The staff of the hotel finally manage to find a solution even if I had to lost my nerves. One of the reason was probably the language barrier.
Despite a request on booking the 2 rooms were not side by side. Worst the 2 rooms were in two different building. With 3 children between 7 and 12 I couldn’t accept that.
The 2 rooms were different kind of rooms (this was the proposition from Booking not my choice) and couldn’t be therefore in the same building. However as my request was clear I could have had a message from the hotel underlining that my request couldn’t be completed and we would have manage to sort out a solution (take the same kind of room)

Ne réserver pas de chambre dans cet hôtel, vous trouverez beaucoup mieux au même prix, voir moins cher. Nous n'avons pas eu le choix pour X raisons mais vraiment c'est très sale et il fait extrêmement chaud car pas de vitre au fenêtre et pas de clim. Il faisait plus chaud à l'intérieur qu'à l'extérieur.

very clean and comfortable. good sized rooms. a weirdly upper class shower, it was luxurious
the member of staff on desk spoke zero English so it was hard to communicate basic things such as booking details/name/room costs at check in. we got by via google translate but it was a struggle and it led to us being given the wrong room (a twin instead of double), but we got this sorted ok.
the room had no minibar as promised online. there is however a bar downstairs so I think this is a confusion on staff’s part, I assume caused by their problems with English. overall we communicated fine as long as you have Google translate ready when you approach the desk.

Staff were very rude & unhelpful. The location is miles away from anything, we had to walk 20 minutes for food. The hotel is very outdated. glad we only stayed one night.

The place is on a side street so it’s relatively quiet (unless the neighbors are having a party on the weekends). The cleaning staff does a good job keeping the simple rooms clean. Our air conditioner worked well and we had a mini fridge in our room. The price was quite affordable!
Within the first week of staying here, the electricity went out twice - once for an hour and once for several hours. In the extreme heat, this made it miserable to be in our rooms. The door to our balcony was warped, which let in smoke from the extensive burning that goes on around Pakse at this time of year. We also found quite a few mosquitoes when we first moved in.

The staff were about as welcoming as an Iron Maiden. Location left you an unpleasant walk along a busy major road to the "city centre", such as it is.

We booked this 'hotel' as it was a cheap place to stay and was apparently 0.2 miles from the centre. We were only in Pakse as a stopover before going down to 4000 islands so we wanted to be central. The stated location of this hotel is completely inaccurate and it took 25 minutes to find the nearest restaurant. The staff didn't speak a word of English (yes fair enough we are in their country, but it made checking in way harder than it should have been!). We were shown to our room and it was extremely small and VERY hot and stuffy. The bed was rock solid to the point where I would have preferred to sleep on the floor. I didn't sleep well at all. I woke up to my belongings being absolutely covered in ants (no food in the bags!). I decided to leave a day early and the staff didn't even hesitate to give me a refund - I got the impression that they deal with people checking out early quite often! The place is cheap so I wasn't expecting anything special but it was dirty and I didn't feel comfortable staying there.
