About this villa rental
VILLA FRANCISCO is the sister property to our other 5 star property VILLA SANTA FE #772040 and is located 1/3 mile south of established old town Puerto Vallarta. The Villa is in a prime location and overlooks the entire bay, town, jungle and beaches. We are a short ten minute walk to the beach and a short 15 minute walk to the old historical area or a 3 minute cab ride. We are surrounded by private gardens and jungle. The property is gated, private and secure. The Villa is directly above Los Muertos beach, the most popular beach in Puerto Vallarta. We are a 10 minute walk to Blue Chairs or Manta mar Resorts. We are close to shopping, restaurants, markets and the Malecon and feature unbelievable sunsets and nightly fireworks from the Maragalante pirate ship. The villa is fully airconditioned throughout. Five master suites with private bathrooms and showers and 3 with marble soaking tubs. One master suite includes oversized Jacuzzi tub, shower, double sinks and a romantic garden and an outdoor shower. The bedrooms also include safes for your valuables. The pool area includes a large infinity pool, palapa bar with large stainless steel BBQ, wet bar and chaise lounges. we also have WIFI and a bluetooth sound system. Our rates include a chef, sous chef, a full service maid,(who does your laundry ), a poolman/gardener and a complimentary concierge service to assist in any of your personal needs. Our concierge will contact you two weeks before your arrival and will send a pre-arrival questionnaire asking for arrival times, number and names of all guests as well as a shopping list for how you would like the villa stocked upon your arrival i.e.; liquor, snacks, food,fruit and any other items you may request. The chef service includes any two meals per day i.e.; breakfast and dinner or lunch and dinner and will present actual cost receipts for all purchased items. There is an additional $30.00 daily shopping/service fee for days the chef shops. We also charge $25 per person per meal for EXTRA INVITED GUESTS above 10 as well as a $50 per day fee for additional guests who stay. We provide robes for all of our guests and place fresh local flowers throughout the villa. Upon your arrival you will be greeted with fresh margaritas, guacamole, salsa, chips and a fresh vegetable platter. Please read all of the reviews from past guest comments and review all of the 29 pictures. We require a 7 day minimum booking for Christmas and New Years weeks.

Eight of my close friends and I stayed here for my birthday at the end of March. Toni, the concierge, made sure everything we requested was there for us when we arrived. The location of the house makes for some beautiful sunsets looking out over the ocean. We couldn't have asked for a more enjoyable experience! I'd love to stay here again!

A group of 10 of our friends stayed here for the past 5 days and it was incredible from start to finish. The villa is beautiful, comfortable, and clean. The staff greeted us with appetizers and the owner, Richard, even prepared and served us welcome cocktails himself and chatted with us. Tina, the cook, was phenomenal and accomodated two events in which we hosted a large group of 20-30 people for a pool party and then dinner. We had breakfast served every day, and while we could have asked them to serve either lunch or dinner as well, we often ate out. Highly recommend this location and would definitely stay here again !

The concierge Toni was really bad. I had to contact VRBO a number of times to get check in information. The link she sent to get into the gate did not work and we had to be let into the gate by other people staying at the property. Once we had checked in she never once checked to see if anything was needed or if she could arrange any tours or messages. The WFI and and Tv was not available the entire 7 day stay. We were told that it was being worked on by the cable company but we never saw anyone on the property working on it. Only when we contacted VRBO did the owner Richard come by on the 2nd day to tell us it was being worked on. The surrounding properties all had WIFI and TV, just not this property. I had read the reviews and did notice that a lot of comments were made about the long, steep, narrow, winding driveway to the property. We did not have any family members with a disability so we did not think it would be an issue. Warning - some taxi cabs refused to drive up to the property due to this. The cook Tina was great, the meals she served were wonderful. This was the only reason I gave it any stars at all.

The location of the home is excellent with great views and close to town but be warned that it is up a steep driveway that not every car can go up and is a challenging walk if you are not physically fit.
The house has 3 true bedrooms that can count as master bedrooms, and an additional bedroom with an ensuite bathroom that is behind the laundry room and through another sleeping area. The additional bedroom with ensuite is not equivalent to the other 3 bedrooms.
None of the rooms had shades and the general upkeep of some of the house could use better maintenance such as the grout in the showers, the jacuzzi tub in the main primary bedroom (hammering noise when the water was on), the in room safes (only in 3 of the rooms and operated with keys only) and some of the outdoor seating. The wifi was not reliable with more than a few devices on it at a time.
The cleaning/maid services were very good and the home was kept clean with great laundry service.
The chef service was not to our liking and thus we canceled it part way through the trip. There was drama with the owners around canceling the chef service that made us feel threatened and we are still working to resolve this.

