Great location and great house! Walking distance from both the beach and downtown Rosemary. The house was in great condition and well taken care of. We would definitely stay here again. There was some construction going on at the houses nearby causing some traffic on the street and noise, but not really an issue for us. The only issue we had was that the bikes that came with the house were not super well maintained, the chain on one fell off multiple times, so I wouldn’t suggest any long bike rides. If you do want to take a longer bike ride I’d definitely recommend a third party rental. Overall great and would recommend!

We had a perfect week staying at the Abaco Pearl Carriage house. The house was very clean and came stocked with laundry detergent, garbage bags, plenty of towels, dishwashing detergent, coffee, fully stocked kitchen. I forgot my steamer but there was an iron and ironing board. The carriage house was the perfect size for our family of 3. The grill is a little in the way of the stairs leading to the top, but you are able to get around it and really not a big deal for us. Located right down from the beautiful coquina pool and the boardwalk to the beach where our beach chairs were. Just a short, less than 10-minute walk to town for dining and shopping. Garage is tight, but my husband was able to back his large F-250 truck in, so that worked out ok. We will definitely return!

we were pleased with the location and the ease of getting around the area. the rental agency was always friendly, informative and very responsive. the carriage house was plenty room for the both of us, good size kitchen and balcony. we both felt the carriage is time for a lil TLC, for example a good power wash of the exterior, and clean the windows both inside and out. speaking of which there was water leaking from the ceiling or window in front of the kitchen sink. some of the furniture needs to be cleaned, repaired or replaced. and good cleaning of the walls and baseboards. please don't misunderstand , we liked our stay but feel the owner or agency should check the property for a little maintenance. but this would not prevent us from renting again. we know many people would enjoy their stay here in this home and Rosemary Beach.

location is prime - so close to walkover A and the beach, as well as an easy walk into shops and restaurants. this was the perfect get away for our little family of 3 (2 adults, 1 infant - 10 months old).

The place was nice and very close to playground and steps to the beach. The upstairs loft gets quite warm. It also has a window that shines directly into the loft bedroom and no curtain. We were up at sunrise everyday. There was no salt & pepper provided in the condo.

first, i’ll say we had a great time due to the beach being so close and the pools. but there were quite a few issues that would leave us not wanting to stay here again unfortunately. our first and second day the kitchen was swarmed with ants to the point where we had to put food in the oven and microwave so that they didn’t ruin food we purchased. quite a bit did get ruined. i let management know immediately the first day and they sent someone on the second day. we found cockroaches in the full bathroom and they crawled under the baseboard (i have pictures of them). the full bath door doesn’t latch so it’s just an open door policy there. the pictures make it appear much bigger than it actually is, this has no enclosed rooms so it’s all open. i’d probably think twice if traveling with kids (we had a four year old and one year old). construction started next door at 7a daily. we also weren’t exactly aware of what a carriage house was, our mistake there. when we arrived it was hard to figure out how to actually get in until we realized we were staying in the upper portion of the garage of the main house and we had to enter the main houses gated back yard to get to it. it was awkward walking past the people staying in the main house while they were all hanging out in the back yard in their pool that we weren’t alllowed in. we had to walk past it everytime we came and went feeling like we were majorly intruding on them. just a lot of weird situations and turn offs.

The location of the home is perfect. Very close to the beach and town. Easy to get on the path to ride bikes into Alyse. The bikes were a very nice addition. The home is warm and cozy and well maintained. The grill located on the stairwell is a little awkward and challenging to navigate. It does take a minute to get used to the pool alarm but once you do it becomes second natureWe would likely return to this home

Pros:
-Great location! Super close to the beach, Coquina pool, and playground.
-Very responsive to maintenance issues. Both times that I reported that the Wi-Fi was out it was fixed within a couple of hours.
-Everything was very clean and well-stocked when we arrived.
Cons:
-Balcony overlooks a construction site next door, so the view isn’t so great right now. They also seem to be working on the main house, so contractors are coming and going most of the day.
-There is a grill set up on the stairs leading up to the door, so it is quite difficult to get luggage up and down (or squeeze through while carrying a toddler).
-Garage layout is VERY tight. If you’re driving anything larger than a small car you will have to pull your car out of the garage each time you use the washer and dryer.
Overall, it was a cute little place, but the layout was a bit inconvenient. Would be great for a couple’s vacation, but probably not ideal for a family with a small child.

Very nice property. Would not recommend for more than two people. Well stocked and clean. Comfortable bedding/furniture. Garage is tight. Might have to move your vehicle out to do laundry unless it’s small. Grill is on landing of stairs which was ok for grilling but difficult to get around with large luggage. It’s bright in the early mornings due to no blinds on upper bedroom windows so beware if you are not an early riser. My wife and I had a great time and would recommend for two without hesitation.

We absolutely love coming to Rosemary! This was our first time staying in a carriage style house and it met all of our expectations. The location of this house is perfect— 3 minute walk to the beach! We loved having access to the provided bikes and rode a lot to Alys. The carriage house comes with a provided garage spot that was helpful so we did not have to find parking each day. Because this is a shared space with the main house you will pass by the pool that is for the main house guest to use. Luckily we never had any run in’s with the main house guest as they were courteous to use their front door instead of the patio gate that we used to enter in and out of. Overall this was a sweet little house that is perfect for a couple to stay in!

