After we arrived, and decided who would sleep with who, we had a good time. Toro the Bull and Marga were precious. They were a treat , as none of has ever had a private chef. Great food , and they listened to the list of red, green peppers to stay away from in recipies.
Hot water and showers were great. The bottled water was plentiful. My 7 gals want to lan a trip there again!
*minor suggestions, I slept in the master bedroom, and you could smell that sheets were very clean, but they had a very rough feel- to me, I guess I am sensitive.
* I liked communicating with you diretly instead of through VRBO, because I feel like I missed information like what grocery i would need to order. Example, we had to buy paper towels and aluminum foil...Maybe a beginning list of what the renter will need to provide/order?
*I do speak a little spanish, but it would be nice to have a little sign posted at the air conditioning Nest in each room saying" Maximum cooling is 72, keeping door shut will keep room cool, unit is programmed to not cool at times during the day,
We mostly stayed at the house and at times it was hot in the rooms as we didnt know about the automatic programming.
* since this was my first great experience in a full service home, a range of tipping should be discussed for the cook and helper. my gals didnt bring much cash, we wanted to tip them more. They are such dear people, and even baked me a birthday cake.

We were so happy and excited to have stayed our the villa. Jean Paul and his staff were so kind and accommodating. Great location and very convenient to most of the attractions. The house was large enough to accommodate our large family and plenty of room for everyone. Kids and adults made great use of the pool table and pool outside. I highly recommend the villa and would also stay again! Especially for the price!! Thank you Jean Paul!! 5 🌟

Everything was great. Pool was perfect and very well kept. House was clean and caretaker Toro was always available if we needed. Location can not be beat. Best snorkeling right out the front door. Money bar is a short walk as well as two great beach clubs within walking distance. Leading up to the stay, JP was awesome. Can't wait to come back.

Villa Las Uvas is an ideal spot to relax and enjoy the sound of the waves. We were warmly greeted by Toro who made sure we had what we needed, kept the place and pool clean. A big thank you to Maggie who prepared our lunches and dinners, made sure we were well fed. Communication with JP was easy and quick, and he answered all ofmyquestions. The villa had great amenities, the beds were very comfy, the kitchen was well equipped, and AC worked perfectly. I very much recommend Las Uvas Villa.

We rented the villa for my husband and I and adult children. Everything was just as described on the website. Toro was great about helping or answering questions.
Our dive boat picked us up on the beach in front of the villa.
A 10-15 min ride to downtown by taxi for meals and trips to Mega for groceries
There were a couple of local places within walking distance for casual food and drinks.
We would definitely stay here again.

This property met and exceeded expectations. Location is close to town for the nightlife, food and shopping but in a gated community directly across a swim up snorkel beach, close to local beach bars and dining within walking distance. Host set us up with perfect diving excursions, food referrals, buggy and car rentals. We spoiled ourselves with their inhouse chef for dinner and breakfasts...even our laundry was done! A grocery list was pre-stocked for us upon arrival. Villa was total PERFECTION and housed 8 of us very comfortably. The sunsets topped off every evening! We appreciated the private pool, outdoor shower and outdoor tub to clean soak our diving equipment. The housekeeping and grounds staff were very accommodating and kind. They were accessible but gave us lots of privacy. Hernan was referred for boating/diving excursions - his crew was knowledgeable and fun!! We visited the south side of the island and enjoyed the 'bar crawl' - many cozy bars and restaurants with beaches. We will definitely visit again!!

Trip To Cozumel
We came to Cozumel May 25th to May 30th with 7 adults. The property is a great location right across from the beach. Great snorkeling, but the beach is rocky as you enter the water. There is a lot of space in the house and an open kitchen layout on the bottom floor. We spent days at the beach or by the pool and nights on the roof(great views). Toro was very helpful any time we needed anything and that made the trip run smoothly. Our favorite place was El Foco,.. off the beaten path, but great prices. We went there twice. Great time all around!