Villa Francisco is a fabulous place for a stay in Puerto Vallarta. We were there with a group of friends and everyone enjoyed the pool with gorgeous views and the top-notch accommodations. Best of all is the staff who are always available to take care of anything you might need. Transportation to and from the airport was arranged and handled perfectly. Chef Tina and her staff cooked us two fantastic dinners at the villa and wonderful breakfasts every morning. One comment I would make is that three of the bedrooms faced the ocean and were quite luxurious. The two bedrooms in the back were much smaller and shared a bathroom. This arrangement would be fine for kids but wasn't ideal for adults. The road up from the main highway is very steep and challenging on foot or even for some cars but it can be done and adds to the adventure.

Unbelieveable views and service
Tina, Richard, Toni, Mari and Tofu treated us like royalty. Everything we asked for, we got. When we has a shower drain issue, they immediately fixed it. Any travel arrangements or activities needed, they arranged. Its like the best resort and the best concierge! Oceanview was wonderful, food was great, pool was perfection!

Amazing experience!
Ten of us spent 5 nights here for our first time in PV and it was perfect! Large, well-kept, spacious rooms and living area, a big pool with ample outdoor space and outdoor bar, and great staff. Chef Tina cooked us delicious food every night and had no problem accommodating different dietary needs. The property was only a few minutes walk from the beach and into town (though down a very steep hill). Several of us got good massage treatments as well arranged through Tonie. We will definitely be back!

Amazing!
We rented all three of Richard's villas (Francisco, Sante Fe, Alta Vista) simultaneous for a large group and it could not have worked out any better. Richard, Tina, and Tonie greeted us with fresh margaritas and snacks upon check-in, gave us a tour of all the villas, and helped arrange all shopping and meals ahead of time. We did breakfast every day as a group and dinner every other night. Tina's food was amazing and the best meals we had all trip. We even had additional guests next door at Paramount Bay that Tina was able to accommodate for meals. I highly recommend a stay at any of the villas. Just give your taxi drivers some encouragement to go up the drive way and it should be no problem.

50th Birthday Celebration
This property is perfect in every way. There is simply no other way to describe it. Vacation rentals often have a feeling of neglect, or at least a lack of upkeep and maintenance, which I have always found a bit disappointed once seeing in person. Villa Francisco is absolutely 110% NOT that. It is beautifully appointed, with great attention to decor, quality and overall pride. The location is perfectly situated just above the heart of the romantic zone, and easily walkable down into town and the beach (up can be a bit tricky but is absolutely doable). Tonie, Tina and Richard go out of their way to make you feel at home, feed you well, provide plenty of beverages and snacks, and help with any and all arrangements needed during your stay. It was a very special time for a group of 10 celebrating my husband's 50th birthday and could not be more thankful for all the fun and relaxation we got. I sincerely wished we stayed longer, 5 days is just not long enough at all. We WILL be back!

We booked this Villa for a vacation with two other couples. There was no wrestling for Rooms or drawing straws. Each room is incredible. What really sets this apart from other stays we have had is the staff. From the moment you get there, the owner Richard and the Chef, Tina and her staff immediately make you feel like you were personal friends of theirs and not just guests. All the fridges were stalked with your favorite beverages and it seemed like right when you pulled out a Fresca they put one back in its place. We never wanted for a thing. It was incredible. Bottomless guacamole.. oh my dear lord it was good. Something also to note is the setting. Next door to this property is a whole hillside jungle full of wildlife. It really felt like you were in a private retreat by itself back in the hills, yet you were 5-10
Minutes from the beach. Cabs and ubers were easy. We rented a Polaris razor for the week stay and that worked great. Everything about this stay was so wonderful. I am dreading being back at work and back in the snow of Eastern Washington. I can only think of my next return to Villa Francisco. Richard and Tina you are incredible people. We want you to know how lucky we felt to stay here and how your kindness meant the world to us. You are really what shines in the heart of this Villa. True gems!

Our stay was over the top. Richard & Chef Tina were incredible, words can not describe how much they made us feel at home. All of the staff was super friendly & attentive to our every need. Toni was always available to assist with questions, about adventures etc. Chef Alex & Rueben were great & the food they prepared was way beyond our expectations. Better than any 5star restaurant you can find.
Only thing is the 5th bedroom is not private, might be better listed as 4 bedroom that could sleep 10.
We will definitely be back, we could have not asked for a better Vacation .

