Clean, tidy and very comfortable

Very close and convenient to the center
The windows overlook a beautiful youth park with attractions. There are several good restaurants nearby
The atmosphere is very youthful
Elderly people are also comfortable here
The room area is too small for three people

The room looks much cleaner on the pics than it actually is... The sheets were clean but the blanket was super dirty... The rest of the room wasn't the cleanest either.

the self check in instructions couldn’t be easier. the room is smart and clean, and the location was great for me. all in all for the price it’s great. bonus- I used the multi story car park very near and felt safe knowing how close the car was and for a busy town the parking fee wasn’t too outrageous.
the bed wasn’t perfectly comfortable but really it’s a small quibble.

The location and condition of the rooms and common areas were really great. I enjoyed the chamber under the roof with the little balcony.
Price value were great and nothing to complain.

The site was easy to access, safe and generally quite clean. The staff were communicative and friendly. They let us store our luggage temporarily after we had checked out which was very convenient
The third bed (like a futon) was slightly uncomfortable but manageable for one night. The noise from the street was a bit loud at night but that can’t be helped really.

I woke up with ants in the room (see photo)? Also, the room was underneath the common area, and it was very loud with other people staying there. There are not enough keys for locks, so if someone in your flat accidentally locks the front door, you might be locked out. This happened to me at one occasion. Television didn't work.

The location is fantastic, the room was exceptionally comfortable, the cleanliness was perfect. Great for a short stay!
Keep in mind there are no fridges in the rooms, so don't bring anything perishable.

The location was superb - placed between the rail station and town center. The room itself was cosy and comfortable.

Great spot, close to town overlooking Parkers Piece. Easy check in, no need to see anyone. Room was large with good ensuite with walk in shower. Didn't realise there was a downstairs communal facility with tea/coffee facilities, fridge etc. We bought yoghurt, milk etc for breakfast and kept in the downstairs fridge overnight.
Inconsiderate guests leaving the property between 6am-7.30am very loudly by banging doors and talking loudly in the hall.

The room is in a pair of old houses in a good location - I have seen the reviews complaining about noise but for a Monday night stay, that wasn't an issue. Having said that, there is nothing boutique about the place apart from the price. It's OK but don't biuld up your expectations
Too light in room at night, minimal provisions for tea etc, excessive instructions to avoid setting off the heat alarm, only adequate and not boutique

Great location to visit and explore the university area.
Pedestrian noise from the street and adjacent green. Thankfully this issue dissipated with closure of nearby taverns.

The location was good and the room and shared bathroom was clean.
I arrived when it had become dark and it was not well lit.
The room while a decent size was in the lower floor and therefore many stairs which precluded me taking my suitcase with me.
The room had a distinct slope so the draw on the dresser remained open.
All in all fine and clean.

Good location
The customer service of the Regency House is appalling. After a smooth self check-in, I found that the sides of the bed/mattress liner was covered in black dots similar to signs of bed bugs. When I called to let them know they refused to even discuss the situation "because it was simply impossible" and were overall very rude about it. I texted them the pictures of the inside of the mattress cover where the spots were, and they stated that these were not from bed bugs because they didn't have previous complaints before. They made it very clear that they wouldn't send anybody over for further discussion or inspection of the room, because it couldn't be true. Obviously we didn't feel comfortable staying in the room and left to our next destination.
To their credit, in the evening they did send me pictures of an inspection and blamed the black dots on the inside of the mattress cover on paint marks, this was after I made a formal complaint via Booking.
Their initial response of not believing a complaint was ridiculous though, if they would've showed some understanding and willingness to listen, investigate and discuss my rating would've been different.