Beautiful Beachfront Home
The house was perfect and just like advertised, Right in front of the beach and the pool in front of the house was immaculate. There is a really good restaurant within a half a mile distance with live music every night.
Everything inside was in working order. Only negatives I would say are the water temperature for showers was luke warm, pressure was a little low and the lights in the house were a little bit dim, so it was always a little dark.
Other than that it was a great experience but just something to keep in mind.

Spring Break 2022
We just got back from a week spent at this beautiful property with our 2 kids and 7 of their friends. We absolutely loved this property! The view from the main bedroom was fantastic and also from the palapa on the roof! The kids really enjoyed the pool table and we all loved the pool with the waterfall. We utilized the chef service and the meals prepared by Maggie and Toro were delicious. Toro is a great property manager and helped us with all of our needs, such as calling a taxi, getting groceries, and arranging our Covid testing. He was always around when we needed him! We would gladly stay here again!

Such a beautiful home
My family of six enjoyed this beautiful home so much. The house is amazing and the pool is absolutely incredible (we spent so much time in the pool). We loved the view from the top, it was another favorite place to hangout. The staff is super friendly and so helpful, Todo got us all coconuts down and opened them up for us to enjoy!! We will be returning here for sure, it was such a memorable vacation place.

Amazing week!
Our stay in June was amazing! The house was beautiful! We loved the pool after a day at the beach or sightseeing. We ate many of our meals out at the table by the pool. It was also a great place to start the day with your coffee. The property manager blew up floats that we had brought with us. The property manger is on the gated grounds behind the villa. He was available if needed. Each morning the housekeeper would come to make beds and clean the villa. You can let her know what time works for you. Make sure to bring money to tip them at the end of the week. Across the street is the ocean. You will want to bring water shoes to get in the ocean as there are a couple of rocks ( the beach is sandy) but after you get it it's all sand and great snorkeling. The bedrooms are airconditioned but not the main house. There are many overhead fans and an industrial fan to keep things cool. Watching the sunset over the ocean from the rooftop was amazing! Would have loved to have access to a washer/dryer to pack less but this wouldn't stop us from staying here again. Jean Paul was quick to answer any questions before our stay and quick to let us extend our stay.

Great Place
The house accommodated and entertained 6 of us in February. We enjoyed the swimming pool more than anything, but also the pool table, snorkeling across the street, and the area’s food and bars.
We walked to the nearer “Tortugas” Beach Club and the further Money Bar for lunch, dinner, and drinks. The charges/prices at these places are hard to decipher. At Tortugas, we told reception we were there for lunch so they let us in without a fee, but at the nearby Uvas Beach Club, they insisted we pay a beach access fee and we left. Apparently, beach clubs prefer you spend $65/person for all-you-can-drink for 4 hours.
We enjoyed sunrises and sunsets on the top floor with a palapa, clean rooms, and an accommodating yet non intrusive staff.
The exercise room has weights, an exercise ball, and a broken, but usable exercise bike.
The groceries we requested were not present upon arrival, but that situation was mitigated by the property manager and a trip to the Mega Grocery Store.
We had fun in downtown at the Punta Sur Cervaceria (Great IPA! and Pizza) and surrounding shops.
We used a delivery service for Hooters that we found on the house’s menu and it’s likely other restaurants may also be serviced.
We felt safe and the language barrier was a minimal challenge.

Our Cozumel Family Vacation July 2019
The property was absolutely incredible. We stayed at Villa las Uvas II (2nd & 3rd floors) and I cannot say enough about how beautiful and spacious the accommodations were. I was shocked by how large all of the rooms were! We had nine people in our group and gathered quite often and never felt crowded.
The beach was right in front of the property where we snorkeled and swam, we loved it. The pool on the property was beautiful as well!
If you get the chance to stay here...DO IT!

