About this house rental
Since dec 2014 we work with a solar grid system for electricity. Hot water comes from a solar heater. Come and enjoy !
This lovely property is located on the cliffs above Playa Cedros. The large 22000 m2 lot ensures our guests complete privacy while not being isolated from other homes in the area. There are two homes on the property, ideal for friends and families with older children. The main house is a large studio with 1 queen bed, bathroom and kitchen. Living and dining areas are outside. It offers a fully equipped kitchen and outdoor grill.
The second house is about 30 feet from the main house. It has a bedroom upstairs with a queen bed. The sink, toilet and rustic outdoor shower are on the first floor. Both houses back a wildlife corridor. Monkeys, iguanas, and agouti abound… There are many native fruit trees for our guests to enjoy. Ocean breezes keep the homes comfortable. 4X4 recommended.
Cabo Blanco National Park and the little town of Cabuya are just 4 km to the South - Cabuya is a great base for hiking, swimming, snorkeling, kayaking, beach combing, wildlife watching and everything nature lovers are looking for. Montezuma is 3 km North and offers many restaurants and shops. You are minutes from one of the best beaches in our area. Playa Cedros is known for its' long surf break. Rio Cedros is a short distance away with a fresh water lagoon and waterfalls up river.

We stayed here in March of 2023. We thoroughly enjoyed the property, wildlife and especially the pool. The one drawback was that it was pretty warm at night so there were a few nights when we did have some difficulty sleeping. A dip in the pool in the evening was the answer! The owner was very good about communicating with us, and rectifying any issues.
It was a very relaxing vacation.

A simple open space to enjoy the tranquility of the surroundings. We shared the hilltop with many white-faced and howler monkeys, iguana, a family of pizotes - Mom and 6 or 7 little pizote-kits, and the occasional sighting of an agouti. The pool was a beautiful space from which to view the ocean and the sunrise. In the evening, the large outdoor space was perfect for watching the sun settle over the neighboring hills. Joachim was an attentive but discreet host, making sure we had all we needed, and leaving us a wonderful home-baked loaf of bread one day. We utilized the small but well-stocked kitchen every day. The walk to the beach either down the steps or down the hill then back again was a good workout for the day. Cabuya was just a short drive away and had all the essentials - two grocery stores, a bakery and coffee shop and several restaurant-bars. Our one-week stay was far too short and we will be pestering Jaochim for dates for 2021, as soon as we get home!

ORIGINALLY HAD ISSUES FINDING THE HOUSE. HOMEOWNER WAS OUT OF THE COUNTRY AND CARETAKER WAS UNAVAILABLE DURING THE ENTIRE STAY. GARDNER/POOL MAINTENANCE GUY SHOWED UP UINANNOUNCED ONE DAY. OTHER THAN THAT, HOUSE AND AMENITIES WERE EXACTLY AS DESCRIBED ON WEBSITE. VERY RELAXING STAY AFTER GETTING THERE. THE POOL AND VIEWS MAKE THE PROPERTY! WE WOULD STAY THERE AGAIN.

Not going to bore with a repeat of previous reviews. Stine and Joachim picked us up from our flight to Tambor. We headed to Cabano to stock up on supplies. After arriving at the property they took us on a tour and explained the nuances. Situated on a cliff the eastern view allows beautiful sunrises and a view of the Gulf of Nicoya. Sitting in the patio you overlook a vast valley of jungle inhabited with Capuchin and Howler monkeys, Agoti, Cotimumdi, Iguanas, Agoti, as well as many different species of birds. The pool is freaking outstanding. Stine and Joachim visited us to sweep the yard and clean the pool during our stay. They always contacted us before arrival, reassuring a private setting. If your looking for an experience and are self sufficient this will be an incredible vacation for you. If you're a spoiled Prima Dona looking to be waited on hand and foot go to a resort. Thank you Stine and Joachim. This was the best vacation of our lives. Can't wait to return.

We were extremely happy to stay at Stine and Joachim’s beautiful house while we visited Montezuma. The house has everything you need and it is such a quiet and relaxing spot, you will not want to leave :-). Stine and Joachim are the perfect hosts, always checking if you are happy, and keeping the garden and pool clean and nice. The beach is close by, and there are plenty of animals that visit the property, so you will enjoy watching the pizote, monkeys and lots of birds. Highly recommend staying here!

