About this house rental
This five bedroom three bath dwelling with private grounds is perfect for a large family retreat. The home is close to Narragansett in the neighboring Town of South Kingston. It is convenient to the beaches and all local attractions. Rental includes cable and wi-fi as well as a beach pass to the local Matunuck Town Beach. Large inground pool, patio and porch for entertaining. The home has three bedrooms on the upper level with two full baths. The eastern wing has a Master Bedroom with a spacious bathroom that includes a washer and dryer. The lower basement area has two bedrooms with twin and bunk beds that will sleep six. These rooms are best suited for kids to enjoy a summer camping experience. Not ideal for adults seeking creature comforts. The expansive grounds offer plenty of room for outdoor privacy and room for outdoor games.

The grounds and pool were lovely.
Lower lever had unhealthy mold and mildew.
All windows and screens were very dirty as well as the fans and screen door.
Ungrounded outlets in older section with many extension cords.
Knobs fell off in various places.
Not enough silverware for even six people.
Having to cross Rt. 1 to get to beaches so teens could not ride bikes there.
Even with these disappointments, we enjoyed being with family and our time in South Kingston beaches and other surrounding areas.

Our stay was wonderful. We found the house roomy and well equipped for 8 adults. The pool was spotless and a real bonus, but the proximity to the beaches was perfect. Allen was quick to respond to some minor issues that popped up and we found quick resolutions. We would rent this property again for sure.

Very Very nice property/
We were there during one of the hottest weeks! No AC, but plenty of fans were there and it helped cool off everything at night.
The bathroom shower near the bathroom with the laundry room needs to be looked at. Hard to manipulate the Hot and Cold. Chairs around the dining room table may be beginning to crack under people's weight, just a"heads up"
But, it was a great place to stay with a large family! Thanks!

Chats is a lovely property; quiet, peaceful yet so easy to get to beaches and other attractions. The house is spacious but the highlights were the pool and the big front yard. Our young kids had a blast swimming and running around the lawn. We can't say enough about the pool with its cold water and toys. We were there in a heat wave and the local beach wasn't swimmable due to high amounts of seaweed. No one complained about having a pool day. It was an awesome week.

We had a great time. The house was clean and well stocked with everything you might need. The game room with the ping pong table and pool table were enjoyed by the kids. The grounds had many hydrangea flowers and lots of flowering planters. The pool was the biggest hit of all with lots of pool floats. The hammock was great for relaxation. The fire pit was very enjoyable in the evening. We even went blueberry picking down the road one day.

Week at Chat on the Rocks
Great property. Beautiful, serene setting. The pool was wonderful & kept kids entertained until we went to the beach, most days, later in the day. Very close (5 min) to good beaches. Nice restaurants close by. Good, large grocery store 15 min away. We usually stay up in Jamestown or Newport, but really enjoyed the South Kingstown area. All the kids & grands want to return! So do we!

Misrepresentation
A total misrepresentation from the vrbo listing! I'm surprised that vrbo doesn't verify properties before allowing them to be listed. We will not be renting from VRBO as a result of this unfortunate experience. First of all, unlike what is advertised, the property is not secluded. There is a adjacent house a stones throw away, which the same owner owns that you don't find out until you actually arrive. This adjacent house has several baby pools, a boat and other items scattered throughout the front and back yard which is in plain sight from this vrbo rental. The houses are so close together that you can actually hear the occupants in that house (young gal and her baby) and I'm sure she could hear us. The actual house itself is a 1960's/1970's time capsule which doesn't appear to have been touched since then. We experienced some inconveniences as a result of a lack of upkeep like some outlets not working and a leaking sink that drips water on your feet when washing some dishes. Also the dryer wasn't working but was replaced 5 days later. However, the biggest issue is the mildew and musty environment in the basement where 2 unusable bedrooms are. The owner lists this as a "summer camping experience" lacking creature comforts. None of our 5 kids were able to tolerate being in the basement because of allergic reactions to the mildew/musty environment. I wouldn't suggest putting anyone in the basement. No camping experience of mine or our kids involved one's health ever being compromised. As a result, 2 of the 5 bedrooms weren't able to be used and they slept on couches in the living room. Our kids don't take allergy med's and they have never experienced anything like this. The house has basically no air flow and several windows don't open. Ceiling fans don't provide much relief and neither the front door nor the slider have screen doors so it is virtually impossible to get circulating air flow. The location to the beach and the pool are the highlights. Word of caution regarding accessing the pool for elderly as you have to navigate a stone patio with some loose/uneven pavers in need of repair and then there are natural stone stairs with a fair amount of wiggle to the stair. If you a renting this as a 3 bedroom that is one thing but level set your expectations when folks won't be able to use the basement.