Simply perfect.
A stay here is absolute perfection. The Villa is beautiful and grand, huge living spaces where you can gather for drinks and food. The view is breathtaking and Los Muertos beach below is equally wonderful with a great atmosphere and food. But the 5 stars overwhelmingly goes to Tina and her team who cooked us breakfast every day and dinner most nights and surpassed our expectations, the most enormous mahi mahi, coconut prawns, fragrant rice served in coconut shells,refried beans, steak and chicken fajitas, fried plantain...the list goes on. Dream destination
We are a family of 15 so we rented both Villa Francisco and Alta Vista, what a fantastic destination for a family to come together. The villas are a short walk to the beach and the wonderful old town of Puerto Vallarta. We had kids ranging from 11 to 25 and there was non stop joy for all of them. We had some wonderful trips we organized with Jimmy, a panga boat captain directly from our beach to see whales, a snorkeling trip and a trip to a beach south of us for lunch with freshly caught fish. We also did an Atv adventure we organized also through one of the local kiosks down at the beach
Tina and her kitchen staff are fantastic , she can’t do enough to make your meals every day an extravaganza.
The walk back is on a very steep incline but we all didn’t mind the well needed exercise. Our only negative was that the laundry is done by someone who is not familiar with splitting darks and light colors!!
The villas are absolutely breathtaking and in an amazing location, there is no question we will be back.

Just Amazing!
We spent a week here to celebrate a birthday, and it couldn't have been better! The property is amazing, the view is stuffing, the staff is wonderful. We had a great adventure in PV. Toni helped us schedule all out activities and transportation. The meals prepared by the staff were delicious. The photos are accurate, and if anything, they don't do it justice. Amazing property, true to pictures and exceptional staff
Our family enjoyed the entire week we were pampered by the staff of Villa Francisco from the moment we arrived. The property was just as described, very clean, comfortable and relaxing. We took advantage of superb homemade meals and excursions that were arranged upon request. Most of the trip was spent relaxing at the villa and enjoying the view and atmosphere.
The walk to the beach and town was easy and safe. The villa is close to many shops and things to take in within Puerto Vallarta. If we chose to take a taxi/uber, it was arranged upon a text or call.
There were 6 adults that stayed, and we all were impressed and would definitely recommend this property.

This Place is simply AMAZING…
We searched far and wide for location, value and space to make our wedding dreams come true. Villa Francisco delivered…and so much more!!
When we first stepped through the incredible glass doors to the house, we literally gasped. My first thought was “The pictures do NOT do this place justice.” I had far more than a thousand words as we walked into the main living area alone.
The modern lines and tasteful contemporary furniture was just right for the space…not too much, yet enough to keep you finding something new and exciting in the decor every day.
Flowing stairways and views of the ocean were only topped by the amazing pool with the infinity edge, where you can cool off both day and night and look out over the city (where we saw fireworks EVERY night below us).
On our first day, the owner and his concierge were there to meet us to show us around. We (just two of us at the time) were treated to a Frozen Margarita and some chips while the staff was putting together our first meal of the week. The house was filled with wonderful scents…florals from outside, incredible spices inside, and starfruit almost within reach from a tree growing on the hill below. THIS IS HEAVEN.
That heavenly theme played out every day for us. Our other guests arrived a few days later. They all expressed that they were equally impressed and quickly fell in love with the house, the wonderful staff, and Tina…our Chef.
Tina was simply the star of our stay. She went out of her way to make sure that we were taken care of and that nothing was left as second rate. Accompanying her, was Alex (her young apprentice) and Juanita, the “do it all” queen of the house (because calling her anything else just doesn't cover everything she does for you...you'll understand if you find you need anything. Just ask her to get it).
With a team like that, we were left to enjoy our time there without a care, or a single worry.
On our wedding day, Tina led the staff in preparing everything: from seating and feeding over 30 people (including my mother...a chef herself) and creating an atmosphere that was both comfortable and festive. We couldn’t have been happier in the end.
After while, we realized that this place wasn’t awesome because it LOOKS like a 5-Star Place…its because it’s staffed by 5-Star people: Friendly and caring. All of our friends and family were amazed by the place.

A very easy house to relax in and all meals were taken care of efficiently and professionally by Tina Pablo and Alex . Our favourites were the fish and the Vietnamese dinners .. hard to have a favourite really . The Villa is situated just the right distance from the PV hub and beach . Toni organised 4 brilliant massage therapists with short notice and checked on our needs regularly throughout our stay . Villa Francisco - New Years in Paradise
Villa Francisco is an amazing experience! We were greeted by the owner and concierge for a brief orientation of the villa, wonderful ammenities and to learn of any special requests during our stay. This beautiful villa has an amazing view of the city!! The exceptional staff was attentive, friendly and responsive to our every need. Tina, chef extraordinaire prepared such amazing dishes, we only chose to have one dinner off property once during our eight night stay!! Choosing one of several villas owned by Mr Francisco is a "no brainer" and will be our only choice when returning to PVR!!

