Our delightful upstairs unit is situated on a quiet street, yet is oh-so-near to the beach and Newport Pier commercial area. Park your car and walk everywhere you want to go! Every detail of this home has been thoughtfully presented and maintained, making it a long-time favorite for many of our returning guests year after year. Plan ahead to ensure there is still availability for your dates! Here's what you'll find:

LIVING/DINING AREA:
- Upholstered sofa and side chair
- Cable TV
- French doors that open out to small front balcony
- Dining table w/ seating for 6

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: 1 Queen bed
- Bedroom #2: 1 Full size bed, 1 Twin bed
- Bedroom #3: 1 Queen bed; private balcony

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). A twin rollaway bed can be rented and delivered, if desired, in lieu of the floor mat. Make arrangements with our office for twin rollaway in advance of your stay to ensure availability and timely delivery.

BATHROOMS:
- Hallway Bath #1: Tub/shower combo
- Hallway Bath #2: Separate sink/vanity area; Private toilet/step-in shower room

LINENS:
- All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
- Ocean view front balcony (small) w/ seating for 4
- Shared portion of downstairs front patio and propane gas bbq grill

ALSO INCLUDED:
- Wifi
- 4 low-profile beach chairs
- heating; ceiling fans throughout
- iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Full facilities are located in hallway laundry closet; guests must provide their own supplies

PARKING:
2 tandem spaces in shared 4-car garage. Garage height 84.5" H. Fits most standard vehicle sizes. Available neighborhood street parking can also be utilized, both metered and non-metered.

LOCATION:
This home is easy walking distance to the Newport Pier, Lido Marina Village, restaurants, coffee shops, grocery store, & night life. Many recreational activities available including biking on the boardwalk, fishing, kayaking, surfing, golf, rollerblading, boating.

ALSO:
The equally delightful downstairs 3 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing for more details or contact our office.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

We had the most perfect stay in this wonderful home. The house was clean, spacious and very comfortable for my family of 5. It is steps away from the beautiful beach as well as great shops and restaurants. The location too, made it very easy to do a couple of day trips (Disneyland and Catalina Island). We will definitely be back to make more happy memories!

We had a great stay. The space had everything we needed in the kitchen, bathrooms, beds were cozy and soft. Everything was comfortable and well updated. The location is awesome, just steps from the beach and tons of great restaurants and shops right around the corner. Check in was easy, communication was great and when we had trouble figuring out a door lock, help was sent for us straightaway. We wished we could have stayed longer!!

Great location, clean, and bigger than expected. We stayed at other beach cottages in the area and were custom to small spaces, but this one was surprisingly large. Including a laughably long hallway that joins all rooms and bedrooms. We only had two minor issues during our stay, but both were quickly resolved, and I called to the property manager who addressed both quickly. We were pleased with the extremely close proximity to shops and restaurants near the pier. Likely to return in the future.

30 min from Disney, 1 hr from Legoland and beaches were steps away. House was spacious, clean and well stocked. Would recommend offering 1-2 tabs of laundry for those guests doing a few nights there but kitchen was satisfactory for basic cleaning.

We enjoyed staying in this home for our recent spring break with three teenage boys. The property is an easy walk to the Newport Pier, and a lovely bike ride to Lido or the Balboa Peninsula. We loved being so close to the beach to come back for lunches and bathroom breaks. The home is clean, well-supplied, and comfortable. It was great having a dedicated garage given parking challenges in the neighborhood (although its not really two spaces - we could only fit one car). We will likely rent again!

Visiting from Denver on spring break. Outside of the weather not cooperating, our stay at this house was lovely. The proximity to the beach, restaurants, shops, and local attractions is ideal. A day at the beach, the Long Beach aquarium, and Disneyland we’re all convenient. The condo was very clean, well stocked, and comfortable for our family of 6. The layout is a little odd, but we made it work. Our minivan fit in the garage without issue, which was a pleasant surprise as I was expecting parking issues. We would definitely book again in the future!

I rented this house for myself and two friends to celebrate a birthday. The location could not be better, offering a 45-second stroll to the beach. It’s convenient to the commercial section of surf shops and restaurants but far enough away to be quiet. The house is nice decorated and the beds are comfortable. The front balcony was fine for us but might feel cramped for some. We did not use the front patio. The kitchen is well-appointed and was fine for us but could feel cramped for a large family. No dishwasher (fine with me). The fridge is a bit noisy, same with the washer/dryer, but we got used to it. Towels provided by the realty company were very thin. I think they could afford to provide better towels.

We had 4 adults stay here. Location was excellent!!!! Beautiful home and location. Would stay again for sure The parking is the only down side. (But also it should be expect at this location) There wasn’t anyone in the lower unit during our stay so it wasn’t bad for us. The garage was tight I’d suggest a small car. We had a compact SUV (Nissan kicks) and it would have been EXTREMELY tight if there had been another car in the garage. It is also listed as a having 2 parking spots - I don’t see how you could possibly park a car in the alley without blocking traffic. So I wouldn’t plan on having that available.

The location of this property couldn't be better for a girls weekend at the beach. Walking distance from coffee shops, bakeries and bike rentals. The house was perfect for the 3 of us, each with our own space, but a great gathering space plus a patio. Neighborhood is quieter than expected and so cute! If we were to bring spouses, we agreed we would want bigger beds.

We loved being steps to the sand in this upstairs unit, and it had everything we needed for a 4 day quick family getaway. It was clean and well maintained, easy to communicate with the property manager, and easy checkin. Thanks for an awesome stay! We loved it and will definitely come back!

The rental was incredibly clean and comfortable for our family of four. The location was perfect...feet from the ocean and just a few blocks from ice cream, bars, restaurants, and more. Beachview Realty was friendly and the communication was awesome. They could not have made it easier to reserve and access this rental. We can't wait for our next trip at a Beachview Realty property!

The location was perfect, a short walk to the beach, stores and the pier. We walked to the beach everyday and our kids spent hours playing in the sand. The place is super clean, kitchen is well equipped and private. It was also convenient that there was a grocery store close by and lots of restaurants you can order for take out or dine-in. The communication from the owner was very easy. Check-in/out was super easy as well.

This home is so clean & pretty! It’s the best we’ve rented. The garage is spacious & comes with goodies. The unit does NOT come with any paper/plastic goods, cleaning supplies, dust pan, seasonings! But there are plenty of pillows & blankets!! And the heated bathrooms were a plus! I will say renting from beach view is a pain. I probably won’t do that again. We 4 homes a year & NEVER have we had to go pick up a key!!! Most have key pads. The ridiculousness of waiting in line for a key & fumbling with a key all week is so old school. So just beware that beach view rentals = old school keys that you’ll need to keep track of!
