About this house rental
My house is located on a beautiful garden block, surrounded by restaurants and cafes, walking distance to most attractions in the city, so you can explore on the foot. The neighborhood is Southwest Center City, also known as Graduate Hospital. You will be walking distance to Rittenhouse square (15 min.) , many main attractions, great shopping, beautiful park squares, farmers markets, cafes and restaurants.
Great places for coffee are Ultimo Coffee and LaVa Café. Wonderful breakfast spots are Honey's Sit 'N Eat and Ants Pants Café. There are many great restaurants within walking distance, too many to mention. It all depends upon what you're craving.
Philadelphia Schuylkill Banks Boardwalk is a short walk from the house. Its great for walking and biking. It's also stunning at night with the view of the Center City.
The house comfortably sleeps 8 people, 4 bedrooms, 4 beds.
The house is cozy and bright. There are 3 irons and 3 ironing boards.
There is one full bathroom in the hallway on the second floor at the top of the stairs and another full bathroom in the bedroom on the first floor.
There are 3 beds with full size mattresses and one bed with queen mattress.
Two of the three bedrooms on the second floor are adjoining, meaning two rooms connected by a door, with only one entrance to the common area.
When you enter one of those two bedrooms from a hallway, you have to walk through the first bedroom to get to the second bedroom.
All towels are in bathrooms.
The house has a keyless entry, I will provide the code for it on the day of arrival.

Please, be mindful of NOISE LEVEL, especially between the hours of 10PM and 7AM.
ABSOLUTELY NO PARTIES OF ANY KIND.
ALL TRASH MUST BE PUT IN TRASH BAGS AND IN TRASH CANS OUTSIDE IN THE BACK YARD.
NO LOOSE TRASH!!!
It creates welcome environment for pests.
CLOSE ALL THE WINDOWS when are leaving the house.
TURN THE LIGHTS OFF when leaving the house or when you don't need them.
LOCK BOTH, FRONT AND BACK DOORS when you leave the house.
ABSOLUTELY NO SMOKING in the house.
Other Things To Note:
The staircase to the second floor is steep. Please exercise care, especially at night time.
The two bedrooms that are facing the 22nd Street are exposed to the city noise more so than other bedrooms.
Check-out list:
Please remove all trash from all rooms, bathrooms and kitchen and put in the back yard.
If any furniture was moved while your stay, move it back.
Check all closets to see if there are any of your items left there.
Check all the floors and especially underneath all beds to see if there are any of your personal belongings there.
Get rid of anything in the refrigerator that you have brought in, unless it's unopened/sealed, then you can leave it in the refrigerator.
Don't forget to turn off all lights.
Lock up back and front doors.

Incredible weekend with Friends and this location was a perfect fit for 4 old college mates who were at our annual pilgrimage to the Penn Relays.Very well stocked wiith everything you'd need for your stay. Definitely walking distance to the many sites you need to see in Philly!

The house and block were just lovley. I had to travel last minute because my mother passed. After being out all day to take care of her affairs and all the emotions that came with it, I needed someplace that felt homey to return to. And this house was that. It was well designed, comfortable and had nice amenities. It was 2 blocks to the local market, restaurants and pharmacy. There are play areas on both corners (we traveled with a 4,12 and 16 year old) And it is located on a beautiful garden block.
The only draw backs were parking and there is a little bar and grill that is a little loud when it closes. But nothing terrible. Everyone slept through it, i just had insomnia. If you are a light sleeper, choose the smaller room with one window.
We will be returning without the rental car and under less somber conditions.

Fantastic place! We rented for the month of March for family from our of town to use to visit after a death in the family. Irina was the most gracious host to us! Always easily accessible for any questions. Location was perfect! I would definitely recommend this spot and might also use it again myself!

The property was great and the location good except for the parking situation. No parking at the property. Cars parked bumper to bumper along all the streets in the area. We had to drive around and around to find a space. One night we received a ticket for accidentally parking in2 hour parking. Otherwise stay was great

great trip out to philly. fun neighborhood to explore for you and the family - mile and half to Old City. Plenty of walkable places to eat. Parking takes some patience but is findable. Steep stairs in the house not use to these type of row houses!

We loved the home and neighborhood! We enjoyed walking all over the city from this home base. The home had everything we needed including a fantastic a/c. Irina was wonderful to work with and very responsive. Loved our stay! Highly recommend this spot.