Great stay!
The property was really nice, lots of space, infinity pool, great staff that cooked immediate meals! House is about a 15 minute walk to the beach, and house is at the top of a very steep hill that cabs struggle to get to and difficult to walk up. Rooms have a/c and really nice but living room does not and could get humid at times. Overall house was really nice and accommodated 8 people easily.

Unrivaled Attention To Detail
As a professional event planner, my job is to ask the tough questions so that my guests’ experience matches my pursuit for perfection. Now that my wife and I were planning to host a couples getaway, I needed to ask some tough questions as we couldn’t let our friends down. After each call and email to Richard, I would receive the same message “You need not worry about a thing". While I had read the great reviews, I was a bit suspicious but at some point, I had to submit and hope for the best. My trepidation disappeared immediately upon arriving at Villa Francisco and being greeted by his concierge, Toni. Prior to our arrival, Toni had graciously and efficiently assisted us with our arrival transfers, restaurant recommendations, transportation to our golf outings and stocking the Villa with all our requested favorite foods and beverages. After meeting Toni and taking a quick look inside, we realized it looked every bit as good as the photos. It was immaculate with beautiful furnishings and was exactly as we had hoped as we toured the bedrooms, kitchen, living room and pool area. At that point, we were greeted by Chef Tina, the head chef who chatted with us about our meal selections for the week. We gave her some ideas and she offered up some house specialties and we decided on a plan for the week. After our guests all arrived, we settled into the pool and outdoor cabana for margaritas and appetizers, hosted by Richard. You could tell how proud he was of his Villa and it was a great way for him to meet all our guests before he disappeared for the week so we could be on our own. Dinner that night put all our culinary worries to rest. Chef Tina and her team put together an absolutely amazing meal and little did we know that each and every meal they prepared would be better than the last, all featuring fresh local ingredients artfully prepared to match the finest big city restaurant. Whether it was their handmade ravioli, pre-golf breakfast burritos, surf and turf or our Mexican fiesta, it was just perfect. However, it is worth noting that the highlight of our dining experience was the presentation of a whole 11-pound red snapper cooked to perfection. During our stay, all of our needs were happily accommodated. From runs to the store to washing our laundry, every detail was covered. So, while I will continue to ask all the hard questions, I have already booked a return engagement and Richard can rest easy knowing I won't ask any more questions!

Unforgettable family vacation!
It was bliss the moment we arrived and throughout our stay. The staff, including the owner Richard were amazing. We were greeted with a beautiful spread of appetizers and Richard made us some awesome pina coladas and margaritas. All of the staff made us feel welcome and comfortable the moment we stepped in. We celebrated a family member's birthday and they went out of their way to make a special dinner and a flan cake. One of our favorite luxuries was having chef service. It allowed the family to focus on each other and have fun. We didn't have to worry about grocery shopping, splitting up the cooking duties or worrying about what to make. We sat back and let the chefs do their thing. The meals were better than a restaurant - 5 star quality. We woke up every day to fresh coffee and an awesome spread of breakfast options. The staff even noticed that we were drinking quite a bit of coffee and the next day brought in a bigger coffee pot for us. How awesome is that! One of the highlights of our day was anticipating what that night's dinner would be! Chef Tina quickly became our youngest son's buddy (macho man). She made all of us feel very special and well taken care of. There was plenty of space and plenty to keep all of us entertained and happy. Beach access is only 10 min away (down hill). Cab rides for 4, into town was around $5-7 USD. We can't say enough great things about the staff and our overall experience. We would definitely recommend staying here, and we hope to come back in the near future. Thank you Richard, Chef Tina, Toni and all of the other wonderful staff!

Fantastic villa - 5 Stars all the way!!
What a fantastic vacation! Total 5 star experience from the accommodations, view, food and staff! Richard was an amazing help in guiding us to the right places and all sorts of tips that made the trip even better. Chef Tina and Chef David prepared the most amazing meals that we can't stop talking about. The views were incredible and we loved being in this area of PV. Close hike to the beach and cheap taxi rides. Every bedroom was beautiful and the villa was immaculate! Tonie did an amazing job setting up our day of relaxation. We recommend the massage treatments at the villa! Entire staff was top notch!! We will definitely be back! Thank you Richard, Tonie, Tina, David and your staff for the most relaxed and memorable vacation!

we absolutely loved Villa Francisco. wonderful location, amazing ocean views, and the *best* staff. tina, the chef, was amazing - every meal was memorable and the presentation was superb.
we had a group of ten, and it never felt crowded. our best days were spent sitting by the infinity pool enjoying the view!
the location, like most of the good villas, is up a steep hill, but still only about a ten minute walk from the beach and town. getting a cab when we didn't feel like walking was very easy.
we hope to be back at Villa Francisco very soon!

