not really walkable from town. I wouldn't choose to swim in that bit of the sea (bit smelly), nicer areas in Cozumel.

Beach was nice, you can walk right out on there
I don't like it when places say they have a hot tub but its not hot. Thats not a hot tub. The other guest said it had been cold all week. Shouldn't be able to list it then. Also, the water in the shower never got hot and the breakfast was just like some Cocoa Crisp and pieces of bread.

The location and place are wonderful (private beach and nice house).
The landlord acted in a creepy and weird way with me. I took a fork to eat some fruit and he didn’t like that (I understand), but he always pretty weird, even before that.

The house was in a perfect location. Walking distance to town or a quick taxi ride. The staff was very friendly and always asked if we needed anything to make us more comfortable. It is a very romantic place. We spent many sunsets on the porch or sitting at the sand in front of the home.