Underwhelming
THE GOOD: Spacious home with private garden, large pool and AC in all bedrooms. The staff is wonderful! The groundskeeper was very helpful and the cook made delightful, reasonably-priced meals. The house was very clean upon our arrival.
THE NOT-SO-GOOD: The house is very dated and rough around the edges. No dishwasher, no laundry, patio furniture with sagging seats, deferred maintenance, etc. I like firm mattresses, but everyone in our group remarked that these matters were like bricks with protectors that crinkled. There was insufficient hot water. The ocean views are obstructed by lots of foliage so we didn't feel as though we were ON the beach. Not even the roof deck had a good view. Some of the weights in the gym were padlocked and the laundry room was likewise locked. The nickle-and-diming was excessive: we were charged stiff extra guest fees even though we were under the advertised occupancy and the owners strongly advised in their rule book that we tip housekeeping staff about $30 a day! Do they not pay their staff??? We had to cancel daily cleaning to save on the excessive cost. The owner was polite, but hands-off and aloof. In all, the house felt unwelcoming and underwhelming, which is OK, except that we paid luxury prices. The only reason we chose this house over other, better-priced and nicer homes is because we wanted to have access to a sandy (not rocky) beach. TOTALLY not worth the premium. We go to the Yucatan every spring break and this is the worst ratio of quality to cost that we have come across to date.

Better than expected!
When you have never seen it in person and you try to visualize by the pictures in the add, this house was better than we expected. Toro was great, he made sure the waterfall was on for us, if we needed anything, he made it clear to contact him. Pool was great! House was great! The whole vacation was great! Sunsets were great! Will stay here again if we do this again!

Spacious Villa in Paradise
My family of 8 arrived at Villa Las Uvas in January 2017 and we stayed for 10 wonderful days. The accommodations are exactly as described on the site. My adult married children each had a master bedroom with king beds and an ensuite bathroom. I took the queen size bedroom. All 3 of these have balconies and look out to the pool and the ocean. The other 2 rooms with 2 double beds in each were shared by my grandkids. We all had lots of space. The dining room table comfortably seats 8. The bar around the kitchen area seats only 4 but we brought 2 other bar stools around it to accommodate our happy hours. The range is gas and requires lighting every time you use it. The refrigerator is large and has a large freezer section. I would suggest bringing your own spices including salt and pepper. There is maid service everyday. The housekeeper makes the beds and replenishes the towels, dish towels and toilet paper daily. The grounds keeper comes around to clean the pool and just to make sure that everything is okay. He even cut coconuts for everyone one day. Toro and Maggy were very nice people and very helpful. We spent a lot of time around the pool even though it was a bit cool as the water is heated only by the sun. Toro would come and turn on the waterfall which gave a nice ambiance to the pool area. The rooftop has a nice palapa which we watched sunsets from and sat under during a few rain storms.
We snorkeled right outside the villa but I would recommend bringing water shoes to walk into the ocean. There are 2 restaurants within walking distance, The Money Bar and Mini Havana. Both are really good. If you walk the other way a short distance, you come to Las Uvas Beach Club and a little futher Chankanaab Beach Park which I would definitely recommend going to for the entire day.
I would very highly recommend this villa for large families or for 5 couples. I hope to go back there someday.

Beautiful home at a great location!
We really enjoyed our vacation at the Villa las Uvas Cozumel! The housekeeper was very accommodating and helpful in answering our questions about the island. The house is in a central location, so it's not far from the beach clubs and downtown. It was very nice to relax at the house, lounge by the pool and enjoy the ocean view. We hope to visit again!

Fantastic house and location - great vacation
House is great location and exactly as described on the web-site. It is very spacious and comfortable. Maid services works great. Housekeeper is always around and very helpful.
A few things to note is that the beach in front is fantastic for snorkeling but it is not sandy, not the best for young children. Still a dream place.
Now regarding food and the kitchen. The cooking service is very useful and we selected it, however we have the following comments:
- The people doing it were great, really patient and helpful and cleaning everything for us.
- The breakfast is not what kids will want to eat every day, and they switched quickly to their usual cereals and other morning routine.
- The dining menu was a little repetitive (not in titles, but in ingredients) and did not have significant vegetables outside of rice and beans.
- Salad was not offered even though I realized later that it was on the menu advertised.
Now most importantly:
- The kitchen does not have a dishwasher
- The kitchen pots and pans are really really outdated and the type things you hesitate before using and clean several times.
We would gladly rent this place again but plan food ahead of time probably by using the cook only a few times and dining outside more often. Making sure we don't have to cook ourselves in the house.