Fantastic experience, highly recommended, minor forgivable wrinkles
We had a fantastic experience at Villa Francisco and hope to return again in another year. The staff was wonderful and a special call-out to the chef, David, who made AH-MA-ZING meals for us. It was truly like eating in a gourmet restaurant every night, he had great suggestions and was incredibly easy to work with. The property itself is quite lovely, perched way high on a hillside above Puerto Vallarta, spectacular views. The master suite and the two other suites (Verde and Azul) are amazingly spacious and well appointed. Our only disappointment with the physical property is that you have to walk through bedroom #5 to get into bedroom #4 - thankfully we were all good friends in this slightly awkward layout.
The minor wrinkles? Several of the in-room safes didn't work, and despite attempts to repair them, still didn't work at the time we left. Our grocery list seemed to serve more as general guidance than an actual list, though thankfully the staff was gracious about taking back the Costco/Kirkland Wine and Tequila that were substituted for what we'd actually requested. The car service we requested through the concierge showed up 2 of the 3 times we requested for airport transport, though the concierge immediately fixed the problem by getting a taxi when the car service didn't show up. These are all manageable issues and not surprising when traveling outside of the U.S.

Better than you can imagine.
My sister and I came with both our families. Eight people in all, for 10 days. I have been to PV at least 10 other times and have rented on VRBO 7 other times. This one...absolute favorite. The house is amazing, my kids even made an old school MTV cribs video. House is gorgeous, but the addition of the staff was wonderful. Chef David couldn't be nicer, more accommodating and makes great food. If I were you and like other reviews let him surprise you (tell him Italian, steak, general Mexican, enchiladas) because you will love that the best. There were 2 meals we ate, that not a single member of our family had and well...best meals of the week. And the presentations of the food, so awesome. Only complaint and hardly that is the fact that we all have to work extra hard for overeating every day. BTW, we ate 3 dinners in town and not only were Chef David's meals better tasting than the restaurants, but so much easier, because you get out of the pool or just relaxing, overeat on your meals and then right back to enjoying your vacation immediately after! No one works harder than Juanita, she went out of her way to make sure all we did was enjoy our vacation, clean house, and clothes, and you get nothing but smiles. A Delightful Family Vacation
Our extended family of eight (grandparents, parents and teenagers) enjoyed a wonderful 11 day vacation at Villa Francisco in June, 2016. Our entire stay exceeded our expectations. The Villa is quite large and beautiful and is in excellent condition. The staff of people are friendly and helpful and they did everything they could possibly do to make sure that our needs were met. We spent the entire time there with smiles on our faces.
For the first two days we selected the meals we wanted and they were superb. After that we turned over the meal planning and preparation to Chef David. We asked him to surprise us, and he did just that. A master chef with decades of experience, David and his assistant prepared one memorable meal after another, which we thoroughly enjoyed without exception.
Our family had several events to celebrate, so Tina arranged for a Mariachi band to entertain us while we were served hors d’oeuvres by the pool. These five musicians were incredibly talented and played every one of our musical requests perfectly. This was followed by everyone taking several whacks at a colorful piñata before someone finally connected and cascades of candy spilled out. After that, dinner was served. Tina really knows how to throw a party!
Juana, the housekeeper, was incredibly caring and efficient. The villa was spotless when we arrived, and she kept it that way for the entire time we were there. After a few days we asked her to wash some clothes for us, and before we knew it we found the clothes clean and neatly folded on our beds.
The pool was cleaned and maintained throughout our stay, and that was good because everyone spent time happily splashing around in the water. A plus was the pirate ship that cruised around the port and set off fireworks every night right after dark.
The city of Puerto Vallarta is enchanting, the people are helpful and friendly, and the beaches are pristine. Toni the concierge arranged for an eight-person van to take us wherever we wanted to go, like to Walmart and the hour drive to Sayulita beach.
Richard, the owner of Villa Francisco, was so gracious and his attention to detail made our stay even more enjoyable. He works hard to make sure his guests have a great experience, and his entire staff echoes that desire. This was truly a five star experience!

This was an amazing place and everything was perfect. The location is good (be ready to walk up a steep driveway) however at the top is a palace that is beautiful, clean, well kept, with a great staff. Food was amazing and I would recommend staying here.