My husband and I loved our stay in this townhouse. We were very comfortable, and this lovely home was immaculate with attractive decor and gardens right outside the front door. The neighborhood was really nice, safe and busy yet quiet--lot's of families. We were within walking distance or a short Uber ride to restaurants, museums and site seeing.
Irina is a wonderful hostess. She was easy to get in touch with and responded to all of our questions right away. Her descriptions of the townhouse and instructions about entering and locking up, taking out trash, parking, etc. were thorough and very helpful.
Our trip was a big success, and we would love to stay in this townhouse again!

We had a lovely 3 night stay as we celebrated our daughter’s graduation from Penn Vet. The home was super clean, well stocked, and in a location where all we needed was at our finger tips! The host was a wonderful communicator too! It was a great weekend from start to finish!

The Property was clean and beautifully appointed with everything you need. And so centrally located, you can walk to most places, e'g', The Mutter Museum, Trader Joes, and the Art Museum).
At the time we booked, Philly had a chemical spill in the river. Even though the water was better, Irina thoughtfully left us some Bottled water.
I fell in love with Philly, and we will rent here again!

I stayed at this property for two nights with friends to attend a wedding shower. The neighborhood has lots of amenities, a coffee shop one block away, a close CVS and restaurants. The neighbors had lots of planted container gardens and decorations out for the upcoming Halloween holiday. We walked to the Barnes museum and back- about a mile each way. The townhouse was immaculate, bedrooms are spacious and decorated nicely. Irina was very responsive. I wish we had more time to explore the neighborhood. All in all it was a great experience and I would not hesitate to stay there again!!

We had never stayed in Philly before. This property is in a wonderful family oriented area. The house was beyond clean and very comfortable. It had everything you needed with the exception of a coffee scoop. 😉 The stairs were steep, but the bedrooms upstairs were comfortable. I loved the downstairs bedroom with the attached bath. The home is renovated from top to bottom.
We enjoyed the proximity to restaurants, a brewery, and a coffee shop almost right next door. Rittenhouse Square is only a short 15 min walk.
Irina was helpful directing us to an area were we could find free street parking. She also recommended places to go.
I would absolutely recommend this house and when I stay in Philly again, I hope I can rent it again.

Spotless and comfortable! Agree with other reviews that the stairs are steep, but since one bedroom is downstairs with its own bathroom we had my parents stay there which worked great. We came back late each night so had to park a few blocks away (<5 min walk) but the neighborhood is lovely, with people out walking their dogs and eating in cafes, so felt very safe. And owner's advice about where to look for parking was just right.

We rented this place out for Penn reunion and had a great time. Irina was very responsive before and during our stay. Very walkable from Penn campus to the vrbo to south street and Penn’s landing. For a few days the weather was sweltering out and the air conditioning was clutch. Well-stocked kitchen, dishwasher and we definitely made good use of the TV with built-in chromecast. Thanks Irina!!

We had a wonderful week's stay at this cozy, comfortable house. We were six adults and never felt crowded or lacking privacy. The location is fabulous - can walk virtually anywhere- and the mews block was beautiful, quiet and felt very safe. We cooked for our family (freezing cold and hard to eat outdoors) and I was amazed at how completely well equipped the kitchen was, every need met and even basic condiments and spices available in the cupboards. The house is generously equipped with extra pillows, blankets, towels and all appliances and most of all it is spotlessly clean. Finally, Irina is an incredible host. She is instantly available, quick to respond to questions and offer advice . We were sorry to leave, and certainly hope to stay again.

We stayed at his property while spending six weeks (out-patient) for medical treatment at Children’s Hospital. Irina made it feel just like home. The unit was clean, tidy, and fully stocked with kitchen/ bath items that made is seamless for our family of five to live there. Irina was responsive and caring to all our needs, responding within moments. Neighbors there are great too, helpful and friendly. There are more restaurants than you could visit within walking distance, a couple great breweries, and more. CHOP is a 6 minute drive, downtown (city hall) a 15 minute walk. Parking is the only downside but once you figure out the right times of day, isn’t too hard to come by an open spot. Would very much recommend this place- we will stay there again when we are back in town!

We had to come to this area for emergency delivery. The hospital Children's Hospital of Philadelphia is less then one mile from this VRBO. We were blessed to find this wonderful home away from home. The owner Irina is spot on she helped us from parking to transportation advice to food recommendations.. We have stayed many times with VRBO and always find the best accomodations.