We spent three nights at Abaco Pearl Carriage house in early April during spring break. My wife and I slept in the upstairs loft and our teenage daughter slept in the single window bed. Both beds were quite comfortable. The carriage house is quite spacious and functional, the kitchen is well stocked and the unit is wonderfully decorated with a great beach vibe. There were guests in the main house for 2 of the nights, but we really couldn’t hear them unless they were using the pool below our balcony. The unit is an easy 3 minute walk to the beach via overpass A. That was quite nice for a quick walk to the beach for sunset or for a bathroom break during a day on the beach (no bathrooms at the beach). The staff was very helpful in solving a few minor issues that came up during our stay. The communication and instructions were very clear. We drove from Panama City beach to Santa Rosa beach, and Rosemary Beach definitely has the most charm. I’m sure we will be back!

The positives, the location is pretty central to everything, walking distance to shops and restraints and the beach.negatives..1. The property is a shared property, not described in the listing which is frustrating when you spend 3800$. Be prepared to awkwardly walk through other people using a pool which doesn’t come with this listing. Also two garages both way to small for any large SUV. Alternative parking is to find open spaces usually 3-5 min walk down the road. Sucks at night when almost every spot is taken. 2. The photos make it appear much larger than it is. We had two adults and 4 kids ages 9-7-1 and 3months. Didn’t even use the pull out couch and felt extremely congested. Also zero privacy you can hear everyone breathing at night no matter where they are in the small space.3. The windows on the top floor have zero shades, prepare to be up at 6-7am from the immense sun hitting you in the face.4. There was construction going on at the house directly next to this little condo thing. And they start at 5:20 am. So if you manage to sleep through saws and hammers the sun will surely finish your dream off5. Bikes were not there as described in listing. 6. The people who rented the main house consistently left all of there belongings all over the ground in front of the stairs you have to walk up to get inside, not the owners fault but once again should let people know it’s a shared property on listing. 7. Property pool alarm which goes off every time you open the door8.the upstairs sink wouldn’t drain, and the toilet upstairs wouldn’t flush. We didn’t call a maintenance tech cause who wants to wait around on these things on vacation. 9. Sitting in the balcony, zero privacy, can see in main house, and smells like gas10. House and RE staff was very nice. Parking was an issue The garage door is too small. About 5 or 6 times during the week cars were blocking us from feeling we could get out of the garage. We may use the same RE company but will look for a easier parking situation.

The property was exactly as the pictures appear. It was clean and plenty of space for two people. The bedroom upstairs might actually be a tad smaller than it appears but you really don't need too much space up there. The porch was nice to sit on in the mornings for coffee. It is a short walk to the beach and into Rosemary, the two bikes provided are a nice addition.

Our stay at Roger's Carriage House was wonderful. We rode the provided bikes everywhere and enjoyed drinks and reading out on the balcony. The unit is right next to the main house, which wasn't an issue for us, but if you want something uber private, this may not be the best fit. The unit itself is designed well and finished with great features and details. This unit could easily fit a small family. We will definitely be coming back. Thank you, 30A!

Nice carriage House adjacent to the main house. Located on the east end of Rosemary Beach it was a walk to shops and restaurants but we enjoyed strolling the streets and admiring the architecture so never an issue for us. The carriage house shares common outdoor space with the main house but this was never a problem for us or the folks in the main house. The location is very close to the beach walkover - less than 5 minutes from house to beach chair. We would definitely consider the property again in the future.

We are long time visitors to Rosemary Beach and liked the location of the carriage house - close to the beach, park and a pool, however it is one of the further locations from Barrett Square. The queen bed in the loft was terrible. Very thin, hard and you could feel the springs (like the sofa bed) It needs to be replaced. Overall, we found it clean and quiet but would not recommend unless the bed was replaced.

The unit has everything you need - a well appointed kitchen, a loft with a comfortable queen size bed, two flat-screen TV's, a comfortable fold-out couch, 1.5 baths, a window daybed, a great porch to enjoy morning coffee and breakfast, washer and dryer, bikes and MUCH MORE! The exterior light for stairway did not stay on that made it precarious to say the least at night,no manuals for tv.I think the cleaning fee is excessive for 3 day stay and size of unit. RMB is great...fantastic! Love it. Always a nice time and the amenities of the community are second to none. The Roger's Carriage house was a good choice for us because it's out of the way and close to the beach. The common area shared with the main house was great especially with making friends with our neighbors. For this carriage house, there are however a few upgrades that need some attention. The master bed mattress is not very comfy. Same for the pull out sofa and side bed. It's a snug environment for 2 adults w/ 8 and 4 yr old and a small dog but it suited us very well. I would go back for sure but would hope that some suggestions that I was solicited for, have been addressed.

Overall we had a nice stay, but definitely were some issues to start with. Arrived at night, around 8:30pm. It was ver dark and could not find unit. Called 30A rentals and was forwarded to an agent at his home. He seemed annoyed that I was bothering him at home. When I found the garage the garage door broke when I tried to close it so I could not park there. Finally, I got to the carriage house. At this point I was feeling pretty frazzled. CWhen opening the door to the unit, I was blasted with a shrieking alarm sound that would not go off until I closed the door. I was surprised to find out that the attached unit had a pool and the alarm is code with a pool. This makes sense but I had no prior knowledge of this.
The unit was nice except for two issues. Number one, the fan above the bed did not work so was warm in the evening. The maintenance offered to bring a plug in fan but I declined. Secondly, and more importantly, there are no window coverings on the second floor of the loft where the bed is. Be ready to watch the sunrise every morning around 6am. Too early on vacay!
Once my husband and I “adjusted” to these issues, we had a nice time, but... it took more time to relax then we had hoped for.

very cozy with a few issues to note...
Cute beach house, but very small and had some issues we had to work though. When we arrived late at night there were no sheets or bedding of any kind for the sofa bed. They delivered two coverlets late at night, no sheets. We made the best of it. Then the rain started and water started pouring in, on the stairs and near the window bed, getting luggage and clothes wet. Obviously, we made the best of it, but I would not reserve again or recommend.
