Have stayed here several times and love the house and location. The kitchen and bathroom needed more attention to cleaning (inside cupboards and bathroom tiles).
Due to COVID 19 we paid more attention than we normally would have

Originally planned as a holiday around my son’s wedding, COVID, caused the wedding to be postponed but we took the holiday anyway - me, my wife, daughter and her two sons. Glad we did. Great location. Easy access to the centre of Beccles and to walks in wide open countryside. 20 minutes to the coast. The house itself is well appointed and functional and in a town with limited parking spaces Riverside House has plenty of easy to access space. Good base for messing about on the river though book canoes etc well in advance. First holiday in Suffolk. I suspect we will be back.

Great house in a great location, with great walks along the river in both directions.
Great house in a great location, with great walks along the river in both directions. Close to Southwold and Aldeburgh, and within easy reach of Norwich. Pity that some pubs in Beccles still closed, as I understand it's not viable for them to open up and comply with Covid distancing guidelines. We had a very enjoyable week, and were blessed with good weather.
On the downside, the house and furnishings are a bit tired, and some of the furniture needs updating. The dinghy in the garden had a leak, and despite the extra time (8 hours between check out and arrival) needed to 'deep clean' the property prior to our arrival, we found a very greasy unwashed grill tray in the oven that had been overlooked.

dirty so decided not to use it. Garden furniture not comfortable - needs updating. Could do with a TV in the dining room. Only 6 mugs available, but plenty of plates and dishes.

Fantastic location.
Fantastic location. House needed a bit of an update. Christmas decorations a bit sparse. But still had a great time despite the flood warnings.

This was our sixth stay is this comfortable cottage in a perfect location right on the riverside on the outskirts of Beccles. Just a short walk to the town centre and a short drive to a choice of supermarkets. Norwich is half an hour away.

The property is in an excellent position overlooking the river Waveney and in easy reach of many beautiful walks. The house is nicely proportioned with good sized rooms and a well stocked kitchen with everything you need. The one thing that would make the property better is to add a en-suite to the main bedroom, but overall the house is more than acceptable.

Location, Location, Location.
Location, Location, Location.
Few minutes walk to center of town. Bus stop almost next door. We even rented a car for a few days from a dealership directly across the road.
But the very best thing of all is the river running practically under the ground floor windows and with equally good views from the bedrooms on the 1st floor. Boats moored just across the small river and the incredibly varied craft moving up and down--many cruisers plus kayaks, sculls, canoes, paddle boards, rowboats. Even swimmers working out. And a family of swans-parents plus 7 cygnets. Fascinating and tranquil.

We had a wonderful week at Riverside House. Spectacular views of the river from every window, quiet, cosy, comfortable, well equipped and just like a home from home! We would recommend to others and will return. Thank you to the owners. (We have a holiday cottage in Yorkshire and fully appreciate the thoughtfulness and effort which goes into maintaining such a lovely welcoming place, which some guests who are quick to find criticism over petty things/ things out of owners control etc don’t understand!)
