Les hôtes sont très accueillants, la maison est vraiment top, chaque chambre à son intimité avec ouverture sur le jardin et cuisine commune à l'étage.
Les chambres sont spacieuses et propres.
Juste à prévoir un micro-onde peut être pour la cuisine sinon tout était top.

Kind and helpful host. Lovely room with AC and all the toiletries needed. Water is provided free in the kitchen and the place is safe with a locked port. Comfortable bed and close to Centro!
I don't think I really have any dislike but keep in mind not to have food in your room or open drinks - ants will be covering your food in minutes.

Loved our stay here. I don't think you could find a better price to quality ratio in Tulum. The owner was lovely, very accommodating of last minute arrival time changes,and available if you need. There's drinking water and a full kitchen, and excellent WiFi. The little garden that is the central area is wonderful! We would definitely stay again.

Very helpful owners! They got us on a Chichen Itza tour the night before, and they let us check in early and check out late for no extra cost. Great room, very clean and very nicely decorated. Good wifi. Cute dog and cats.

Stayed 4 nights. Location was close to Downtown Tulum, close to the ADO, walking distance to restaurants. Great kitchen with water, and fridge. Daily house keeping. The building itself is lovely. Staff were friendly and multi-lingual. Off the mainstreet which was great, provided us with advice about where to rent bikes and buy supplies. Air con in the rooms. Good value for money considering Tulum is expensive everywhere. We found the place quite peaceful.
Nothing to really dislike about the actual place.
My qualms are are more with Tulum in general being very overpriced.

The property has a great location within walking distance of the centre. The rooms are spacious and situated in a nice garden and great value for money based on the rates we paid. The wifi was really good compared to other places we stayed and the owners were super helpful with recommendations etc.

Lovely little place with a sweet garden. Also a great (& clean!) shared kitchen with tables to sit at. A kettle, stove, fridge, pots etc, water & coffee provided.
Our room (#3) was SO noisy through the night & early morning with traffic (mostly big lorries & buses) that I slept very badly. A shame because, otherwise, it was a great place.

The place itself is very nice. it feels you are a bit in the jungle. Tulum felt very busy but inside of this place it felt very relaxing. the internet was pretty good (i was able to work). was nice to have a little kitchen to have breakfast.
Unfortunately the mattress of our bedroom was very very soft. was even marked due to our body weight (we are skinny people). it really made my back hurt after the first night. I wouldn’t be willing to stay again due to this. but if you like a soft mattress this is the place to go

The garden was nice but along side a big noisy road. The terasse is also convenient. The hostess was nice.

It's all great! Bright, clean, comfortable room. With the bonus of stepping outside the door to the scent of jasmine flowers growing and blue skies. There is a really nice communal kitchen. The owners are super helpful, pointing to restaurants, scooter hire and anything else needed. Really easy access to restaurants and a 10mins scooter to the beaches. I loved it.

Clean and comfortable rooms, nothing to complain about them. The hosts are nice and helpful. There is a nice garden and a shared kitchen/eating area which is a plus if you want to relax a bit away from the crowds. Not really central but maybe that's for the best. A few good eating options around.

Great property and room! Walking distance from tulum centro and a number of great restaurants and bars. Far from car rental agencies but still walkable if you are willing to make the ~30min trip.
The surfaces were slippery when wet. Walk to the hotel was somewhat longer from central tulum area than other accommodation options but still walkable. Sidewalks dissappear and are uneven close to the hotel makes for large puddles if raining.

The room was very clean and lovely. Amazing value for money - the standard was pretty high for the price. There was a private parking and the owner speaks perfecly English. He was also very helpful. There is a nice terrace and kitchen for you to use.
We could not pay with a credit card but there was no problem for us to pay when we were cheking out. The TV set was not working

Check-in process is easy, the room was clean, spacious, bed was comfy, but a bit to short for a high persons (my partner) :D a door and windows doesn't close tightly - so you can hear someone is passing by your room. They have a common kitchen upstair - we used it to make breakfast for ourselves - we found everything what's necessary (stove, pan, cups, plates, cutlery..). The territory around the Casa Abanica - is fenced high, so you can feel safely. We parked a car only in the street (there is few places for car near the door, but it's outside the fence). Casa located in good place - not in the main street - full of traffic, but close enough to it - to walk in/through. Also we found a fruteria and a shop near by and also one hypster place to eat (Palma central). Keep in mind - all this Insta-popular seaside street - is kind a far away from this place - you'll definately will need a local transport (Colectivo-cheap and easy to get) or at least a bike to get there. Because of lack of parking place and traffic-all-the-time - do not recommend go there with the car.

It is a very beautiful small hotel, close to the main avenue in downtown Tulum. They allowed us to leave our bags there before checking in so that we could go to Xel-Há. The room was very clean, it had an AC unit, no TV but for us wasn’t necessary. It has a shared kitchen you can use if you want to cook, we didn’t use it though. Would definitely recommend to stay there.
Not very friendly with rolling bags, and the shower was a little uncomfortable.

Great little hotel near ADO Terminal and Centro with nice garden and terrace/common area. Rooms are small, but nice. Guy working there helped us with heavy luggage when we were checking out - so nice from him.