Beautiful views, private setting, and plenty of wildlife to keep you entertained (our family thoroughly enjoyed watching the monkeys around the property). Mimi was very attentive in answering our questions and making us feel welcome. Montezuma is a great town and this is an excellent property for a couple or a family with teenagers.

This house has the most extraordinary location I have ever seen. Sitting at the edge of a high promontory, to the right it overlooks the canopy of the rain forest and the hills beyond. To the left, it overlooks the wild and beautiful Pacific coast. The house also backs onto the rainforest itself, meaning a constant stream of wildlife visitors, right up close. We saw more animals from the front verandah than we did in all our outings, including the Cabo Blanco preserve.
The house is also very beautifully designed, relaxing and comfortable. We loved every minute we spend there, rain or sunshine.
A 4X4 is a must to get to the house; if it wasn't located way up in the hills it would not have those views!

OMG. Says it best!! Up on a mountaintop all by yourself just minutes from a tipico village with a fabulous restaurant: Cabuya’s coffee house.
Simple accommodations.but clean. Roads are not for the timid but easy to get used to. More like river beds then roads.
Do not consider bringing young kids. One side of small house drops off to the jungle.
Can’t wait to come back.

We had an amazing 8 days here. The property is perfectly situated on the edge of a jungle valley so you don't have to leave the porch for the canopy tours...we saw all manner of wildlife from monkeys to geckos.
The beauty and solitude were second to none, and we were super thankful we resisted the temptation to rent something 'on the beach' and go for this instead. The walk to the beach is 10 minutes and very steep, but our 9 year old had no problem making it.
La Selva brewery is just down the road and fantastic (the owner Jacob and his kids were wonderful hosts) and we couldn't believe our good fortune in getting fish from the local fisherman in Cayuba.
The kitchen was small but well equipped and we prepared most of our own meals at the house.
The pool is perfect. We haven't encountered one we like as much.
We made it to Montezuma falls (make sure and hit the upper falls as well, and go early to avoid the crowds) and had a lovely wander up Rio Cedros to the falls completely alone.
This is a little traveled corner of the world, and so worth it. It's a bit of a journey from San Jose, but the ferry is lovely (as is the overland route). If you have some time and want an adventure travel through the center of the Nicoya Peninsula instead of along the coast--it's rugged cattle country with a different landscape and really lovely.
Our squad is already scheming a return mission. We can't say enough wonderful things about Joachim's property and hosting. Everything was completely perfect--including his exemplary pool cleaning and landscaping!

We could not have been happier with our stay at this property. We are a family of 4, 2 adults and 2 teen boys. The 2 houses were perfect for our family. The views are stunning and the proximity to the jungle is perfect. We were able to enjoy seeing so much wildlife during our stay. The kitchen is well stocked with all you need to cook which we did quite a lot of. Cobano and Montezuma both have markets with ample selections for meals. The walk to the beach is strenuous, but doable. The return hike is difficult. We preferred to make the short drive to the main road...you can stop anywhere along it to go to the beach and only see 1 or 2 people. We stayed for a week. It was not nearly enough. We enjoyed snorkeling and ziplining, but the inshore fishing was the best! What can beat a relaxing boat ride culminating in tight lines with beautiful yellow fin tuna?! Most days we did some sort of half day activity and spent the other half on property enjoying the pool and the views. I don't recommend the property for small children as the second house lacks guard rails, but for older kids, it is perfect. We really cannot say enough good things about the property and our hosts. Pura vida!

My wife and I really enjoyed this property. We had as much fun laying by the pool with cocktails, enjoying our tunes, and taking in the breathtaking views as we had exploring the plethora of other things there are to do in the Montezuma area. Joachim was extremely helpful and accommodating. The perfect host! The kitchen was well-equipped. No A/C, but we went in December and found the fans certainly adequate. The wildlife that we encountered on the property was a true treat for my family. As a note, the guesthouse is not quite adjacent to the main house. I talked to Joachim about this before we arrived, so we knew what to expect. With our two younger children (ages 6 and 8), that meant that my wife and I split up to each share a bed with a boy. We didn't feel comfortable putting them that distance away from us. It wasn't a deal breaker when we booked and it didn't detract from our experience. Just something to be aware of. I think this property is ideally suited for 2 couples or a family with 1-2 older children that you don't mind sleeping in a separate structure about 50 feet away. For the right adventurous family, I can not stress enough how amazing this property is! I think that you will be hard pressed to find any property at this price point that can beat it in all of Costa Rica...let alone the Montezuma area.