Family Vacation at its Best
This was our 3rd family vacation at Chats so we felt right at home! Unfortunately Hurricane Henri decided to visit RI at the same time! Allen kept in contact with updates on damage and electricity so we were able to start our vaca later on Monday night. Pool was cleaned early Tuesday morning so we enjoyed swimming every day! New fire pit was a great addition! I love that clean linen for all the beds and the towels were waiting at the door! I would definitely recommend Chats to anyone searching for a great place to vacation with family!

Enjoyable stay
We enjoyed it very much. It was a nice house, pool, and yard. We use the fire pit a couple of evenings. The kids enjoyed the downstairs play and sleeping area. They also loved the pool toys that were there. The nearby beach was beautiful, and we had fun trips into Newport.

Perfect location
I stayed with a big group in august. We had a beautiful week and decided to take advantage of the beautiful in ground pool on the property. No complaints about the pool itself, but the mosquitoes were the worst I have ever experienced. We lived in deep woods off to be outside. Couldn’t use the fire pit or hammock. The property definitely needs to be sprayed. We were COVERED in welts even WITH deep woods off. Keep that in mind if renting. The only other thing that was a negative, we had a hot, humid stretch of weather, it was oppressive in the house. The upstairs main bedroom needs a ceiling fan. We went and bought fans to keep it tolerable. It’s a great spot, I loved the front porch and the pool otherwise. Convenient location.

Great stay with family and friends
We had a great time. Pool was awesome. Fire pit was fun. With the house being set back and private in the woods - The outdoors has a nice camping style feel and the kids loved it. The house has everything you’d need and is spaced out well. Kitchen is on the small side but it wasn’t an issue for the 10 of us staying there. Downstairs kids area with mini pool table and ping pong was perfect for the five kids 9 and under. Bunk beds were a hit. Matunuck beach and little town was just a couple miles away. No a/c but ceiling fans and a moderate temperature week made it quite pleasant.

Beach was a 5 minute car ride. The beach passes were very nice to have and the beach parking lot is only steps from the beach and the delicious Vanilla Bean Matunuck Ice Cream Bar.

Summer Fun
We had a great time. Everyone enjoyed the pool & the house had everything we needed. We cooked S'mores at the firepit in the evenings. Great place for a large family.

Perfect getaway despite the weather
It rained 4 out of the 7 days we stayed there, but the kids were able to enjoy the pool most of those days despite the colder/inclement weather. The living room and dining room are great for larger families to all get together and huddle in a single room and we certainly enjoyed our stay there.

Beautifully landscaped spacious property
Our family and friends had a wonderful weekend celebration! This venue was perfect for our outdoor garden party! Our 3 kids, spouses, and grandchildren were able to reunite under a single roof, to escape from memories of our lost year, as well as invite extended family and friends to join us for a multi-generational party with lawn and pool games, food, and fun. The pool area was perfect, and well stocked with floats and toys. The patio, deck, and 4 separate lawn areas, provided ample space for our 50+ guests to spread out and spend the day with us.
Though the property is exquisite, the home itself, and the furnishings within are old and tired and in need of some repairs and replacements. The kitchen was surprisingly tiny, and it was challenging to feed 8 adults and 4 kids, when we were all there, but thankfully we only had a full house for 3 of the days! We made it work! Cabinets were well stocked with dishes, glassware, pots, cleaning supplies, etc, but a bit dis-organized. Also a bit frustrating was that the "linens provided" were waiting in a big bag on the front steps, and we had to make all the beds up ourselves.
All-in-all, ignoring the few disappointments, we had a perfect week of family bonding.

Relaxing retreat
This was our third stay at Chat’s on the rocks. Check in was easy and the house spotless. We made great use of the pool even with the cool weather. The new fire pit is a great addition, warming us on chilly evenings and perfect for s’mores.

Great Family Weekend
This property was exactly what our family needed for a wonderful week together! We were so close to our favorite beach (Narragansett) and coming home to jump in the pool was just as great. Everyone was very comfortable in their rooms and the living room was an awesome space for everyone to lounge and hang, especially on the rainy days! The outdoor shower was clutch when we returned from the beach. We truly enjoyed our stay!