Great Cozumel location with beautiful ocean views
Villa Las Uvas is about 4 miles south of town - away from the town's traffic and crowds. The ocean frontage road that separates the villa from the ocean is lightly traveled. Beautiful ocean and sunset views from the three front bedrooms on the 2nd floor (each with balcony) and from the rooftop mirador. There are 2 other bedrooms, one on the 2nd floor back and one on the 1st floor back. Two of the 2nd floor front bedrooms have en-suite baths. There is also a bathroom near the mirador. The house is spacious and we had no problem with 10 people. There is a nice pool table - we played many games. This is an island and the villa is on the ocean - it is very humid. Keep chip bags closed!
The villa is in easy walking distance of Playa Uvas (snorkeling, kayaks, drinks, food) and Chankanaab national park (dolphin encounters, swimming pool, shopping, food and drink). A car is necessary for runs to the Mega grocery store and is nice for other excursions (other beaches, water parks, Mayan sites, restaurants). We rented from Avis at the ferry pier - half the price of Avis at the airport. You can still return it to the airport.
Loved the pool, and pool deck. Some small selection of pool toys and beach towels would have been nice. Nice to have a/c in the bedrooms (no AC in the main rooms - open the doors and let the breeze through). Beds were too stiff for some in the party. It just takes a couple days to adjust to them . Nice first floor layout for group gatherings, and the stone tables and counters were not only an elegant touch, but also easy to keep clean. On the other hand, while the tile flooring everywhere looked nice, it was both slippery (kids in/out of pool) and noisy with a lot of kids around. Shower size soap and some small shampoo would have been nice, as would a supply of basic kitchen spices. A wringer mop would be nice to have. Bottled water is provided (20 liter gal carboys) - you can't drink the tap water.
There were a few black ants running around in the 2nd floor south bedrooms, but not enough to complain about. Out side there were a few mosquitoes. but only right after sunset. There were some little red ants on the pool deck area-a couple people got bites.
Some bedroom chests need help - drawers sticking or non-functional
The groundskeeper was around often to clean the pool and answer questions; daily housekeeping except Jan. 1-holiday.
Overall - a great villa in a great location! We all enjoyed our stay!

Beautiful House
We loved our week at Villa Las Uvas. The house was exactly as seen in the pics on this website. We arrived a bit earlier than check-in. We were greeted by the property keeper & he made us comfortable & showed us around. We loved the location of this house. It was outside of San Miguel, so we didn't feel like we were in the busy part of town, but it was close enough to San Mig. that we could easily run to town for a quick trip for anything we needed. We would highly recommend it!

Beautiful home!
We just returned to reality after a wonderful week at Las Uvas. The house was perfect for our family of 10 adults. We partied by the gorgeous pool and loved to spend afternoons grilling. There is also plenty of space to find some peace and quite, the roof is an amazing to read and relax.
Torro, the housekeeper, was there to greet us when we arrived and took care of anything we needed. The air conditioning was not working in one of the bedrooms on our first night (yikes!). We told Torro and the same day he called and had it fixed!
I would absolutely recommend Las Uvas to others.

Villa week in Cozumel
Beyond our expectations. There was only 4 of us this trip. Yet the house holds 14. Next trip we will bring more family members. Air-conditioners in every room, yet the main rooms do not have air conditioning so that does take some getting adjusting to. However after a few days you do adjust to the fact there is no AC in the main living area. I will never stay in a hotel in Cozumel again. Now that I have discovered Villa las Uvas we will be permanent renters moving forward. If you want to feel like a spoiled princess… This is the house for you!