My husband and I had an excellent time at Casa Joachim! Thomas a Beatrix were wonderful and made sure everything went smoothly. Stunning sunrises every morning! Private swimming pool for lounging in the sun. Howler monkeys joining us every evening for cocktail hour! Loved everything about it!
On a side note- Rent a four-wheel drive from Dollar. Our car had some issues and they immediately brought us a new one from 5 hours away for no extra charge. Great service! We will be back for sure!

Having traveled and seen much of the world for the last 60 years we have found Joachim's Paradise unique. Situated on a rock over the Pacific ocean this wonderful home is well equipped in every respect. (More details you find in other reviews)
This very private and secure place offers nature lovers everything they can wish for. Flora and Fauna are simply spectacular.

We were on our honeymoon and could not have selected a better destination than Casa Joachim and Costa Rica. We found our stay very relaxing with terrific views. Casa Joachim is secluded, very private and secure. The grounds are well cared for and you can tell there is a pride of ownership. Joachim and his property manager Leanne were very accommodating. They shared great tips and advise prior to and during our stay, and were always accessible to answer our questions. You do a need 4X4 to access this property and in general for this part of Costa Rica.
This home is very beautiful and is surrounded by a large deck overlooking fantastic views of the jungle and ocean. The property has lots of fruit trees, flowering trees and plants. Our favorite is a tree that blooms during the evening that gives off the scent of Channel No 5.
There is abundant wildlife at Casa Joachim. We were greeted every day by howler monkeys, white faced monkeys, agoutis and iguanas. There were two troops of monkeys that liked to hang out in the trees surrounding the property that had lots of babies so that was fun to see.
Our daily routine was to get out and enjoy one of the many wonderful activities that Costa Rica offers, e.g., hiking in Cabo Blanco, snorkeling at Tortuga Island, hiking to Cemetery Island, fishing and visiting the surrounding towns and beaches. Afternoons were reserved for coming back home to Casa Joachim and enjoying our beautiful, private pool with a cool refreshment.
One thing that surprised us that is worth mentioning is the great food. The restaurants were high quality, the bakeries and fresh fruit were out of this world.
We can't say enough about our stay at Casa Joachim - highly recommended. We will definitely be back to visit Costa Rica and Casa Joachim.

Casa Joachim is truly a little piece of paradise. We stayed this year again for 3 weeks just like last year and have already booked our stay for next year. The location of the property is amazing. You overlook the ocean and can hear the waves crashing on the beach. The property is surrounded by jungle which gives it total privacy. Lots of wildlife, mainly monkey's pass through the garden. The pool is a nice size and very refreshing. We love the total privacy of Casa Joachim and the peacefulness of the place and consider it a little Garden of Eden. The house is clean and well build. Joachim, the owner, takes great pride in his property and the house, garden and pool are well maintained. Last year, we have a few suggestions for improvement, and all were taken care off. The kitchen is small but functional and has everything you need. We love cooking and so cooked everyday some awesome meals there. You do need a 4x4 to get to the house. Both the manager Leanne and Joachim are very helpful and will make sure you will have a memorable stay. Highly recommended.

This place is fantastic. The house was clean and very comfortable. So nice to have the windows and doors open the whole week we were there. The pool was clean and warm, with a great view of the ocean. The manager, Leanne, was very helpful and friendly. The owner, Joachim, happened to be in the area so it was great to meet him. We appreciated his offer to help with any problem we had (which was none). It was obvious that he takes pride in his property and it showed from the decor and the maintenance.
Definitely would stay here again and we highly recommend it.

We had a wonderful week long stay and found it to be our most relaxing time in Costa Rica. When we first got there, the trees were full of white face monkeys and we saw all sorts of birds, iguanas and other animals during our stay. The two separate buildings make it private for two couples. We spent a lot of time in the beautiful pool.
The road to the property was steep and rough, but not really that bad. It would be a long walk to town, but they are putting in a staircase down to the water level which may improve that in the future.
Leanne, the property manager, was truly a wonderful person and wanted to make sure we enjoyed our stay.