We had a great week at the property. The pool and grounds were beautiful. The kids would have been happy just staying at the house all week. The house could use some updating but it was clean and comfortable. Definitely would recommend the property to those traveling with kids they will love the pool and yard to play in.

Great time at this beautiful property
The property is in an amazing location, surrounded by wild nature. It has a beautiful front yard and backyard, and a nice pool. Easy access to the beach and many other amenities. The inside is a bit outdated and humid, but the outdoor space is so amazing that that was not an issue at all. Allen was very helpful and responsive. We had a great time and my son didn’t want to leave!

Beautiful place!
Chats on the rocks is a great place to get away from the city! Beautiful mid-century house with tons of family touches. The yard is large and a fun place for kids to explore - among the many animals we saw included bunnies, deer, cardinals and yellow birds. The pool is the star of the show and was so great that we never left for the beaches. We found the house to be comfortable and cool at night and loved the front porch! I recommend bringing some tupperware for food storage and plastic cups for kids. Allen is very responsive and handled every question we had very quickly. We are looking forward to our next stay at Chats!

Great vacation and family time to reconnect.
Five of us stayed for a week at "Chats on the Rocks". The grounds and pool were beautiful and very clean. We enjoyed the spacious homey feel of the house. There were so many options of things to do, we didn't get to everything. We were close to groceries, restaurants, and beaches. Train station was not far away as well. We would recommend "Chats on the Rocks" for adult and/or families with kids!

One of the Best!!
We have been vacationing in the Charlestown area for the past 8 years and were searching for a bigger place as our family continues to grow. We were so lucky when we found Chats on the Rocks! Perfect family getaway spot! The first thing we saw when we pulled into the driveway was a family of deer!! What a wonderful welcome! The rooms are large and airy - kids could play and adults were able to sit and relax all in the same room!! Having the huge dining room table was great - we all got to sit and eat our meals together instead of in shifts. Big yard to play family wiffle ball, frisbee and tag! It was wonderful having the pool close to the house, lots of privacy and gated fence. All the linen supplied was a big plus - no worrying if we had enough sheets & towels - everything was waiting for us at the front door when we arrived! Had to contact the owner over a minor detail and he responded right away. Having two beach passes was a big plus. We were a little worried about the temperature in the house with no A/C but because the house is so big and airy, the fans took care of the warmer temperature inside and it was comfortable both day and night. There was an extra tank of propane for the gas grill and charcoal available if we wanted to use it. The house is close to shopping, the beach and local farms. We truly enjoyed our stay and are looking forward to coming back again next year!

Great week!
My family (6 adults and 4 teens) spent a great week at the house. The pool is awesome and the beach passes were definite a plus. The house was comfortable and had plenty of space for the group. We would definitely come back! The weather was great so the lack of AC was not an issue for us. We brought some extra fans which helped with sleeping.

Anxious Families Happy With There Stay
Having planned this trip far in advance with two families meeting at a property that did not have any reviews at the time of the reservation, we were slightly anxious about what we were getting into.
Pros: Amazing pool with a lot of toys and furniture, tons of space in the house (we had 9 people; four adults, 5 boys: 9, 7, 4, 2.5, and a 1 yr old), a well furnished kitchen, plenty of sleeping options/arrangements all spread out throughout the house, close to beaches, close enough to stores, nice grill, huge dining table to accommodate large groups, comfortable and ample furniture around the house.
Cons: half of the house (probably the original building) has a roof that is not vented and therefore "cooks" the two bedrooms, kitchen, and dining room when the sun is out and the weather is warm, there was no A/C and fans were barely making a dent in the heavy heat, the shared driveway leads to another house which is so close to the pool it's almost like that property must have sold their rights to the pool as the neighbor's back patio and walkway lead right to one of the pool gates, the house is NOT baby safe/proof but it's not a huge surprise (so we brought baby gates and had to be creative to make sure the little ones were safe).
Overall, I would highly recommend this property to large groups, especially those with older kids or all adults. The hosue definitely needs some kind of A/C options, but in the Spring or Fall this house could be great (though the pool and ocean wouldn't be much of an attraction at that point). The property owner was attentive and nice and made everything very easy for us, answering all of our questions and even filling the grill's propane tank when we were in a pinch.