Fantastic Villa!
Loved the 5 bedroom condo, accommodated our family very well in a fantastic location. Close to town but far enough out to get away from the cruise ship crowds. Has lots of space, very well furnished and decorated very nice. Everybody loved the clean, beautiful pool and had a great time using the BBQ. Was so nice to be able to choose between the pool or jump in the ocean. The care taker (Toro) was always available to help or answer any questions and is a really great guy. The only minor complaint is the lack of air conditioning in the main living area of the house b/c it was really hot this May. We could keep the area comfortable by closing curtains and positioning fans but with the fantastic views and landscape it felt wrong. The bedrooms were very comfortable; nice beds, roomy, well appointed and they have AC. We also wish we had access to the washer & dryer.
My brother-in-law & wife stayed next door in your 1- bedroom and they were amazed with the accommodations. Kept saying just how beautiful and comfortable everything was.
Las Uvas is a fantastic place and really tough to beat! We can't wait until our next visit. The owner is quick to respond and you can tell she is very proud of their Las Uvas properties.

Perfect Vacation for all of us!
We just got back from staying 1 week at this beautiful home. There were 10 of us and the size of the home was just right. The house was clean, spacious and the pool was perfect for all of us to cool down in, swim, and the kids playing their games!
We stopped at the Mega twice for groceries. It was a very clean store and had everything we needed. We ate at the Sky Reef, the Money Bar and Varadero Bar right next door-good food and drinks. All of the people we met were very friendly and very accommodating.
We met a wonderful fisherman at sky reef-Paco Chan who brought our husbands and children fishing. They had an amazing experience and caught fish for all of us to eat for 2 nights. We put it on the grill and it was delicious! He told us to go to Paradise Beach with the kids instead of Mr Sanchos or Playa Mia and we are glad we chose Paradise Beach! GREAT DAY!
The Housekeeper was PHENOMENAL! He helped set us up with a taxi to bring us to other side of island for 1/2 a day, he was always there to help with whatever we needed, he was courteous and we were glad he was there for us! Anything we needed, he came through!
We walked to Chakanaab and spent the whole day there. We got there right when they opened so we had plenty of chairs to pick from-the snorkeling is the best we saw-a lot of different fish all over!
Snorkeling was fun right across the street-BRING WATERSHOES! The coral is very sharp and slippery, but once you get through that, it is wonderful!
The homeower Silvina always got back with us immediately! She was very easy to work with. This is always very helpful!
We will definitely go back to this house for another vacation!
I highly recommend for anyone wanting to enjoy the quiet, peaceful environment of your own home and private pool-no chaos of the busy hotels!

Very Enjoyable
I concur with the other reviewers. We had a very nice week at Villa Las Uvas. The caretaker is a very nice man and is there for anything you need. The owner is quick to respond to any issues. The home is very comfortable.

Great vacation spot
We had a great week of diving, and the place is very comfortable. We enjoyed hanging in the pool after our dives. We enjoyed some awsome sunsets from the beach across the street. The cabana on the 3rd floor is PERFECT for hanging a hammock and listening to sea gulls and waves.

A Dream Villa!!
The Villa Las Uvas was amazing! This beautiful house is perfectly located across the street from a very relaxing beach and pretty good snorkeling area. The house is amazing, spacious, clean, and full of great amenities! The pool and yard is the gem! We could spend hours just floating in the pool and enjoying the beautiful trees and of course the sunsets! The property is located fairly close to El Centro (15 Min Taxi ride) as well as the Cruse Ship terminal (10 mins taxi). Plus, for daytime eating and drinking, the Money Bar is walking distant to the house. Otherwise, pickup food and beverages at the Mega Store, and you will not want to leave!!

Beautiful House Great Location
I love my privacy and this house provides plenty.
The Waterfall in the pool is very soothing however they only ran while we were there it the last 2 days of our stay.
The only thing I would like to have different is we did not have access to laundry facilities. The caretaker however did wash, dry and fold a load of laundry for us.
