We have 9 people staying at the house and it worked out well. Plenty of room for sleeping, the only things to watch out for is that it can be pretty bright when going to sleep due to outside lights (neighbors) and thin white blinds. But other than that, the place worked out well for our group. Everything we needed for cooking, beach towels, chairs.

With 4 kids under 8 years old, the location was perfect! In under 2 minutes we could have our chairs and towels set up on the beach. The beach toys provided were an extra perk the kids loved playing with.
Having the full 3 stories to spread out made our stay enjoyable, as with a group of 8, space can become very cramped.
The rooftop balcony is where we spent a majority of our time! The view during both night and day made the property worth it! At night, seeing the boardwalk from the balcony with the nightly light-up bike run brought smiles to all of us. Also, if you stay during the weekend, SeaWorld puts on an awesome firework show you can see from the balcony!
Our few complaints:
- We were not prepared to not have an A/C in the house. When we first arrived to the house, it was very warm but the draft by opening all the windows and doors helped.
- The wi-fi connection could have have been better. There was a note in the binder about unplugging the router if connectivity issues, which we experienced several times a day.
- The dishwasher malfunctioned the 2nd day we were there, but were were still able to use it until the end of our stay.
- The bunk bed in the house had a third pull-out bed that we immediately noticed damage when we attempted to use it for the kids. Thankfully there were enough other spaces for the kids to be comfortable for the night.
Overall, our group of 8 was very pleased with this property!

We booked the house on the hottest weekend of the year with no a/c. That being said, we thought we would arrive with CLEAN fans and working internet. It took the company until 4 pm the next day to replace the fans and temporarily fix the internet. We spent all weekend rebooting the internet. We also felt there was misrepresentation regarding the TV's. Only until we received specific check-in info did they disclose there was only 1 working tv with cable. Not cool! For the amount of money we paid, it was not a pleasant experience at all!

Great location - Poor WiFi
Great location, very convenient walking to the beach, coffee, smoothies and restaurants. There’s one bedroom on each floor (each with its own full bathroom) and the top bedroom is loft style with a walkout patio.
This worked great for our family, if you have small children the stairs may be an inconvenience.
The biggest drawback is the WiFi. It was so bad that the five of us had to switch to cellular mode on our phones because the WiFi never stayed connected. For the fees charged, the WiFi SHOULD be a priority to get upgraded.
We would stay again but definitely would bring our own WiFi extender.

Great location, superb walkability.
This was a very fun place to stay with my family. The check-in process was fully self-service (and easy). Overall, we would stay here again if we were to re-book the same trip. The primary detractors from a 5-star experience were: (1) Across the alley was a home under a full-renovation. The alleyway was used for cutting countertops, and overall there was unwanted noise from surrounding houses. More transparency during the booking process would have been helpful. (2) Lack of common amenities. The home had some sand toys and only two beach chairs. If there were beach towels, additional chairs, etc. that would have been more aligned with a three bedroom place close to the beach. The kitchen lacked standard supplies (foil, olive oil, etc.) so we had to run to the market for some basics. Some of the pillows we had to put in the closet. While the cases were clean, the pillows looked pretty dingy. Hey, pillows get dingy, I get it.
Overall, we had a great trip, and would book this place again, but a few things made it a 4-star stay vs. a 5-star stay. The property management team was very responsive and helpful with the few questions we had throughout the stay, so thank you to that team.

Steps to the Beach
We were very happy with this property. The location is awesome with many places within walking distance. The Better Buzz coffee shop, Mission restaurant, Sweet ice cream shop, Olive bakery & a little market are right across the street.
We really enjoyed the deck on the 3rd floor with a beach view!
The home could use a new broom and we never didn't find a dust pan so, we went and bought one. A few more bath towels would have been nice as we only had 6 towels for 8 people. I really don't like doing laundry while on vacation. Also, there was construction going on at the house in front of us which we weren't aware of. A couple of mornings, they were at it at 7:30am.
Overall, we had a great time and I would highly recommend this house !!

Great property!
The house layout and location was great. Nice 3rd story balcony with a slice of ocean view. I personally prefer to be back from the boardwalk but still close so this property was perfect. The only negative consideration - the 2 futons counted as beds are NOT comfortable. We had a kid and a teenager on them and both complained of how hard they were. Maybe a thick pad to go on top would help. They are also small, so fit a child better than a grown teenager or adult. The property management communicated often and was very prompt.

Complicated review
Hard to review this property since we never got to stay there. We were told the day before that there was a maintenance issue and had to be moved to another house. Turns out that was a lie and they must have just double booked it because there were people staying in the house the whole week we were suppose to be in it. The property management gave us $35 dollars per person for a complimentary dinner to make up for there mistake but that barely seemed worth it. We got moved to a house that was on the bayside and had a ton of homeless people right outside of our door. I was very disappointed because we were super excited to stay in this house.

The house was super clean. It's 20 feet from Pacific Beach. We walked every day along the boardwalk. Imagine, 70 degree at night whereas in the Midwest it was -17 degree . Self checkin was easy; had a little problem since the code did not work at first but management opened it remotely. Also management texted frequently to see if we were happy with the house. The only issue we had was the grill did not work; the fire was low and the grill heat max out at 200 F, it was our last evening so we didn't want to bother to have it fixed. Overall, we had a great time. I would recommend it and rent it again

Great location
We enjoyed our stay with a great location and beautiful views. We were able to cook many meals with a well stocked kitchen and grill. Everyone was able to enjoy surfing and the beach a few steps from the house.

Great location.... house could use some work
The location of this rental is amazing. One house from the beach... walkable to everything! However the house could use some work. Walls, stair rails, doors were visibly dirty. With the current COVID 19 outbreak, visible dirtiness in the home did not make us feel like proper cleaning was being done. Beds (except for the upstairs king bed) were pretty uncomfortable as well. The rooftop deck was amazing and really made the rental worth while for us. Communication with the blue water team was quick and efficient. Overall, I would not stay again unless their cleaning standards are raised. If I’m paying a cleaning fee, I shouldn’t have to walk into a rental property and clean it myself! Also new mattresses would be a game changer— current mattresses in home are hard and uncomfortable.

Wonderful house and location
This was a wonderful rental. Whether we were playing games on the large kitchen table, watching dolphins jump from the upstairs deck or playing on the beach just one block away, this three level house was perfect for our multi family. Brief getaway
Booked this last minute, never did a rental before, best decision. The place was better than expected, had one little issue with a missing hose bib, contacted property manager, they had one out there immediately. Best experience, the only downfall is that we did not stay longer, will we definately use this place again

Great Location to experience California Beach life
This home served our family beach vacation to California very well.
It is situated in a great location near an awesome beach and boardwalk. The home was clean and pretty up to date and worked well for the 7 of us with its three bedrooms.
We held some great happy hour events on the rooftop patio as the sun set over the beach and ocean.
The biggest hiccups were that the drains ran a bit slow (which can be easily fixed) and I wouldn't recommend more than one mid-size car and a compact car in the garage. Other than that, we had a blast
